It's confirmed this land . Very good location as its beside NSK . Opposite De Tropicana Residence.

The traffic is the "killer".
With so many condos and bad / narrow roads with this condo, it will be worse.

i live at kuchai Arte, honestly i dont feel the traffic is that bad la... i dont know what's the definition of jam as i previously live in Klang, coming to KL thru federal and compare to going to KL from Kuchai, this is nothing at all for me...

i live nearby there, every single time i pass by the road near the de tropicana condo near 5pm to 9 or 10pm, or from morning 8am to 10am.. i will stuck at there for at least half an hour.. so i normally avoid that road during that time, the cars also parked at the side of the road most of the time which make the road narrower.. good luck to those who buy there smile.gif

this area junction traffic sibeh jialat now. if this project very jalan ahead.
in future the traffic flow may need to change from 2 ways to 1 way only.

Spring Avenue condo is undercon which is opposite nsk. If not mistaken new project riyang oug going to launch soon which is few mins walking distance to nsk. Latest project is seri mutiara. Cool..

this is so called their 2nd project only. Their first project at Mutiara Ville @ Cyberjaya so many complaints about the defects.I personally dont trust this developer much. It seems like after VP they don't really serve the buyer. Bad reputation. I'm pass for this developer. Totally a "NO" for it.

Anybody knows who is the developer?
Or any further info?

I heard this condo will sell RM 600 per square feet..

On right side of the picture is De Tropicana condo, left side is Kuchai Avenue condo

i think the MRT station is near ajinomoto.
so basically it is walkable to the station from De Tropicana and this condo.

Wah...the developers in Kuchai Lama area are really planning to outshine each other.

First, we have the Riyang - 33 flrs, now this, Kuchai East - 49 flrs.
The DBKL should give themselves a pat on the back for approving all these without proper infrastructure (eg: accessibility).

I also saw some commented that this developer's current project - mutiara ville , got many complaint abt their workmanship.

I already suspect it's sewage treatment but ssa told us (in lyn forum) ajinomoto.. thanks for revealed the truth, and I hipe those ssa bought leng yeh poopeti in the as krama of providing fake information in order to protek their self interest aka rezeki.

visited the site location last week, the distance from the project to the nearest mrt kuchai lama station link bridge entrance location is ard 400m, walkable from the shop lots side. rclxms.gif

Electricity can apply, but need assessment. If they think largely for commercial use, then cannot.

Show room at Seri Gembira Avenue, Happy Garden/Kuchai lama..

Heard bad reviews about this dev, but I think price is reasonable and location is good smile.gif

Can check the thread on Mutiara Ville@Cyberjaya by the same developer, they are facing all kinds of problems lol, delay, workmanship not good, change floor plan but didn't inform buyer, internet installation issue, etc.

Will try to probe further before I confirm purchase hehe.

Thats why after certain floor, the price per-floor is higher than the lower floors.

Only the larger units face KL, the smaller units face NSK.

De tropicana - 16 storeys (if face De Tropicana, for non blocking view, take 18 onwards to be safe)
Kuchai Avenue - 26 storeys (relatively further and less impact as units still face facilities, but nevertheless u can take 28 onwards if totally non blocked view)

Good explanation...which mean really near too HTC.
Bad location but I believe it will still selling like super hot cake, low price always got demand one. For Kuchai East, price seem not really cheap but okay la, about 600psf and it seem surrounding by a lot low cost? For MRT, you have to walk and pass over the bridge to reach the Ajinomoto Factory.

My opinion:
mainly young tenants/couples, demographic wise shud be more non-muslim
many buying for own-stay, due to convenience and Chinese dominated area
middle-class ppl working in KL, PJ and other southern part

very good accessibility to next Chinese area (OUG, Taman Desa, OKR, PJ etc)

The more family-type own-stay the better!

Accessibility wise, considered very decent, plus the convenience of being so near to NSK.

Yes, RM 0.38 per square feet is got damn high.

Imagine for 1004 square feet needs to pay maintenance fee RM 381.52 per month, this exclude
the commercial rate of water charge, and residential rate of electricity charge.

And do not forget the title is commercial title, this means need to pay more.

This kuchai East condo cost more money to maintain..

Having some reservation on this project, the rental around there e.g. Kuchai avenue just fetch RM1400 (partial furnish) rental...wonder how much is projected for this project once completion? What is the yield targeting for?

layout or design is not so important nowadays for investor because what important is buy first, wait the property price increase then sell.

Yup...no solid info till it was officially launch.

