Reasons for leak ....

1. Wear and tear.
2. Blockage in drainage
3. Crack on slab
4. Lossen tiles grouting
5. Ponding

Hi all.
Asking a simple question: I have done renovation on a 30 year old landed property in PJS area. When I ask about ground floor bathroom waterproofing, contractor say didn't do as ground floor not necessary. How true is this?

If need to do, is grouting and fill with waterproof epoxy sufficient?

I've used the Pentens product. Will wear after 2-3 years if outdoors. Then have to reapply.

I used penten for porxh slab. Not long lasting. 1 year like that already degraded and leaking

Hi. I have recurring car porch flat roof leaking .. Repaired once by developer by applying penten t200. It lasts for one year only and leaking is getting serious.

I am considering torch on membrane type. Anyone knkws roughly what is the price?

Or any other suggestions on waterprofing method.

I have a leaking cement slab of my car porch.
Initially i plan to DIY Sika 107 but instead i was adviced to use Sikacoat 500.Is sikacoat 500 better than Sika 107?Any1 have experience with it?

How much it costs? no more leaking?

Hi all, I just bought a subsale intermediate house 22x70 (roughly 10 years old), but big headache now because of water leaking problem.

1st: major leak on the side wall 2nd floor. Previous owner also experienced leak so he did waterproofing to the water tank slab 2 years ago but now there are signs of leaking as well. The water tank is open air as seen in the picture. I've asked 2 "roof water leak experts" to view before, the 1st one suggest that it's the firewall (wall between my house and neighbour's house) that is letting water in. The 2nd one suggested that the previous owner's waterproofing not done well, but never mentioned about the wall, don't know is it because he's not as professional as the 1st?


Both experts also suggested to do torch on membrane on all roof flashing, and the top part the "backbone", but the 1st one quoted to build an entire roof over the open air water tank to prevent water from going into the side wall. They will also help to replace or fix cracked roof tiles.

1st one quoted 10k just for fixing everything and building the small roof and adding membrane at V gutter. 5 years warranty.
2nd one quoted around 7-8k for doing lesser things, but even include washing and new coating. 5 years warranty.

Previous owner had contractors to seal the roof here and there with cement and both of them also very very disapprove on that.

Anyone had any experience doing full water proofing with membranes? Is the price ok?
2nd: Previous owner said 2 of the upstairs bathroom was leaking so he renovated both the bathrooms, but now ground floor below master bathroom can see water leak marks again. The 1st expert mentioned up there did a quick check and found many many many "empty" tiles in the renovated bathrooms and cracks in the part between 2 tiles. Does that mean I need to redo the entire bathroom again?



Also, most of the serious watermarks seem to be on the wall that's touching the neighbour, not like middle of the plaster ceiling. How do I know it's not the neighbour's problem?
