I've recently received another billing for my coral unit... it seems like the completion is now 50%~ smile.gif

but this forum seems rather inactive for all kota emerald owners/potential owners huh? huh.gif

I start paying interest from last year till now... the latest bill is RM600++.. not cheap... sweat.gif actually will paying interest reduce my total loan amount...? if it is not y dun v straight away start to pay back our installment...?? Hope someone can enlighten me... 1st time buyer here...

Instalment (principal + interest) payment will commence only upon FULL release of your housing loan, i.e. full completion of the house as stated in the Bank's letter of offer.

During construction, you are required to pay only the progressive interest to the Bank. and yes, this progress interest payment will not reduce the principal amount... ya me too, am thinking should I get the Bank to commence the instalment str8... Guoco wouldn't abandon the project right I guess... >< haha

I don't know about other banks but from my interest repayment experience in the past 1.5 years tells me that extra $$ we pay on top of the monthly interest will set-off from the principal amount, which eventually will reduce my subsequent month's interest. My banker is XCXC, procedures may be different for other banks. smile.gif

Hi, anyone selling their ebony or coral home?
My budget is only around 400-450k.
I stay in Kepong now. My living room is raining, whenever it rains outside.

I saw the poster of Emerald new SUPERLINK launching EMERALD GARDENS, anyone bought into this or visited the sales office with more detail. Looks like it is for the 2.5 storey SUPERLINK , the one with the show house build few months ago smile.gif

I went to the Emerald show office. The layout plan for the superlink 2 or 2&1/2 storey is very nice. Price is start from RM700 onward. Quite cheap compare to M-residence houses because emerald location is near the tol. May be you guys can go to visit. nod.gif

For Interest Serving, it depend on each bank. most of the bank accept "extra" payment which will the amount will be treated as "Principal" repayment. so, you can opt to pay more but i would recommend to check with the bank first.

Yes, Garden is 2 and 2.5 storey link. but i think the price of RM 700K for 2-storey is way too expensive. M Residence 22X80 for phase 2 is selling from RM 599K onwards. First phase is RM 499K which is launched in Dec-2011. smile.gif price went up.

i have not check out Garden yet. most of emerald project didn't attact me much except bungalow unit in E.East back in 2005. the design of 2-storey house in emerald looks a bit wasted for me especially, it's 3 bedroom only. maybe i dind't aware of 4-bedroom 2-storey. but anyway, no worry to those new owner. Guocoland will not go bankrupt. they are subsidiary company of Hong Leong Bank. smile.gif

1 thing new owner have to take note is traffic. Due to road work in Rawang Toll, you might face traffic jam during peak hour. and beware of flood during rainy season. hope Guocoland open the road towards E.East, then it might not that jam anymore. smile.gif

for prospect owner who intend to buy Garden, maybe you want to Check out M Residence and Anggun Project first. Rumour is Anggun 3 will be launch. but not sure when it is. Anggun 3 will comprise of 2-Storey superlink and Semi-D. but i think price will be around 800K during launching time. smile.gif cheers mate.

Maybe a better comparison is on a per sq foot basis. Garden phase is super link size 24x80 and 26 x80, 2 and 2 1/2 storey from almost 3000 sq ft built up. Mah Sing 22 x 80 is now selling at RM 618 K for 2200 sq ft. I was told Gardens is cheaper on Psf basis RM 242 vs RM 281 for Mah Sing.
Another point is location, which Gardens is much better better closer to Aeon and Chinese school. Also Tenby international school is close by Aeon

I'm a newbie here smile.gif I went to check out Emerald West on one lazy afternoon whistling.gif & instantly felt in love with this place. Immediately book a unit in Emerald Gardens. Just love the overall property layout & its surrounding area. Brought my family there the next day. All gives me the green light to confirm my booking thumbup.gif

I'm so glad that i found this "hidden gems" (as described by a member) before it's too late rclxm9.gif
