Another solid sell-out – GuocoLand Malaysia’s weekend launch of its final release of bungalow lots at the Peridot Hilltop Residence were quickly snapped up, reaffirming Emerald’s position as the township of choice in Rawang.

All 66 bungalow lots, sizes ranging from about 5,200sq ft to 10,700sq ft, worth about RM33million were sold on the back of the sell-out launches for Coral double-storey linked houses and Amberley semi-detached parkhomes.

“All the bungalow lots were sold by 2pm on Sunday and the great response speaks a lot about the growing appeal of the Emerald township,” said GuocoLand (Malaysia) Bhd managing director Yeow Wai Siaw.

He said the Peridot Hilltop Residence offered an attractive long term investment with promising growth potential and wealth creation opportunities due to limited freehold bungalow lots in the Klang Valley.

The prime freehold bungalow lots, surrounded by lush landscaping and perched up to 250 feet above sea level, is part of the exclusive and gated Peridot enclave which offers 232 bungalow lots.

Emerald is a joint venture development between GuocoLand Malaysia and Hong Bee Land with the former as project manager. It has emerged as one of most sought-after townships in Rawang. A new Chinese school and a new AEON shopping mall, due for completion by the year-end, are expected to add more value to the thriving township.

Apart from excellent infrastructure, Emerald enjoys good accessibility to Kuala Lumpur and surrounding areas via the North-South Highway, New Klang Valley Expressway and the Guthrie Corridor Expressway.

Emerald is located within easy reach from Rawang and its commercial hub, a 20-minute drive from the Jalan Duta toll. As an established town, Rawang has all the essential amenities including banks, post-office, restaurants, hypermarkets, a fresh produce market and a KTM Komuter station.

In case you missed it these from the paper this few days, BANDARAYA Development Berhad is also developing near Rawang toll! from my understanding it is the land beside Anggun @ Rawang that was owned by Magnum!!!

The famed bangsar/TROIKA developer whom has been consistently voted by the Edge in 2003-2010 as TOP 10 Developer is developing that piece of land owned by Magnum with landed residential unit + A commercial village, here is the article, congrats all, with the great works by Hong Bee Land, Guocoland, and the upcoming BANDARAYA all developing side by side in this area, Jusco, chinese school, commercial, this place will be getting better and better everyday rclxm9.gif

BRDB AND MPHB enter into agreements to develop three parcels of strategic land

Bandar Raya Developments Berhad (BRDB) wholly owned subsidiaries, Pinggir Mentari Sdn Bhd, Orion Vibrant Sdn Bhd and Magna Senandung Sdn Bhd have today signed three separate Joint Venture Agreements with subsidiaries of Multi-Purpose Holdings Berhad (MPHB) - Tibanis Sdn Bhd, Magnum.Com Sdn Bhd and Mimaland Berhad to develop land in Rawang, Penang and Mimaland.

The three JVAs have a total land area of 670.078 acres and a combined gross development value of around RM4.25 billion.

The JVA for the redevelopment of Mimaland involves the development of 7 parcels of leasehold and freehold land measuring approximately 324.051 acres.

The Mimaland site is located 5 minutes from the International Islamic University, 15 kilometres from KLCC and is easily accessible from the Karak Highway and the MRR 2.

The estimated RM2.2 billion Mimaland project will include eco-friendly hillside, courtyard and waterfront landed homes set amongst natural waterways, valleys and water bodies with mature forest views.

The JVA in Rawang proposes the development of two parcels of land that comprises approximately 265.13 acres of leasehold and freehold land just off the North-South Highway in Rawang.

As the northern gateway to the Klang Valley, the land is approximately 25 minutes away from Kuala Lumpur and less than 5 minutes from the Rawang Interchange.

The development has a projected gross development value (GDV) of an estimated RM1.4 billion and its residential component consists mainly of landed homes.

In the same venture, a commercial village is planned to capture the growing market north of KL.


The Penang JVA comprises 80.9-acres of freehold land to be developed in the south-east of Penang near the Penang Airport. The site is located at the high growth area next to the Free Trade Zone and is also about 2km off the Penang Second Bridge.

The proposed low-density, gated development here comprises bungalows, semi detached houses and condominiums with sea views and has a projected GDV of RM605 million.