Furthurmore, the RM5000 can be fully refund if cancel it later...according to SA

Went there last week...another Vped property nearby..next to kuchai avenue...it's spring avenue...looks decent...but not sure if can bring up the overall image there...

Which unit you are going to buy?

I do not like to face highway nor face to Kuchai Avenue condo, so I have no choice to
choose face De Tropicana condo (16th floor and above), but the bad thing is face De Tropicana

I went to scout the location... If you planning to buy the one facing kuchai avenue.. It has to be at least 26th floor and above.. cause kuchai avenue 26 floors. De tropicana also 16 floor.. so have to be higher than that.. My friends keep insisting that its too expensive for the location and will jam die me.. but so far i find the jam acceptable..cause i stay near jalan ampang..i feel the jam im facing now even more jam..

I think 822 sf facing north east is the best choice, one of the reasons is to avoid the noise from the highway.

I went to check the site early in the morning at 5.30am few days ago, I tried to hear the surau sound from a mosque
which near to Spring Avenue condo, Spring Avenue for sure can hear the surau quite clearly. I did not hear surau
sound from Kuchai East. Later I went to the top side of NSK and I tried to hear the highway traffic sound, it was quite noisy..

822 SF (living room, kitchen window, and yard) is not blocking from Kuchai Avenue, plenty of sun light and windy..

Im getting 822 facing de tropicana and im going high... cause i feel my living room view will be blocked by kuchai avenue... there's pros and cons.. like what u say... lower floor is cheaper and easy to escape if lift rosak... i agree with the layout.. i like the kitchen hidden.. nowadays most project do kitchen open concept

I am thinking if I buy 1004, I get get 2 parking side by side, then I can rent
one parking out for RM 150 I guess.

If I buy 822 sf, I get tandem car park, then I cannot rent out one parking.
RM 0.35 maintenance fee is not cheap for me.

I am thinking and hoping to rent out one car park to help me out for my maintenance fee.

If you choose 882 that near to de tropicana condo, then it will less blocked by kuchai avenue.

According to my agent, he said first come first serve wor..that is why he said he will come at around 5.00am

Yes, facing highway is noisy, in my opinion, go higher floor does not make much difference, unless got a high floor building in between to block the highway.

My agent havent told me anything yet.. tomorrow i will contact her.. Wait at 5am???I can bring foldable chair and sit there.. crazy ar.. Seriously i dont like the way they do this. My agent told me my application is approved to go in to select the unit, he said I will get an invitation card and a badge.

Maybe the developer last minute will change their mind to do by balloting?
Anyway, I will go to buy a plastic chair tomorrow to stand by..

No choice, we have to go there according to what the said, otherwise cannot get the unit..

I am thinking maybe I should be there before mid-night, but what if I want to go to toilet?
So I will put a plastic chair on queue when i go to toilet..I really do not like they treat buyers like this..

I planned to buy a unit in kuchai east, but after saw some comments regarding very bad in workmanship in previous project, quite worrying worth to buy or not.

Location wise quite nice, but workmanship wise look bad. Scare have to headache abt maintenance for the new house

Kuchai Exchange is about 4 storey tall only, if it is tall enough to bock the noise from the highway, maybe
I consider to buy facing highway.

Another option to buy facing De Tropicana that can block Nirvana and can save some money (lower floor)
is to buy not taller than 15th floor, but the cons are:
(1) facing directly to De Tropicana. (2) Most probably will get tandem parking lot.

My balloting number was 20, I saw 18th floor, 19th floor and etc were available on the computer screen..
I guess another buyer got a faster balloting number had taken 18th floor before you came to select your unit

I guess most are buying for investment; I noticed only one Indian
buyer (i think he is buying 822 SF), the rest are all Chinese buyers.

Hi Dominguel,

I saw my face in one of your pictures ... hahaha... but I'm not going to tell you which one.

Was there today with my wife. Each of us get 1 unit. I considered myself "quite lucky" bcos I was no. 100.

However, when come to choose my unit all my ideal units are gone even though I was going for the 819sqft units. I was told don't even bother to think about 822 sqft bcos internally 50 units had already been reserved earlier.

I ended up with 1 unit on 13th floor (pool & park view) and 1 on 39th floor (unblocked view of KL and PJ skyline). For me, the no. 14 & 4x is a no-no.

The 13th floor is more like 3.5 storey from the park as the ground floor is somewhat elevated by half a storey for privacy reason I think. I'm betting on the 26 storey Kuchai Avenue to block the evening sun for me. I think having the pool & park view at the same time is quite unique. Also, getting down to facilities floor and carpark using staircase is very convenient and fast especially in the morning rush hour.

