Just went in to have a short tour awhile ago. The park "macam yes" complete with basketball, badminton/takraw and tennis/futsal courts drool.gif . even better if there are table tennis, squash and paintball thumbup.gif haha

yes.. got a few unit..
hopefully this place can be G&G. the fence can follow fuego concept.. how they fencing fuego and shop.

i dont mind if need to pay extra 😅. anyway safety first.

later during handover, we must get this detail from SD.

i just know it, during my visit to nafiri last 2 months. got house alarm engineer testing the alarm. have some chit chat with him.

got panic button some more in one of bedroom.

Once all payments is cleared, the CL is release straight away. In my case, the whole process took around 1 week

15/6 - received VP letter
18/6 - bank release payment
18/6 - pay misc charges RM1.2K++
22/6 - pending stakeholder 5%
23/6 - clearance letter

1.do not forget to test water leakage and water proofing in bathroom.
just open the water pipe, let water flow for about more than 30 minute.
then check whether there is water leakage through ceiling beam or wall.

2.also open water pipe at every sink including kitchen sink. then check whether got leakage or not at the bottom.

3.press the toilet water, and check whether got water leakage or not

4. please also ask the main contractor what type of piling their use for this house. if they say they use bakau piling, u can also applied the same method for your future house extension.

I have gone through my Nafiri 2 S&P, two years start from the S&P date. Not launching date. Nafiri sales lambat..

But Saron, Cogan all sapu habis within few days.

I personally feel that the saron house few place really look small, etc. kitchen, ground floor room & master bedroom. However, this property worth to buy because RM 388k, 20x70, freehold & good location. If behind do up and down full extension the house will look bigger and nice.
Other phase build-up is bigger but the purchase price almost RM 600k above plus land size also 20x70.
Renovation depend on how much we have cash on hand, if more then can do more lor. If not, just do a part 1st lor. Monthly instalment take 30-35 years .. purchase price RM 600k above, we need to paid RM2.5k++, this saron around RM1.6k only ... if we paid more from beginning maybe 20-25 years settled the loan already. smile.gif

388K is worth the freehold land. Use another 100k to extend behind, still cheaper than those later phases. Extra money can further do interior reno..

I'm not sure laa... since i'm yet to move in to my paloma house (currently stay on another unit in BBR). i'm not the active member in paloma comitee. i just a follower. i get the news from mrs lee through wasap.she lives coner house jalan 1b near delmara. what ever they want, i just show my support since we have elected them as delmara & paloma comitee member.
the resident got wasap group but they did not add me due to limited number of wasap group.
i will pm you mrs lee hp number for your further actions. 😅

You can. You should already get a copy of CCC (borang F) indicating completion. Electricity and water is also connected. However, I don't see anyone moving in yet.

As for the guard, just say you already have the key. They will allow you to go in.

As I know, CCC has replaced CF. So no more CF from PBT, only CCC by architect.

I don't know how to PM. You have submit your renovation drawing to MPK ? They said won't approve it ? Why ? During purchase, the sales person & brochure did mention can do renovation.

BTW anyone have the complete layout of the whole BBR development? I am not sure where's Nafiri, Cogan, Delmara and others.

The manual have Guideline of renovation and application of standard plan plus did mention extension/renovation of lower floor or lower and upper floor fee that mean sure can do extension. If just do back kitchen extension should be no problem. If extension too much maybe hard to get MPK approval. etc, master bedroom extension till end of car porch, build 3rd floor ...

Yes, I've asked whether extension for kitchen area is possible or not. He replied that since this is a PR1MA related house, any renovation works is not possible within 5 years lockdown period. I guess it is best to have more people to call in and confirm.

For the time being I'm going to get defects rectified. Make sure you properly inspect the unit after receiving the keys.

Are you referring to "flash flood" that happened last two weeks? Not sure if you call it flood. As I know, just water level rise on few parts of the road near the SD sales office. It is accessible by car.

Let us know is there any other flood occurrence in BBR.

1) do not forget to piling ur house extension foundation. use the same method as existing. ask SD. i suspect may be piling bakau will be use
2) in 2011, my house extension project is rm100 persq feet (complete with marble + concrete ceiling)

I have got a intermediate Petunia unit and not sure to let it go or rent it out.

I understand that asking price is about RM650k. Will it go any higher or has it reached its peak since other units such as Nobat, Saron, etc are fast becoming vacant?

Any idea on the rent if semi furnish (i.e lights, fan, kitchen and master bedroom cabinet and 1 no of AC.

Whats ur suggestion?