BRDB chief executive officer, Jagan Sabapathy said, “These joint ventures present an opportunity for BRDB to diversify its development portfolio into the Klang Valley and it also represents our entry into Penang. In a strategic move to augment our principal business of property development, these opportunities allow BRDB to participate in viable development projects without having to bear the substantial upfront costs of acquiring land.”

He said BRDB has long been accredited with the establishment of Bukit Bandaraya in Bangsar, one of the country’s most established and affluent neighbourhoods. Their vision moving forward is to provide the unique Bangsar lifestyle in Rawang, Mimaland and Penang.

Menara Multi-Purpose Holdings Berhad chief executive officer Surin Upatkoon said, “We are pleased to announce the joint ventures as part of our asset rationalisation programme pursuant to our exercise to acquire 100% of Magnum.”

He said during the restructuring of Magnum in 2008, MPHB cherry-picked certain non-core assets including these strategic parcels of land in the Klang Valley and Penang to boost its investment portfolio.

“The joint ventures will allow us to unlock the maximum values of these lands over the next decade. As a partner, BRDB has a long and proven track record for quality developments and we are confident of their vision for expansion of the BRDB lifestyle through Klang Valley and into Penang,” Upatkoon added.

Yes, and that will be great to make this place even more convenient, the rawang toll or new rawang toll soon is right at the perfect spot to connect to multiple highway:) imagine drive 2-3 km from NSE will reach the gutthrie corridor expressway to reach Shah Alam/Subang direction, and the new kuang exchange for KLS expressway will bring you to Jalan Kuching, then by following the NSE further will have the option to branch out to Jalan Duta or NKVE, those highway is making it so convenient for family with husband and wife working in different location in Klang Valley, most likely everyone will be traveling on highway for most of the journey, and with the road completed, it will be even more convenient. rclxms.gif

I heard that the current road upgrade has 3 phase, the current one that we are seeing with the 2+2 lanes (most likely) completing end of the year is the phase 1, then phase 2 if not mistaken is to make it 3+3, and phase 3 will have flyover, with rumors saying that the flyover will reach the new Kuang Toll connecting the 3 highway together (not sure if this is true though, just thought about sharing what I heard notworthy.gif )

I am very excited too, even though I have already been staying in this area, I still feel very excited about this area and love the feeling when coming home everyday. This place will gets better and better, the trend has just started thumbup.gif

I have also heard from multiple source that the new AEON Rawang will have its cinema too! heard from a neighbour who's brother is one of the contractor involve in the AEON project that there is a cinema few months back, and recently heard from another credible source from hong bee land this time that there will be a cinema indeed, it is the cinema that AEON usually team up with, TGV for AEON Jusco smile.gif the construction for JUSCO is progressing extremely fast, they seems to have finished almost all of the pillars on the ground floor and is already constructing the first floor now, it is just almost 3 months since they started soiled testing and the progress is in thunder speed! shocking.gif smile.gif

In my personal opinion, thats is probably why Guocoland only price Cosis slightly higher than Coral, considering the larger land size, 20x75 as opposed to 20x70, and also with their early bird discount some more is probably a good deal as a whole, downside is offcourse the chicken farm, but when the area become more developed, that piece of land for chicken farm will be valuable piece of land, and who knows... they might want to sell that land for other development, I know this is wishful thinking for now... but who knows in the long term, there are so many chicken farms in so many places when it is less develop, but most will eventually relocate when the area become more develop, they are probably waiting for a feasible time to convert the land into residential /commercial for development and move their chicken farm elsewhere, question is when will the opportunity cost be worth it for them to move, right? If you are the owner of the chicken farm and receive a good offer, will you sell the land and relocate the chicken farms away from the developed area and get another piece of cheap land somewhere else? afterall only we humans look for prime/developed area to live and benefits from the amenities, chicken don't icon_rolleyes.gif

personally, if potential buyer is worried about the chicken farm and have deeper pocket, then you might want to wait for the next phase in the coming months, but that will definitely be at a higher price, considering without the chicken farm factor, and Jusco, schools, road upgrades will be completed or almost completing in the coming months, alternatively, considering a subsale in this area is probably a good idea also (most houses in Emerald enclave is still new) smile.gif