As for the 39th floor, it was more of an experiment as I never had any unit so high. Although I liked high floor units, I never had any unit that high. The highest I have is 17th floor although I had the opportunity to go for 25th floor when I buy. But since Kuchai East is surrounded in every direction, I'm forced to go high. I figure I might as well go as high as I can to ensure that it will not be blocked in future especially in Taman Desa side.

However my worry is how long will it take to get down from 39th floor to the car park and vice versa is a big question. Hopefully the 7 lifts are enough to cater for the rush hour.

Btw, today got quite a few lengliu around. That kept my eyes busy while waiting smile.gif

Good to hear that you have grabbed 2 unit...I have also managed to get one unit...1004sqft facing Kuchai Exchange. Hope facing Mex highway will not be very noisy... rclxub.gif ...as i dont like all the facing.

My main concern on this project is the access road is very narrow (Jalan Selesa). However the developer mentioned "future development" to expand the road to 2 ways for both sides but i doubt so if there is any space for them to expand....

Actually, all the facings are bad. On the west side, all units kena evening sun. On the other side, all units kena highway. Some mid floors even get bonus like Nirvana. Everyday got tong tong chang (funeral). The lower units are facing our neighbours just across the road and no privacy.

The lucky thing is the MRT is underground. If not it is going to be super noisy from early morning till midnight. From personal experience, facing highway is going to be noisy especially during rainy days and wee hours of the morning when the air is cool. That is why I'd rather choose facing the sun and block it with thick curtains. I think sound is harder to block than sun.

Btw, I notice one issue with high floor is wind noise. Last year I stay in my aunty's condo in Penang on the 31st floor. The wind noise is quite loud especially during rainy days. It can be down right scary especially with the balcony door shaking but you can lock it to secure it. However, the view over looking Penang bridge and Butterworth is really beautiful.

With regards to the narrow roads, I think there in no way to expand Jalan Selesa. My SA didn't told me the developer will expand it. But I'm more worry about how De Tropicana residents are going to park since they only got 1 carpark each. Kuchai East is going to take away a few of their roadside carpark. Now I see many new condos shrink the size of the unit to offer lower selling price, citizen 2 on old klang road
and one new launching Cheras condo (below flyer) are 2 good examples:

they are still holding their condos today will have hard time to sell their condos now

The good thing about to buy facing Kuchai Excahnge is that all units will face Taman Salak South Garden,
no land for future development in Taman Salak South Garden to block Kuchai East viewing.

Another pro is not necessary to buy high floor.

I do not think can expand the road

Yes, very agree all facing are very bad.

The good thing to buy facing facilities is it is quiet than other facing except maybe sometimes got some small noise from the
swimming pool side but I do not think this is the big issue.

Oh..no... Norvana has noise tong tong chang every day? I was not aware of this cry.gif I bought facing De Tropicana side..
I will go to check it out..

I think MRT with new technology to run with electricity has less noise nowadays.

I bought facing De Tropicana because I prefer plenty of sun light and air flow, I do not like to face Nirvana but this is the disadvantage I need to tolerate & compromise.. sad.gif

Psf is already reach certain level. The only thing developer can sell their unit is reduce the size so spa price is still within affordable or saleable range

If the architect is smart and can design a smaller size condo unit that is good enough for practical use,
and so that can offer the unit at affordable price and low maintenance fee, why not??

I think for those big crocodile who are still holding high price condos which bought before 2012 are in deep shit now..

Quite spacious and a wide kitchen (extra bonus since free kitchen cabinet), tenants would love it

Anyway, this is just estimate based on the screen that day (no. 200+), still waiting for the official numbers

Booked a unit 1004sf facing Kuchai Exchange.. personally thought this is the best view unless going for higher floors..

Both also 819 sqft. I was asked to forget about 822 sqft one as the chances of getting is almost zero.

However, I don't understand why it is so hot. I wasn't really aiming at it from the beginning. I only think about it when I decided to go high up after all my ideal units are gone. But I was told by the girl behind the monitor that I need to queue again to get a new no. if I want to choose 822 sqft unit. What a strange procedure. That is how I ended up with 819 sqft on 39th floor.

I've attended a funeral in Nirvana 2 years ago. Actually it's quite quiet during the funeral procession. Only some chanting but not noisy. The issue I have is with the burning of paper house, car, money, maid, etc that lets out some smoke through the chimney. Lucky there is no cremation done there. Otherwise, I'd not even consider buying.

I think the most left over is of 833 sqft type. It is quite cheap at lower floors due to its cheaper per sqft price but as it go higher up the cost of RM3K per floor can add up quite a bit.