Got few quotation from nearby shops/seller around Setia Alam/BBR. For mild steel, powder coat, simple single bar design (cheapest) the pricing is from RM11.50 to RM 12 for window. For door it is between RM 16.50 to RM18

Total cost varies depending whether you want to put grill on kitchen window and door (option A) or choose to grill the whole tiled yard area (washing machine area, option B). Option A is cheaper

Estimated total area and cost for option A
- Door - 106 sqf x 17 = RM1802
- Window 121 sqf x 12 = RM 1452
- Total around RM 3.5K with GST

Estimated total area and cost for option B
- Doors 85 sqf x 17 = RM1445

Prices I show are from multiple shops. Cheapest is from a shop in Setia Alam which sell at RM11.5/RM16.50 psf. I don't know if they offer bulk discount (I didn't ask).

Bro, what kind of plating they provide? Nickel-chromium?
Have you asked for pricing of stainless steel? I would estimate about 4-5x more compared to mild steel.

Attaching grille pics. These are priced at RM11.50/RM16.50. These are the lowest price I found.

There is no additional change for color. You can choose white, black, silver etc at same price

I really suggest you go and see (and feel) it yourself.

Last Saturday I went to my house for grill measurement...

the Contractor quotes me with RM4k for the whole house. Grill Type is Wrought Iron.

Is price reasonable?

Went and collected my keys yesterday. I noticed one of my neighbour moved in already.
overall pretty happy to receive the unit.
noob question though.
1) do we compile the defect list and one shot send to SD?
2) how long does SD take to rectify the defects?

I combine the two Q into 1 answer.... it is better to list the defect all together and sent to sime darby so u need not do too many complaints and sime darby may rectify the defect in 1 shot.... and sime darby will entertain by first come first serve basis...

The basic grill cheapest price (without nego) from Newgate i get is RM3800 as well.

If Saron of course less superior than Nobat in terms of quality. One is rumah mampu milik and one is for normal public.

Or are they the same quality?

That is quite wrong. Why should they be any less superior in terms of quality? Remember, the total built-up size is not the same. If one were to fully extend Saron to double storey at the back, the cost of renovation itself would perhaps match Saron to Nobat . Mampu milik isn't an excuse to neglect finishings & quality. Seem quite criminal to me. It is rather dissapointing for them hide under the facade of "mampu milik". Just my opinion.

@jeghui... Please do not always quote "Rumah Mampu Milik" as excuse for building low quality house... "Mampu Milik" doesn't mean bad workmanship... Hope you can check out your kamus before say anything...

Need to know whether 3.8K include grill for yard area. If yes, then it is a great deal since wrought iron is more expensive than mild steel (if both powder coat).

Material wise, it is on par with normal one at least from my point of view. SD does not use cheap material for bathroom fitting. There are plenty of wall socket and electrical points. If have seen normal house with cheaper material than Saron.

The defect found are mostly due to workmanship. So far I only found minor defects. Let see how SD rectify these issues.

Not cover the Yard Area...and I manage to nego a bit..malu la asyik nego ...Final price I get is RM3.7k install on 25/26 July... Plan to move in completely after dat day....

last time my relative renovate my house.. no one ask him to pay any amount to someone or gengstar.. only ur contractor or you need to register/inform the renovation with MPK..

yes.. i also smell during visit to cogan..but there is no such smell in nafiri area.. may be they put so much baja for grass to grow..

i did the renovation year 2011.. mpk i think rm800-1,200.. renovations cost rm100 persq feet..

why?? somebody asking money from u? 2 times, i did my renovation. once in paloma 2 and another one in daisy. my father also did renovation in casta vista. nobody asking money from us.

only in paloma 2, guard ask me to deposit rm1000 to guarantee my contractor will keep the road clean. once finished renovation, they will return the money. so i give them a cheque.

it's actually quite a norm in klang , i've yet to start my reno hope there is no such case in bandar bkt raja as i heard even setia alam is not spared.

Hi ! Behind Saron or Cogan, up hill got people ternak kambing, not sure got lembu a not. the farm very small only. You can drive up and see.

Haha someone asked me to check the kamus. Dont get too defensive. I have seen with my naked eyes saron workmanship and finishing poorer than nobat.

You can go and see it for yourself and compare.

Hi all.
Just to inform you guys (probably I am the first) MY MASTER BEDROOM BATHROOM IS NOT WATERPROOF. 😠😠😠

I went for a followup visit today to start to list the defects and sadly the first thing I saw was the water stain mark near the staircase.
So guys, do check your unit properly. Take the taikos advice and flood your bathroom a bit. Then if theres no watermark during your later visits, you are safe.