However if budget is a concern, then you might want to see what you can get in the market for this price and make your decision sooner rather than later. For the Cosis project as a whole, considering the launching time, price, surrounding etc, it might not be the cup of tea for some people, but overall it is probably still a BBB for the market, if from what bro bklim8 said is right that 1/3 has sold out already for their phase 1 (2 days ago, considering they only put up "open for registration" banners 3/4 days ago (probably the time they started taking booking), you might want to consider buy or not buy soonest possible, if you are already buying, why not buy earlier with those early birds discount right? later when everyone already bought then you only realize it as a good buy when not much unit left, the early birds will not be waiting for you anymore or the price is higher, or it might be too late to even get a unit for Cosis already. my sincere advice... not asking you to buy or not buy, just sooner rather than later friend icon_rolleyes.gif

Just some updates, the AEON Jusco Mall, S.R.J.K.C., and road upgrades seems to be progressing well. The AEON Jusco will also come with a T.G.V Cinema, and heard it is the 2nd largest after the AEON in Bandar Bukit Tinggi smile.gif

With Aeon Jusco with T.G.V cinema and many more shops, S.R.J.K.C., road upgrades, new houses handling over, this area turn out to be a very nice, peaceful with those resort atmosphere houses, and yet happening at our doorsteps, a huge catalyst to transform Rawang to Rawang City perhaps? Afterall, it is only about 20-25 minutes to Jalan Duta toll, Kota Damansara toll, and this place is still underprice... if compared to link houses, or Semi-D in other places, within the same travelling radius from KL/PJ of 20-25 minutes from PJ/KL, and so much development in the pipeline for this area, it is still a steal in the market :wink:

you're welcome, it has been my pleasure, I have noticed the whole place is getting more "wong", even the restaurant, hawkers etc in country homes area are getting more "wong" too, compared to 2-3 years back it is noticably not as many people, now you might need to wait for table when having dinner in some of those spots smile.gif the road expansion shall cope it nicely, when bearing in mind that the road expansion completing end of the year is only phase 1, and is already quite major, there are still phase 2 and phase 3, with flyover and stuff smile.gif

I am happy for you too, I believe all of the neighbour that I have spoke to like their houses, environments and the developments, it is probably the best investment among new launches in the next few years, and still underprice, good for any family who would like to stay landed, appreciate good environment, and yet prefer something at reasonable price... wait until jusco is completed, and shops moved in, more houses launched, chinese school completed, road upgraded, BDRB came in with their luxurious launches just beside Anggun, then the area will be even more different than what it is now smile.gif to be honest, some friends and relative is still thinking negative about Rawang if they have not visited this area in the past 5 years or so (although lesser of them is thinking negative now, 3-4 years ago, almost everyone will be so negative about this area), but now most are getting more and more positive now, if not drooling for houses in this area after visiting and seeing the developments. drool.gif

yes, it is supposed to be biggest than Jusco kepong, as from rumours it is supposed to be the 2nd largest AEON mall in malaysia, only after Bukit tinggi Aeon, and the size shall be quite big as it has cinema too. But, I believe if a mall of this size is built in older residential development, the traffic will be bad, but... it shall not be an issue, considering this is a new development, and the road will undergo 3 phase of road upgrades, now is only the first phase, the most will be temporary congestion during road upgrades icon_rolleyes.gif There is also a bridge connecting Emerald east and west that is completed, and shall be opening? once that is open, residence in Emerald west/Anggun can travel to east, and exit to the toll that is only about 500m from the Emerald east side. thumbup.gif

BDRB = bandaraya development berhad icon_rolleyes.gif a heavy weight developer shaping bangsar, permas jaya in johor, and also the many award winning "THE TROIKA", supposed to be the most expensive high rise residential in Malaysia, designed by a famous designer Foster and Partners. This shall not be comparable as high end as "The Troika" for sure, but BDRB has always been a premium developer developing high end homes and township. This will be a JV development in the pipeline on a piece of land owned by Magnum beside Anggun, with Guocoland, Hongbeeland, and Bandaraya development berhad on this area... this area will be different, if not flying smile.gif

sure thing, I am happy to share any information that I know and will continue to share those as well, I also read a lot of information from you guys and learn a lot to make my decision as well, after all this is the advantages of forum like lowyat smile.gif