As for 819 sqft, by the time I choose, I was quite surprised that all lower floors are taken up except 10, 11, 12, 13 and 14 floor. It goes all the way up to 23 or 25 floor. Hopefully this is not sticker game.

As long as it is not sticker game, I think the 819 sqft sale is still quite ok.

This is what I think why 822 is so hot:
(1) more privacy, no blocking for living room and yard
(2) although no balcony, but it has a yard with plenty of sun light
(3) air circulation is good for fresh air to flow from living room to non-blocked yard or kitchen window
(4) nice kitchen design, living room and kitchen are separated
(5) stay behind of the highway
(6) KLCC view

I love this 822 yard with no blocking at all. Whereas 1004 yard is facing to neighbor yard, unless if buy 1005 SF, 1005 SF yard facing to A3's toilet small window. But 1005 SF is very expensive

This is what I think why 833 is not sellable:
(1) very poor fresh air circulation since the yard is blocked by the opposite wall of 1066 SF
(2) very little sun light can shoot to the yard, in this case how to get the clothes dry since no balcony?
(3) every floor higher is extra charge RM 3K
(4) somemore near to highway and facing Nirvana
(5) better option of existing 822 SF

What time you arrived sales gallery that day on 16th?
I arrived at around 8.20am

I think the total 822 is 80 units (40 floor x 2 units), so does it mean that
all 80 buyers before you were booking 822?

I notice basically 822 & 819 floor plans are almost the same, except 2 things:
(1) 819 kitchen is slightly bigger (longer)
(2) 819 yard is smaller but with more sun light so your clothes can get dried faster thumbsup.gif

The issue I have is with the burning of paper house, car, money, maid, etc that lets out some smoke through the chimney. Lucky there is no cremation done there. Otherwise, I'd not even consider buying.

Yeah...I got allocated level 6 or 7 for the side by side carpark...was told the lower floor will get the tandem carpark and it's located at lower carpark level....

This calculation is not correct (80 minus 50), developer never reserve 50 units for 822. I don't know why ppl saying 822 is good...... I booked 2 units of 833, i am the first batch of ppl doing selection on last Sunday, during my selection i saw a lot of 822 units available

6 selling points of Type C2 Unit (1,066 sf):
(1) Very bright morning sun light from south east side to shoot directly to living room, master room & bed room #2
(2) Fresh air circulation can flow in from living room and make a L turn to flow out straight from back yard
(3) Plenty of sun light & air circulation from un-blocked back yard but need to face De tropicana or Nirvana
(4) 2 side by side car parks on lower floor
(5) Only one wall side is attached to one neighbor unit (C1 1004 SF), so can consider to open a party with loud music.. brows.gif
(6) More privacy main door entrance

Only 3 disadvantages (besides MEX highway) I can think of:
(1) Very little sun light & small window in Bedroom #3, air circulation becomes less desireable,
I feel like this room #3 is a failure design.
(2) Kitchen design is not nice, it has a small place is taken out by room #3 as wardrobe
(3) In overall, I personally do not think it is a very attractive unit to choose from since if can get 1004 SF.

free induction cooker, free air-con, free water heater, free shower screen, free legal fees, free stamp duty
and etc..) just like the first booking during 16th July?

Yeah, I noticed that too. But loud music is not my thing as I've passed that age.

Anyway, for me it's rare to have an isolated unit like that for medium cost apartment. Just hope that the staircase door don't slam loudly everyday.

There are still some rejected loan units from the 1st booking on 16th of July.

So, this means if 220 buyers attended the 1st booking on 16th of July, actually less than
220 units were confirmed sold.

Hopefully can see the sales chart too

I pick the unit which oppsite the Break Tank room. Any idea with the break tank just oppsite of your unit? Anyone stay infront of the break tank room currently?

You are talking about massage palaces and pubs?
They are about 500 meter away from Kuchai East in Kuchai Entrepreneur Park right
behind of Alliance bank.

For many years, those massage palaces and pubs are okay, and they do not bother people.
They will not use a gun to point at you and force you to go in.

People who buy Kuchai East are aiming for 5 advantages:
(1) Near to NSK
(2) Near to MRT
(3) Price not so expensive
(4) A prosperous town area with cheers and joy
(5) Free hold

Why not to have a massage palace nearby since if you are an healthy man? thumbsup.gif

Btw, has everyone signed your letter of offer and scanned every pages and sent to your SA?

I find the scanning of LO is unusual. What if the buyer don't have a Multi Function Printer? Also, the deadline given is rather short. The developer should be more considerate and don't just look at $$.

