Torch-on membrane is only effective if all the joints and terminations are done properly and the overall installation is carried out meticulously.
However, any small gap between the membrane and your roof slab can allow water to seep through, potentially leading to even worse leakage problems on your roof.
Theoretically all water proofing material has its lifespan. So, it is important that you make sure that your slab has gradient for water to channel to drain efficiently

QUOTE(lowyat101 @ Dec 9 2024, 11:24 AM) Hi, On top of the master bedroom toilet of my house is a small RC slab (around 80 sqft), as per the google map screenshot below. Currently suspected water leaking from here until the GF wall between my house and the neightbour. As the bathroom is fully tiled up, suspected the water leaks behind the wall tiles from the roof down to the GF wall. Got 1 contractor recommending painting with Sika waterproofing (1k), but I think this will not last long? Another contractor recommended torch-on membrane (2.7k). From the posts in this thread, sounds like this is also not a good solution as it's directly exposed to sunlight, might be able to last only a few years. Is it correct? May I know if there's any other better solution? Or the torch-on membrane is ok for this situation? Thanks [attachmentid=11507319] Cover it with a roof. Example PU metal roof

QUOTE(noien @ Dec 9 2024, 11:40 PM) Cover it with a roof. Example PU metal roof Ya thought about this too, but there's a rain water downpipe from the upper roof so will need some relocation. Also the headspace will be very low at this area if I would to put the new roof a bit lower than the existing upper roof, then will not be accessible for the maintenance of the aircond outdoor units since they are located at this area as per the picture below. Any other suggestions?

Problem is my balcony is laid with tiles. How bad is the leak? If only minor then can try this. My previous house the bathroom was leaking and found out some tile grouting had broken. Bought the grout from hardware shop, patched it up and it was able to last for years. You might want to try this first see if it helps.

When I took delivery of the house already noticed got this leaking problem. Complained to developer and they redo the waterproofing by removing all the tiles plus the top layer cement, apply the black layer waterproofing and redo the floor. But then the problem seems to come back again. Now no more warranty from developer.

For indoor bathrooms I've seen people doing this epoxy flake coating on top of the tiles, to avoid the hassle of hacking and dust especially if you are already living there. But not sure if it's suitable for your case since it believe your balcony is open to rain and shine? Maybe can double check with the contractors.

Getting Started

|
Hi all sifus here I am staying in condo. One of the bedroom wall paint are bubbling (not sure how this happen). This bedroom wall are facing outside/external. There is no water services running on this wall. The other bedroom wall facing the same outside/external don't have this issue. So, i plan to repaint my unit bedroom, what treatment should i do on this wall before painting? Apply acrylic wall sealer like Nippon 5170 will help? or any negative waterproofing that will help. Any suggestions are welcomed. » Click to show Spoiler - click again to hide... « This post has been edited by whitejack: May 18 2025, 07:33 PM

PU injection is not efficient will definitely reoccur in short time. I did 5 times of pu injection and all failed in few months
