Both experts also suggested to do torch on membrane on all roof flashing, and the top part the "backbone", but the 1st one quoted to build an entire roof over the open air water tank to prevent water from going into the side wall. They will also help to replace or fix cracked roof tiles.

1st one quoted 10k just for fixing everything and building the small roof and adding membrane at V gutter. 5 years warranty.
2nd one quoted around 7-8k for doing lesser things, but even include washing and new coating. 5 years warranty.

Previous owner had contractors to seal the roof here and there with cement and both of them also very very disapprove on that.

Anyone had any experience doing full water proofing with membranes? Is the price ok?
2nd: Previous owner said 2 of the upstairs bathroom was leaking so he renovated both the bathrooms, but now ground floor below master bathroom can see water leak marks again. The 1st expert mentioned up there did a quick check and found many many many "empty" tiles in the renovated bathrooms and cracks in the part between 2 tiles. Does that mean I need to redo the entire bathroom again?

Also, most of the serious watermarks seem to be on the wall that's touching the neighbour, not like middle of the plaster ceiling. How do I know it's not the neighbour's problem?

1st picture, i suggest you do conventional waterproofing. Torchlight membrane will not last long as the product will crack and sip water in if to direct sunlight

2nd picture, sure you need to hack the toilet and apply waterproofing again.

torch membrane waterproofing is one of the best waterproofing in this age. those that crack and water sip in is because of poor quality workmanship and materials used. look for well recomended contractor and actual specialist. some contractor tried to make money from this by buying cheap materials but fail to provide warranty and after service

I recently bought a subsale house which about 8 yrs old. Now the roof top is leaking and caused the ceiling koyak already. my contractor quote me 15k to hack the cement at roof top, 3 layer water proofing and put back cement and add 1 more layer water proof on surface. Is it expensive or the price reasonable?

Also the master room balcony and 1 of the bed room balcony also got leaking issue. He also recommended to redo the whole thing by remove the tiles and do water proof then install back the tiles. Both job he quoted me another 13K.

Total damage bout RM 29K jus for water proofing.

My contractor didnt gave me the sqft info. He said hard to provide. Anyway already looking for another contractor.

Hi all, been having this problem for years at parents home. This location is the downstairs bathroom located directly below 2 bathrooms upstairs.

Problem started 10 years ago. When parents broke the tiles and did new. But then problem came back in 2019 and the plaster ceiling collapsed.

Engaged contractor again to fix the leak by putting cement around the "problem areas". Meanwhile my dad tried many methods of DIY and different types of sealant and epoxy for the bathrooms upstairs. However 2023 today and seems like its not fixed at all. And the leak this time seems worse, the asbestos seems like gonna collapse anytime.

Need help. Thank you

Hi sifus, I live in a high rise condo, Recently my kitchen window started to see water marks after heavy rain around the bottom left side, Last time the defect team just put the silicone sealant around the outside of the window sides but now started to leak again. Is replacing the silicone will help with this issue? or need to apply some coating first before applying the new sealant?

Good day. Any recommended contractor within PJ area? Im staying condo 4th floor. 3rd floor owner complained on leak on their ceiling. Need pro to check and provide estimate so i can give to my landlord. Thanks guys.

Hi all, my outdoor wall lamps are frequently spoiling despite them being so-called 'waterproof' and has this rubber band inside - seems like the rain water is somehow sipping in - what i can do to prevent this?

A picture would have been helpful?! biggrin.gif

Based on my previous experience( at relatives home), either a silicon or a transparent tape had been helpful, again depending on the lamp type. Else consider getting a newer one

Hi All,

Looking on some pointers if I am being overcharged (too much). I am being quoted RM 5,000 for labour and material to replace the piping in my condo (25 year old) with 25mm diameter PPR surface mounting only, with no removal of existing piping.

Condo size is 960 square feet, roughly square, so the dimensions is shorter than my sketch (sketch is half the unit layout, so probably 10 m long by 4.5 m wide in reality).

The quoted works are for entry from water meter (WM) to Master Bath (MBWC) 1 = 4 Point, Middle Bath (MWC) 2 = 4 Point, Dry Kitchen 1 Point, Wet Kitchen 1 Point, Washing Machine (WM) = 1 Point. Layout should be roughly 2 main branches as per sketch, with water meter at bottom left.

Appreciate any thoughts on the matter as soon as possible, thanks.

my bathroom wall is always wet. now growing fungus already. sad.gif 90 degree to that wall is a wall with my bathroom water shutoff valve. I suspect water leak from that line.

all pipes are hidden inside concrete. I hate this design a lot.

how much does it cost to rectify this? how many days to rectify? it will involve hacking open the wall.

Hi,

On top of the master bedroom toilet of my house is a small RC slab (around 80 sqft), as per the google map screenshot below.

Currently suspected water leaking from here until the GF wall between my house and the neightbour. As the bathroom is fully tiled up, suspected the water leaks behind the wall tiles from the roof down to the GF wall.

Got 1 contractor recommending painting with Sika waterproofing (1k), but I think this will not last long?

Another contractor recommended torch-on membrane (2.7k). From the posts in this thread, sounds like this is also not a good solution as it's directly exposed to sunlight, might be able to last only a few years. Is it correct?

May I know if there's any other better solution? Or the torch-on membrane is ok for this situation?

Maybe get few more contractor's opinion?
I had been having roof issues for the past 10 years, had multiple repairment came and some even provided warranty, but non resolved the issue, until last year, I went with membrane wrap. Finally its been peaceful year!

I'm not sure why you had indicated it doesnt it doesnt stand heat/sunlight? It is a tar like wrap, and its heated to have semi-melting and sticks on the surface. It suppose to last long, and generally comes with long warranty as well. Yeah its a little costly, personally , atleast for my situatio n it worked perfectly.