Just call my source again....she is very sure that the break tank is located at 13A and 33A floor. She have seen the BP drawings recently. Well unless they got amendment on the BP drawings which i doubt so in the stage ...
Well..i won't said this is definite correct unless i'm the boss of the developer...

If you are getting the unit for own stay, it is not high for this type of residential with those facilities provided. Furthermore its very convenience to travel around from this area.
If for investment, i can see the price will go up after it complete coz ppl will see all those facilities and feature that building will have.( Finger cross the builders will deliver a very close quality to what we saw now ) Furthermore you will get at least 10% off as an early birds right...
The access road shared with NSK is not a big deal, just need a little patient and you will pass through it but maybe the traffic light on the way to Sg besi highway it a bit congested and you need little more patient on that.. biggrin.gif biggrin.gif

Hi,

I've signed the letter of offer. I think if you are thinking of flipping then it may not be a good idea as the price is not exactly cheap. But for own stay or long term investment I think it's OK. Its location is not too far away from the exit to highway. So, I think it is not too bad.

It's good for those who work in KL and taking MRT as the MRT will pass through Bandar Malaysia, TRX, Conlay, KLCC, Ampang Park, etc. These areas are the present and future job hotspots.

Since NSK is directly opposite this Kuchai East, will there be a typical market bad smell (e.g. fish, rubbish, meat slaughtering smell etc.)?

In addition, since the exit is near the traffic lights, Is there a chance that the morning jam will already start from the carpark to main road?

Probably no smell. NSK is not really a wet market.

As for the traffic light, depends which traffic light that you are talking about. I think the traffic light near NSK is still OK, but the one near Tropicana is terrible.

Are we expecting lots of 'dodgy' tenants? Own stay really tak boleh ah? This condo is not low end le. Its quite mid-high end (no insult intended), I expect tenants to be more "atas", no? Or have I gotten the wrong impression?

erm.... i mean for me.... not everyone else... you can choose to stay in the condo... no problem... for me this is more to investment grade property than own stay... haha.... quite familiar with the area.... a high end condo there doesnt make the area immediately bcum atas.... thats my point of view... everyone can have their own opinion... i have no issues with it.... laugh.gif laugh.gif

Citizen 2 was soft launched since end 2016 and was only officially launched recently. Maybe sales was not as great as
expected. Hence developer delay the launch. Now those who sign SPA for Citizen 2 will be given free Jusco voucher also.

I think Kuchai East also will be the same. It might not be officially launched till Jan 2018. Then developer will throw in freebies to entice buyers to quickly sign SPA. All developer practice same strategy now.

Hmmm.....if we delay the signing and developer cant sell fast, will developer give more discount on property? Lol...

If the sales is not encouraging,

The duration between soft launch / preview to official launch can be more than 6 months.

All developers just wanted to play safe and test market response.

If you all given the cheque will form part of the statistic....

This is not uncommon in Malaysia.

If the land is bigger than this it would be 1k++units..nowadays all developers will try to maximise their profits to the max.. rarely any new developments with huge land size with low density..

Traffic jam is one of the reasons.

These are other reasons:
Quite noisy during assembly in the morning.
Quite noisy when school has events like sport event, kids day, teacher day and etc
Quite noisy when school band (pancaragam) is having practice
and many many more...

But the advantage is students can walk to school to save time, energy, and money

Has anybody received official receipt for RM 5000 booking fee?

I have not received any official receipt since I submitted my RM 5000
cheque more than 2 months ago.

I think the developer is not doing it right like this..

if not mistaken, it should be "number of unit of that property" divide "size of the land". Then you can get the number of unit per acre.

Hi,

I signed already yesterday. There is a whole team of lawyers & staffs there basically bringing the whole office there. They can amend the SPA and loan agreement on the spot if there is any error. Mine have error on both loan agreement and SPA. They correct it on the spot. No need to come 2nd time.

I think the developer will not convert tennis court to one of the facilities that
you mentioned.

Yes, I agree not many Malaysians are playing tennis.
So, why developer put a tennis court there?

I think a tennis court reflect a high class sport just like golf.

If convert it to a basketball court or badminton court, it will not make this condo
look like a high class condo.

Yes, tennis court is probably useless in Malaysia, but it means a high class symbol for the condo.

Just like some businessmen drive BMW & Mercedes Benz, most probably they do not concern
about the comfort of driving those luxury cars, but their main objective are to show to people they
are successful businessmen.

I am thinking to request the developer to change master room's wooden floor to
tile to prevent white ant.

Is there anybody here wants to change to tile also?
