Hi Dominguel,

I saw my face in one of your pictures ... hahaha... but I'm not going to tell you which one.

Was there today with my wife. Each of us get 1 unit. I considered myself "quite lucky" bcos I was no. 100.

However, when come to choose my unit all my ideal units are gone even though I was going for the 819sqft units. I was told don't even bother to think about 822 sqft bcos internally 50 units had already been reserved earlier.

I ended up with 1 unit on 13th floor (pool & park view) and 1 on 39th floor (unblocked view of KL and PJ skyline). For me, the no. 14 & 4x is a no-no.

The 13th floor is more like 3.5 storey from the park as the ground floor is somewhat elevated by half a storey for privacy reason I think. I'm betting on the 26 storey Kuchai Avenue to block the evening sun for me. I think having the pool & park view at the same time is quite unique. Also, getting down to facilities floor and carpark using staircase is very convenient and fast especially in the morning rush hour.

As for the 39th floor, it was more of an experiment as I never had any unit so high. Although I liked high floor units, I never had any unit that high. The highest I have is 17th floor although I had the opportunity to go for 25th floor when I buy. But since Kuchai East is surrounded in every direction, I'm forced to go high. I figure I might as well go as high as I can to ensure that it will not be blocked in future especially in Taman Desa side.

However my worry is how long will it take to get down from 39th floor to the car park and vice versa is a big question. Hopefully the 7 lifts are enough to cater for the rush hour.

Btw, today got quite a few lengliu around. That kept my eyes busy while waiting smile.gif

Actually, all the facings are bad. On the west side, all units kena evening sun. On the other side, all units kena highway. Some mid floors even get bonus like Nirvana. Everyday got tong tong chang (funeral). The lower units are facing our neighbours just across the road and no privacy.

The lucky thing is the MRT is underground. If not it is going to be super noisy from early morning till midnight. From personal experience, facing highway is going to be noisy especially during rainy days and wee hours of the morning when the air is cool. That is why I'd rather choose facing the sun and block it with thick curtains. I think sound is harder to block than sun.

Btw, I notice one issue with high floor is wind noise. Last year I stay in my aunty's condo in Penang on the 31st floor. The wind noise is quite loud especially during rainy days. It can be down right scary especially with the balcony door shaking but you can lock it to secure it. However, the view over looking Penang bridge and Butterworth is really beautiful.

With regards to the narrow roads, I think there in no way to expand Jalan Selesa. My SA didn't told me the developer will expand it. But I'm more worry about how De Tropicana residents are going to park since they only got 1 carpark each. Kuchai East is going to take away a few of their roadside carpark. Hopefully they don't block our entrances.

Both also 819 sqft. I was asked to forget about 822 sqft one as the chances of getting is almost zero.

However, I don't understand why it is so hot. I wasn't really aiming at it from the beginning. I only think about it when I decided to go high up after all my ideal units are gone. But I was told by the girl behind the monitor that I need to queue again to get a new no. if I want to choose 822 sqft unit. What a strange procedure. That is how I ended up with 819 sqft on 39th floor.

I bought facing De Tropicana because I prefer plenty of sun light and air flow, I do not like to face Nirvana but this is the disadvantage I need to tolerate & compromise.. sad.gif

I've attended a funeral in Nirvana 2 years ago. Actually it's quite quiet during the funeral procession. Only some chanting but not noisy. The issue I have is with the burning of paper house, car, money, maid, etc that lets out some smoke through the chimney. Lucky there is no cremation done there. Otherwise, I'd not even consider buying.

I think the most left over is of 833 sqft type. It is quite cheap at lower floors due to its cheaper per sqft price but as it go higher up the cost of RM3K per floor can add up quite a bit.

As for 819 sqft, by the time I choose, I was quite surprised that all lower floors are taken up except 10, 11, 12, 13 and 14 floor. It goes all the way up to 23 or 25 floor. Hopefully this is not sticker game.

As long as it is not sticker game, I think the 819 sqft sale is still quite ok.

I think the total 822 is 80 units (40 floor x 2 units), so does it mean that
all 80 buyers before you were booking 822?

I notice basically 822 & 819 floor plans are almost the same, except 2 things:
(1) 819 kitchen is slightly bigger (longer)

I arrived at around 8.25am.

If your calculation on 822 is correct, that means after 80 minus 50 reserved earlier (I was told) there are only 30 units available for sale. If that is the case then all units will be gone long before my turn to choose.

No, I've not heard anything like that. However, I haven't been keeping track of Kuchai Lama after moving to Puchong many many years ago.

Yeah, I noticed that too. But loud music is not my thing as I've passed that age.

Anyway, for me it's rare to have an isolated unit like that for medium cost apartment. Just hope that the staircase door don't slam loudly everyday.

Btw, has everyone signed your letter of offer and scanned every pages and sent to your SA?

I find the scanning of LO is unusual. What if the buyer don't have a Multi Function Printer? Also, the deadline given is rather short. The developer should be more considerate and don't just look at $$.

Hi,

I've signed the letter of offer. I think if you are thinking of flipping then it may not be a good idea as the price is not exactly cheap. But for own stay or long term investment I think it's OK. Its location is not too far away from the exit to highway. So, I think it is not too bad.

It's good for those who work in KL and taking MRT as the MRT will pass through Bandar Malaysia, TRX, Conlay, KLCC, Ampang Park, etc. These areas are the present and future job hotspots.

Hi,

I signed already yesterday. There is a whole team of lawyers & staffs there basically bringing the whole office there. They can amend the SPA and loan agreement on the spot if there is any error. Mine have error on both loan agreement and SPA. They correct it on the spot. No need to come 2nd time.

Bigger units are not easy to sell off as there are less people are looking for them. Same goes for renting out.

Furthermore, the per sqft price you bought is not really cheap despite bigger unit.

Just my 2 cents.
