For Interest Serving, it depend on each bank. most of the bank accept "extra" payment which will the amount will be treated as "Principal" repayment. so, you can opt to pay more but i would recommend to check with the bank first.

Yes, Garden is 2 and 2.5 storey link. but i think the price of RM 700K for 2-storey is way too expensive. M Residence 22X80 for phase 2 is selling from RM 599K onwards. First phase is RM 499K which is launched in Dec-2011. smile.gif price went up.

i have not check out Garden yet. most of emerald project didn't attact me much except bungalow unit in E.East back in 2005. the design of 2-storey house in emerald looks a bit wasted for me especially, it's 3 bedroom only. maybe i dind't aware of 4-bedroom 2-storey. but anyway, no worry to those new owner. Guocoland will not go bankrupt. they are subsidiary company of Hong Leong Bank. smile.gif

1 thing new owner have to take note is traffic. Due to road work in Rawang Toll, you might face traffic jam during peak hour. and beware of flood during rainy season. hope Guocoland open the road towards E.East, then it might not that jam anymore. smile.gif

for prospect owner who intend to buy Garden, maybe you want to Check out M Residence and Anggun Project first. Rumour is Anggun 3 will be launch. but not sure when it is. Anggun 3 will comprise of 2-Storey superlink and Semi-D. but i think price will be around 800K during launching time. smile.gif cheers mate.

yes, official launch this 9th June, 9.30am - 9.30pm. not sure about the pricing. i plan to visit the sales gallery this coming sat. for emerald owner, 1 thing to congratz, guocoland had finally expanding the Road between Jusco Rawang towards Sales Gallery. i think already 40% done. estimate about few more months to have a nice road leading to the residential area from Jusco Rawang. smile.gif

yes.... i think 8 hall. i went there last night to watch Madagascar 3. it's extremely cold. my son kept complaining it's COLD. haha. i think it's a good thing.

based on my experience, i traveled from Emerald West -> KLCC in April 2012 once. I left at 7am and ensure the jam at...
1. Rawang Toll
2. Bkt Lanjan (after restoran jejantas sg. buloh)
3. Jln Duta Toll
4. Jln Kuching
5. Jln Sultan Ismail until Renaissance Hotel.

that's the latest 1 i tried. But i could seem the jam was caused by some roadworks at the Monorail Bkt Nanas Station. i remember last time it won't take up to 2 hours. but i would assume 2 hours are the worst traffic.

i also tried, Jln Sultan Ismail (Menara MBF) -> Emerald West few years ago and endure jam at,
1. Jln Sultan Ismail
2. Jln Kuching
3. Jln Duta
4. Jln Duta Toll
5. Rawang Toll

Mon-Thu: Depart 6pm and usually will reach 7.15pm. (except rainy day. Add 1/2 hour)
Fri: Depart 6pm and usually reach 8pm.


but since the opening of DUKE, it only take me 45 mins from Emerald West to GE Mall @ Jln Ampang.
Leave 8am, reached 9am and from GE Mall -> Emerald West, leave 6pm, reached 7pm. That is via PLUS and DUKE.

P/S: I drive < 110km/h for the above journey cos when there's lots of car in the highway, don't think of speeding. you cna't. fast lane will become 90km/h only.

yes... 8.30am traffic is much better compare to 7plus or 8am. but i really doubt 45 mins can reach from end-point to end-point especially you're talking about EW to BB. EW to Jln Duta or Damansara Height, yes, i would say possible. smile.gif maybe you need to try first. smile.gif

no point using GCE. you're making a big turn. it's much far compare to Jln Duta route. i uses GCE to shah alam and i like that cos not much traffic. but if you're working in dayabumi, i would say, stick to Jln Duta. not much choice. smile.gif

I'd checked Anggun 1 Subsale for Semi-D @ 35X75 and it cost RM 850K. Anggun 2 is about 40X75 and going 900K Above. There are few units of Bungalow in Anggun 1 and there's only 1 or 2 unit on sales. Last year, price tag is at 1.2Million cos i check out the unit there. Subsale from developer. but i heard the price went to 1.8M this year and transacted. sad.gif

i prefer Anggun 2 due to design, built-up and the security tools it has there. but price too expensive. i didn't check out EG but i heard the design is much better. for new buyer, please check with Guocoland for density. they like to merge few type of house together as 1 single Gated n Guarded community. I'm referring to Amethyst Semi-D. If not my mistake, it merged with Ivory and other type to become 1 single GnG. For EG buyer, maybe need to double confirm with Guocoland.

yes, Anggun 3 is launching soon. but after Anggun City started construction. Location of Anggun 3 is at Tmn Bayu Permai which is the side of Caltex. To be exact, the hill behind Mah Sing's M Residence Sales Gallery. Unit comprised of 2 and 2.5 Storey Super Link & 2 and 2.5 Semi-D. price, unknown. smile.gif

hopefully. but Mah Sing a bit far. few big developer is coming in. i think BRDB and Tan&Tan is coming in as well. Mah Sing bought 2nd piece of land which is bigger and it's cater for M Residence 2. smile.gif i think Emerald side will have higher chance of DPC's Waterfront. the only thing worry me is, current lake is YELLOW color. haha. tongue.gif

Btw the man-made lake is in yellow colour due to the sendiment from the on going contruction work nearby. I hope Guocoland will clean up the lake when the project around the lake is completed.

Actually... i don't really like Amber design. the rooms are smaller. I went to the show unit during their launching but it didn't attract me. if not my mistake, the valuation of Amber should match 800K since it is semi-D. Maybe you can check with Valuer.

I doubt Anggun City still has leftover unit. The commercial is being open for sales to Anggun 1 and Anggun 2 residence first. those leftover are being open for public. the price is high cos it starts from 2.08 million for a 3 storey commercial in Rawang.

with 2 millions, i think can buy existing shoplot in front of Jusco Kepong or maybe Shoplot in Kota Kemuning. The price is at that region.

cos u're in Emerald West Thread. If u go to M Residence thread, you'll find good thing that forumner say over there. it's very subjective. My advice, do your own homework and go for your own preference and ur need. For me, i prefer M Residence over Emerald due to design. but in terms of location, i like Emerald over M Residence. my preference is design. smile.gif so, best is for your to do research. cheers mate.

The Jam in rawang Toll will take about 15 mins from Emerald West to Rawang Toll during peak hour. it will add up to the 26 mins as per mentioned. cheers.

btw, just my information to you. last year i viewed a unit with 6000sqft. it's split level bungalow in EE. price is about 850K. i think that is the range over that area. price didn't go up much for the past 1 year.

anyway, congratz. you'll enjoy the fresh air there.

no my friend. i wanted to get the Split-Level bungalow last year but my wife dislike that area cos it's "tooo" quiet. she prefer Anggun, thus, i have to buy Anggun.

i went to EW yesterday to explore the road to find the bridge which link EW and EE. as per mentioned by some forumner, the Bridge open on 24/9. i didn't managed to get there from EW. the road they construct is up until the hill top of SRJK© and entrance of amberley. I drove down the steep slope into Coral site. guocoland has built the road in Coral site. but i still can't get to the Bridge from there. there is barrier at Coral site. so, i head back. has anyone try from EE crossing over the bridge?
