Hi,

I got a leak into my bathroom from the RC slab above, for a linked house. May I know roughly how much is the market price if I want to do a proper waterproofing from the top?

p/s - the slab area is about 6' x 10'

The cost is depends on how severe and how big the area that needs to fix. So cannot really tell the price from the pic.

this type of floor trap is quite easy to seal. I only put on plasticine (those used by kids) without any tapes, and the water pond stays over the weekend.

so if yours is gone in 24 hours, meaning something is wrong. maybe you can reapply the plasticine again, making sure you press it deep enough, and do the ponding test again

few things i would try under this situation:

1) stop using this toilet for a week or 2 (if it's possible), and monitor the dampness of the wall

2) grout the tiles of the toilet, you can buy it from hardware or diy shops, and monitor again

3) call a contractor (last resort), but most of them will ask you to hack away all the tiles, apply water proofing , and redo again to maximise the work scope cool2.gif

4) if the no.1 above proof that the leak is from the toilet, you can consider another option which is to apply some sort of coating on top of the existing tiles. seen this somewhere before but i don't have the details, need to ask the contractors or some experts here thumbup.gif

many years i found water dripping into my main switch board. and upon checking, the water came along from some cables. as usual, contractor ask to hack the tiles and redo waterproofing, for all the toilets without checking in detail.

later i tried the method 1 above, and narrowed it down to 1 particular toilet. it was not easy as need to stop using each toilet for a couple of weeks in order for the water to totally dry first. then upon detail checking, i found that some grout along the wall-to-floor edge has broken. so just bought a pack of sika tile grout and reapply it. it solved the leak problem until now.

i know it's not a permanent solution, but a RM10 solution compared with RM5k or RM10k's work, it's still worth the effort to try and investigate.

but since yours also happened to another room which is not connected to the toilet, then most likely it's not due to the water from the toilet. try to see if there's any chance the water is from the top of the wall, or any hidden piping line. coz water can also flow down from the cable or trunking as in my case last time.

Hi,

On top of the master bedroom toilet of my house is a small RC slab (around 80 sqft), as per the google map screenshot below.

Currently suspected water leaking from here until the GF wall between my house and the neightbour. As the bathroom is fully tiled up, suspected the water leaks behind the wall tiles from the roof down to the GF wall.

Got 1 contractor recommending painting with Sika waterproofing (1k), but I think this will not last long?

Another contractor recommended torch-on membrane (2.7k). From the posts in this thread, sounds like this is also not a good solution as it's directly exposed to sunlight, might be able to last only a few years. Is it correct?

May I know if there's any other better solution? Or the torch-on membrane is ok for this situation?

Ya thought about this too, but there's a rain water downpipe from the upper roof so will need some relocation. Also the headspace will be very low at this area if I would to put the new roof a bit lower than the existing upper roof, then will not be accessible for the maintenance of the aircond outdoor units since they are located at this area as per the picture below. Any other suggestions? hmm.gif hmm.gif

How bad is the leak? If only minor then can try this. My previous house the bathroom was leaking and found out some tile grouting had broken. Bought the grout from hardware shop, patched it up and it was able to last for years. You might want to try this first see if it helps.

I see. For indoor bathrooms I've seen people doing this epoxy flake coating on top of the tiles, to avoid the hassle of hacking and dust especially if you are already living there. But not sure if it's suitable for your case since it believe your balcony is open to rain and shine? Maybe can double check with the contractors.
