Hi bro,

if the ground floor ceiling have water leak during heavy windy rain, what is the possible cause?

Not sure who should i find for repairing.....

FYI, the ground floor half is partly standalone roof and partly under 1st floor bedroom.....

Today ground floor, FLOOR have water puddle. no signs of leaking through wall or ceiling. might be water seeping through floor through tiles from either underground gutter pipe or other underground pipe

what can i do to check and rectify. is a plumber the correct guy to call for this?

I used penten for porxh slab. Not long lasting. 1 year like that already degraded and leaking

I've hacked the floor and applied Sika 107 waterproofing with 3 coats with cement render smooth finish.

Decided to go for cement render, if the future leaking can directly apply on top of that.

I did the survey, Penten brand is so-so for waterproofing more to the end users.

For waterproofing, I would go for Sika, Mapei, Xypex and Bostik which usually using on highrise projects.

I've survey, that torch waterproofing is not good for UV and few years will start dry and crack. Torch waterproofing is good for non-directly to sunlight (e.g planter box)

If the porch flat roof without assessable, do apply waterproofing directly after cleaning the flat roof is more advisable.

Sika 500 with Micro-Fibres Reinforced which is long-lasting

Sika 107 is cementitious only.

When you choose waterproofing, you need to survey which area to apply & do the waterproofing required protection (e.g cement render, protective screed and etc.). Further to that Sika 500, required skillful applicator

I stumbled across this thread and I'm glad to see someone with expertise on waterproofing and water leaking issues! Waterproofing can be a tricky thing, especially when there are complicated plumbing or concrete slab situations involved.

Hi all, recently bought a sub sales house, it's empty for 6 years and there's Water leak. Roof broken n leaks on multiple places.

Where do I usually starts? Any recommendations specialist I can engage? Or do you think I could try to find the defect subcontractor for the job?

Behind these walls is my next door neighbour. What problem could it be? My reno guy said there’s no water pipes there.

Pics are actually horizontal. The walls is located in the staircase area.

Try look for sika supplier at your area
ask for their recommended contact, gets few name for price comparison

Hi all, I just bought a subsale intermediate house 22x70 (roughly 10 years old), but big headache now because of water leaking problem.

1st: major leak on the side wall 2nd floor. Previous owner also experienced leak so he did waterproofing to the water tank slab 2 years ago but now there are signs of leaking as well. The water tank is open air as seen in the picture. I've asked 2 "roof water leak experts" to view before, the 1st one suggest that it's the firewall (wall between my house and neighbour's house) that is letting water in. The 2nd one suggested that the previous owner's waterproofing not done well, but never mentioned about the wall, don't know is it because he's not as professional as the 1st?

Both experts also suggested to do torch on membrane on all roof flashing, and the top part the "backbone", but the 1st one quoted to build an entire roof over the open air water tank to prevent water from going into the side wall. They will also help to replace or fix cracked roof tiles.

1st one quoted 10k just for fixing everything and building the small roof and adding membrane at V gutter. 5 years warranty.
2nd one quoted around 7-8k for doing lesser things, but even include washing and new coating. 5 years warranty.

Previous owner had contractors to seal the roof here and there with cement and both of them also very very disapprove on that.

Anyone had any experience doing full water proofing with membranes? Is the price ok?



2nd: Previous owner said 2 of the upstairs bathroom was leaking so he renovated both the bathrooms, but now ground floor below master bathroom can see water leak marks again. The 1st expert mentioned up there did a quick check and found many many many "empty" tiles in the renovated bathrooms and cracks in the part between 2 tiles. Does that mean I need to redo the entire bathroom again?

Also, most of the serious watermarks seem to be on the wall that's touching the neighbour, not like middle of the plaster ceiling. How do I know it's not the neighbour's problem?

No more leaking, this is the best conventional way

cost 4k
Labour to hack and clean
Labour to apply waterproofing & waterproofing sika 107 (RM79 x 3) bought by myself
Labour and material for cement & sand paving