I do not have the specific details on the phase 2 and 3 of the road upgrade, but from my understanding, the phase 2 is where the flyover kicks in, and then phase 3 (not sure the exact upgrade), but my understanding is that it shall also include a connection to the opposite of the Anggun/Jusco, where the caltext is now, but how far into that, and whether it will connect to other place/highway... I am also eager to know on that too, but one thing fro sure, the connectivity will only gets better and the new road shall be expected to be brighter and better condition smile.gif

As for upcoming launch, in my last visit to the Anggun sales office, they said that the upcoming launch will be a commercial right beside the AEON jusco mall (if my guess is right, it shall attract reasonable amount of banks when it complete in the next 2-3 years, this area is still lacking thumbup.gif), then the next launch of Anggun 3 is still TBA, they have started registering interested buyers, but I am guessing the earliest will be Q2 next year... as from Anggun previous launches, hongbeeland always make sure they have everything ready, e.g. the 3D house model, layout, showhouses, access road, guard houses, landscape, entrance etc, so that any potential buyer can get a feel on the environment when they get home to their new home when they get the keys 2-3 years later. That is as far as I know from hongbeeland, and they shall be more launches from Guocoland, and hopefully when the phase 1 of the road upgrade completes, Bandaraya development will also begin their phase 1, premium developer might only want to launch when the access road is better and the mall + srjkc completed, which these upgrades and developments will be completed in the next few months icon_rolleyes.gif

I saw in their new masterplan shown in anggun 2 sales office that the piece of land beside the AEON (same row as aeon from the main road) are the upcoming commercials shop, and as told by the sales person that they will launch this quite soon before the Anggun 3. icon_rolleyes.gif

I was told by a representative in Hongbeeland 4-5 months back that it will be the usual cinema that AEON mall usually team up with, which is TGV. But, in this case, your information will be more right, maybe they eventually team up with Cathay, or there is a change of plan from TGV to Cathay over the past few months. Hi hman, I have purchased from Hong Bee Land too, but have not heard anything from them yet. Usually in the past, if they are inviting their buyer, they will send an invitation letter to all buyer, and the sales person will also sms/call us. I will wait for a few days and see if there is any invitation icon_rolleyes.gif

My friend bought a unit of the cossis too at 488k when guocoland release their last row of cossis, and as of sunday morning 5th of feb, there are only 4-5 units left for the last row. People is starting to BBB property from this part of Rawang recently smile.gif When I passed by Emerald West last week, I saw that the 2.5 storey Superlink show house is externally ready. Shall be lauching and opening for viewing soon, my guestimation sometime in April. Since cossis and coris is without show house, and not much major publicity being done are also almost sold out, the 2.5 storey superlink with show house shall have an interesting sales, btw TGV is also opening their state of the art cinema in April icon_rolleyes.gif

I saw the signboard near to the hill too and landwork has started already, it is by Guocoland with the signboard saying some housing and commercial, with what caught my eye is the mention of a 132' Main Spine Road", the road leading to Emerald will be upgraded to a bigger road. 132' woohoa... anyone has any idea how many lane will 132' be approximately? it is nice to see both upgrades from outside by government/plus, and inside by the developer thumbup.gif

I am glad it is Jusco as well finally, and the mall seems almost fully tenanted, I am glad there is a Starbucks, oldtown and the many restaurant thumbup.gif I think Anggun 2 will be ready about September, and I heard that HBL shall be planning to launch Anggun 3 consisting of superlink, 2 and 3 storey Semi-ds together, the house seems almost ALL completed from external view when I visit last week notworthy.gif So if they completed the internal works by March, then if take another 3 months to complete the public ammenities, security, perimeter fencing, landscape etc. The house shall be fully ready by June/July, and if they take 2 months for CCC, shall be possible to handover September icon_rolleyes.gif Your source shall be more accurate that the upcoming Superlink in Emerald west is 3 storey and not 2.5 storey, my apology, as I saw the photo posted by Dats 73 on page 36 that it does more looks like a 3 storey icon_rolleyes.gif I am keeping my fingers crossed that Anggun City will be the catalyst to bring in Banks and perhaps more fastfood and restaurants. icon_rolleyes.gif Here is the updates from HBL website on the progress as of beginning of last month, with the external of the houses all completed now and mostly painted, it shall be months before we get the keys:

