hi all, i've just made my booking for coral. basically info provided by sales staff is:-

1. jusco is confirmed; located opposite anggun; will be completed end 2011/ early 2012

2. chinese school confirmed & approved; will be completed by 2nd half of 2012

3. linkage between west & east is currently for guoco's internal usage, not for public. however it MIGHT open for public in about 2 years time

4 units left are not facing junction; they are facing back-lane (back-passage) of the houses... wink.gif anyway nes row is opened up; though it's directly facing west...><

it would be a jusco max value i heard. and i guess it would be all right as it nonetheless targets 'higher' income earner in emerald vicinity. look at desa parkcity or d'sara damai. the maxvalue there is mainly to serve the needs of the local residence. for me... nsk is kinda jam after whole day working... i would rather prefer a local small 'supermarket' during my journey home....

yup, was initially thought they r facing junction & hence had difficulty in selecting the unit as the new row is either nearer ro highway or facing west directly without obstacle... Then the sales staff was telling the so-called junction is actually the backlane... smile.gif

2 more yrs to go for me lo move in anyway..>_< worse checked with developer they were telling me usually they will utilize the full 2 yrs period to build..>_<

I would have to agree with u. There is nowhere in klang valley that you could get the similar house with such pricing, not even kajang..

We must have faith in Guoco land, least so far they have delivered what they promised. Now there is upgrading work going on the rawang toll. Wait till the emerald east-west linkage is open, I think everything will be smooth then.. smile.gif

LOL not yet... S&P will be ready only after cny, so feel like i have more time... LOL

anyway i'm a banker by profession. for RM350K, you can't get even a condo in KD. As for cheras & setapak, u have to go for high rise & bear with the super dooper jam... ><

also at RM350K whr could i get a brand new landed property nowadays... ><

now fingers cross! hope guoco delivers what they promised!

Yea i've read the jusco news too, hope it's true! >_< sales staff was telling me d expected completion date is end 2011, is it true?

Am just wondering when will all these 'will be' promises be realised..? wink.gif

hmm.. Jz out of curiousity. I've nt signed the s&p yet. When i asked d lawyer what are the charges involved, they jz told me to bring along rm360 as disbursement. What bout s&p legal fee? Is developer bearing??

On bill board coral is 'west'
On s&p coral is 'east'
Location coral is 'west'

So in conclusion it's west according to majority rule

Can't wait to check the sample house this saturday!

Sales person once told me we as early bird buyers are still entitled to later promotions, if any. So wondering if we will get d free tv or nt..wink.gif

I thought guoco land is within hongleong group 1, why don support own project..=.= anyway pbb has no issue in accepting more & more. Do drop me a msg if any1 is interested ya. smile.gif

Hi, just wondering any coral buyer who obtained 90% loan has received 2nd billing / loan release advise from the bank? It has been 6 months since I signed the S&P and nth has been drawndown yet... sad.gif can the Developer complete on time????

Hi all,

I tried to inspect Coral progress from the link bridge of Emerald East last week and I notice some skeleton is up on the supposed Coral site (not sure if it's coral indeed though). Anyone followed the construction labours to the site lately? wink.gif

To Coral buyer:

Any1 who has received billing for > 20% (10% for S&P + 10% for foundation)?

Mine is still 20%~~ how long more to wait~~ sad.gif

I've recently received another billing for my coral unit... it seems like the completion is now 50%~ smile.gif

but this forum seems rather inactive for all kota emerald owners/potential owners huh? huh.gif

Instalment (principal + interest) payment will commence only upon FULL release of your housing loan, i.e. full completion of the house as stated in the Bank's letter of offer.

During construction, you are required to pay only the progressive interest to the Bank. and yes, this progress interest payment will not reduce the principal amount... ya me too, am thinking should I get the Bank to commence the instalment str8... Guoco wouldn't abandon the project right I guess... >< haha

Coral don't think would be that soon. todate the progress is only up to 55%... guess it would be at least Mar 2013? if we are lucky... =.="
