hi
new phase of emerald west, rawang .. ebony parkhomes type, 22" x 75", end lot type, estimate around 370-380k, does it worth its price? Intermediate unite is about 310-320k ..

i think we cant find terrace hse with that price, and with such build up area at around kepong, selayang area, alredy rite? So, if i want more comfortable hse, yet "classy" environment, (something like desa park city/ setia alam), and price around 300k, will this emerald west be a good bargain ? if for own staying, working at kepong, is it ok? i tried using toll, around 25 mins can reach kepong jusco there (exit from sg buloh toll), but if i go from selayang there, it looks quite far ... cry.gif

need more opinions from those familiar with rawang, especially emerald west .. can provide some ideas whether its worth to buy or not ??.. blush.gif

the price is kinda normal in rawang now... all the while the price been offer is at that range.

staying at emarald west one thing not good is no matter u go out to work or come back from work u have to trap in the jam.... but maybe in future will get improvement in that area....

been using the NKVE highway and exit at sungai buloh or going from selayang there is almost the same.... u need to trap in the slow moving traffic daily... but i look good in rawang this area... it will developed icon_rolleyes.gif

hi,
i think the traffic jam is not as serious as expected,(thats just short distance from emerald west to the toll anyhow) if someone used to get stuck in kl traffic jam, i think thats not the worst traffic jam that they have faced, rite ? cry.gif

how come the youtube video shown date year 2000 ?? r u sure thats what happend at emerald ??
regarding the house break in, is it becoz not many people staying there yet, but if let say after 2 or 3 years, more and more people moving in, will it be better ?

currently i am staying at Selayang, and own a unit at Rawang, Emerald West, my type is Ivory 2 which is earlier batch of 2sty terrace & for sure is cheaper than Ebony... and also the id & build-up is better...
however please be informed that Ebony is mostly sold out... :lol: hence you may need to go for 2nd hand if you still not yet action... :w

please have a full understanding about their concept, not bad... :thumbs:
should you think 2sty terrace just too small for you, you may go for the semi-d which is going to be launched on 25/09/10.
i am going for this, as i believe rawang will be the next area where those people will come in... ;)

about the traffic problem, the developer has done something to improve that, please have a visit there... now has a bridge linked from west to east... but still cannot be used...

I just bought mine! My family and I like the environment... Rawang sounded very far to me previously though blush.gif

yaya... the environment very nice... laugh.gif and personally think the id of ebony/ivory better than amberly... not really like the design of it blush.gif

Yes, I also believe that the next property hotspot will be in Rawang especially Emerald / Anggun area. Very nice place with decent price at the moment.

IN fact, i think most people who bought house at emerald also attracted by its "green concept" environment, similar concept with desa park city and setia alam rclxms.gif Noone can predict whats going to happen in future, but at least for now, its worth to buy house there, landed property somemore rolleyes.gif

flyover will be built from rawang toll towards emerald, and also the road from emerald to town will be expanded, expected to be completed in 2012 and this shall be able to solve the traffic problem in rawang! icon_rolleyes.gif and the consequence is, our property value at emerald is expected to be appreciated ! rclxms.gif Hopefully there will be a new shopping centre at emerald also (the land opposite anggun)

Aeon already announced in early Dec that they are building a Jusco in Rawang for RM200mil. Expected date of completion end of 2011. This will make Anggun / Emerald price appreciate further.

Anyone know if there are gonna be commercial units i.e. shop lots in Emerald? Also, there is no news on SRK school in Emerald?

True but within the same distance from city centre and the same price bracket, there is nothing else which comes close to the "feel" of Anggun & Emerald. thumbup.gif

I believe this is the place to get fantastic value for money at the moment (for own stay). There is a lot of potential for this part of Rawang ... perhaps the only thing needed is a change in name wink.gif coz most ppl in the Klang Valley (mistakenly) equate Rawang to Bukit Beruntung.