I think the sheer dedication of the developers will continue to change this part of Rawang, I am hoping it will be another Puchong very soon too or even better a better place 5-10 years down the road smile.gif

Take for example, the Jusco and the new Anggun City commercial as the center of gravity in this area:

~ HONGBEELAND (residential and commercial) is developing about 500 acres of land within immediate vicinity (easily still has 400 acres + left after Anggun 1, Anggun 2, Jusco and Anggun City)

~ GUOCOLAND (residential and commercial in the future somewhere 0.5km behind caltex) is developing about 800 acres of land about 1km away, at least another 400-500 acres undeveloped yet?

*soon* ~ BANDARAYA DEVELOPMENT BERHAD (residential and commercial) will soon develop their 265 acres of land, shall be about 0.5km away from Jusco along Jalan Batu Arang, all the way nearer to the Rawang toll. This alone (more to come I believe as there are still lands undevelop in this area) make up a COMBINED OF 5500 acres of land started from the last 5 years and will be completing in the next 10 years or so, develop by tons of reputable developers AT ABOUT THE SAME TIME, imagine each has their own strength, creativity, experience, and loyal customer bases, this area will soon be changed and developed with good infrastructure, more and more upscale residence, lots of commercials etc, this is what I believe is changing and will continue to change Rawang for the next 10 years to come. smile.gif

I saw the poster of Emerald new SUPERLINK launching EMERALD GARDENS, anyone bought into this or visited the sales office with more detail. Looks like it is for the 2.5 storey SUPERLINK , the one with the show house build few months ago smile.gif

I was there for lunch just now, in the half an hour I was in Mc Cafe, the cashier is taking order and serving food almost non stop, crowd ok la, inside table is almost full, outside still plenty of table, many of Mc Cafe/Mc Donald Malaysia team seems to be in store, witnessing the opening crowd flow etc. rclxms.gif

Yes, the SRJKC is definately growing, 2 weeks ago I attended their fund raising dinner in the school, they are now utilising only 1/3 of tthe land given, so there are a lot more room for more facilities coming.

the initial goal for the fund raising is to raise about Rm80k to built a basketball court, they manage to raise RM200k+(cannot remember exact amount they mentioned), and during that night another almost 45k, so total about 270k-300k, so basketball court is definately coming, and the extras collected will be partially for the assembly hall, if plus per the article, kwang ming daily charity dinner will raise all fund collected for this year in their yearly fundraising to SRJKC Kota Emerald, the school is growing its facilities quite fast, hope the teachers will catch up and start producing good students too:)

Yes I agree and feel very heart warm when seeing many supported the school, as few days before the dinner, they already exceeded their goal.

From my understanding, you are right, there is not much publicity on the fund raising, students, parents, BOD of the school and a group of active PIBG (teachers parents association), and the ever supporting community here, they are all the one doing all the hard work in making the fund raising dinner a great success. rclxms.gif rclxms.gif

The developer is planning to create an Education Hub here too, per one of the video on anggun city. so beside colleges, tenby international school, chinese primary school is also very important, so they are growing and improving quite rapidly.

In fact I heard from a reputable source who is in the PIBG who heard from the BOD of the school in a meeting that the developer has already signed an MOU with a Confucious Chinese Secondary School to be relocated in Emerald West. In the near future, a lot more shall be in place thumbup.gif

I agree that the developer has been very secretive thus far, even the project signage is not visible from the main road, hidden by trees, need to pass by the small construction bridge, and here is the photo of the construction signage for info and the viewing pleasure of all. thumbup.gif

From the look of it with the show house to the roof already, they shall be launching in end of 3Q14 or 4Q14, knowing the premium BRDB carries, it will be RM1mil+ for the 3S Link with garden or at least close to RM1mil, depending on the plot size and what they are giving etc. With Fields of Gold RM2mil+ selling 50% before launch, suddently so many subsales became cheap in price: Anggun, Emerald west, M Residences etc thumbup.gif, BDRB shall set a new standard for this area: a massive Gated and Guarded enclave by many reputable developer is in the making, Tan & Tan, Gamuda will soon join the fray right next door icon_rolleyes.gif