P.S finishing is bad, thats why they give you 2 years to complain. If you dont complain, its your fault. Thats the same with every other house too. Not just Saron. 😊😊😊

Pls do not stand on the slab outside of your master bedroom window.. It is just styrofoam nail onto the wall.. Makai so dangerous..

Just to inform you guys (probably I am the first) MY MASTER BEDROOM BATHROOM IS NOT WATERPROOF. 😠😠😠

I went for a followup visit today to start to list the defects and sadly the first thing I saw was the water stain mark near the staircase.
So guys, do check your unit properly. Take the taikos advice and flood your bathroom a bit. Then if theres no watermark during your later visits, you are safe.

P.S finishing is bad, thats why they give you 2 years to complain. If you dont complain, its your fault. Thats the same with every other house too. Not just Saron. 😊😊😊

Put something heavy that can close the water pipe hole. Then floor the toilet with as much water that u can carry ... Carry from other place If ur unit not yet got water...actually if the quality is bad within 4 hours u will see the water leak from 1st to ground floor already. Or wait for next visit see the ground floor area the roof got water mark or not .

Actually as I know not all house developer put toilet with water proof simen as it is vy costly.

hey guys, in Saron units, there are two power outlet on the wall at the staircase, can i know what is the function of them? I'm guessing that one should be for lighting, but can't figure out what is the other one for. Is it doorbell? Which is for which? And what is the one near the fuse box for?

Anyone asked for typical drawing with all power points from SD?

One of the point on staircase wall is for doorbell. Forgot which one is it.

Near the fuse box there is one wall lighting point. There is also a point for unifi.

Maybe, but it is a way to utilize the yard area without renovating. With this, you can also choose not to grille your kitchen door and window.

Please also take note that the kitchen door open to the outside (of the house). So if you want to put grill on it, the grill has to open to the inside which may limit the access to the bathroom.

It is all depends on your own preference (and cost).

U r probably right. N the road also to factories nearby. Trucks and contaiiners carrying steel and heavy drums, the weights are too much..

Went to visit Saron today.

1. There is a weird smell at the area. It smell like something burned but I don't see any smoke. Not sure if this is the same "fertilizer" smell reported before.

2. No improvement to the roads leading to Saron.

3. Few houses started renovation and there is also few houses which I think people have moved in.

4. Flooded the bathrooms (upstairs) to check for leaks and water proofing. So far no water stain mark visible. Will visit again this weekend

5. The short slab outside master bedroom window is not safe to stand on. More like for decorative purposes. Same material also used on of other windows (top/ outside).

6. Ground works at the back area (between rows) is done (on my row). I was told that the ground works was done by TM to install fibre cable.

I didn't take photo. Once you enter Saron main road, you enter 2nd security guard area, drive till the end you will see it. My house also enter from there and at last roll, every times go there also no smell but i go on day only la ...

yesterday i already going up the hill and find there is no ladang kambing.i'm only find workers house which i assume will be temporary during construction.

The Geta row facing Nafiri 1 is good location in the sense that it is (quite) far from the HTC and facing south (You will not see the HTC). Plus it's cheaper than Nafiri and also you get more parking space in front of your house.
However, facing the main road means there could be more noise from passing vehicles. It may not b a concern to some tho'..

House many defect never mind.. Can be rectified one.. But if the contractor made appointment with u to rectify it.. And You have to drive all the way there.. Waited and keep calling the contractor and he is not picking up the call.. For 2 hours.. Really wanna ask those sime darby contractor go fly kite.. Hope u guys wont face the same issue as i does.. For this i will officially lodge complaint to sime darby customer service department..

Not planning to do major renovation/extension right now due to limited budget. There are at least two units that under renovation. One of it is an end lot which I think is doing two-story extension at the back.

I'm looking for a way to improve the back area without extension. When it is raining, the soil/dirt will stain the wall and tiled area. The area will be also be muddy. I don't think grass can grow easily unless the soil in treated. Another option is to cement the area and install awning. Any other idea?

i'm thinking doing extension on the ground floor only then make balcony on the top, as fully extend from ground to top would cost a lot...

paloma residents, we will have annual general meeting (AGM) on 9 aug 2015 (in the morning). please make ur day available.
agenda to reselect the committe member and to discuss the fencing & guard house issue. Looks like the fencing will be proceed even without fencing the lake side because some paloma resident claim it will reduce the risk and entry point for thief.
fencing for the lake side will be done in 2nd phase when the residents facing the lake agree.

lets come to AGM and vote for fencing.

Should be an option if you have limited budget. It covers half of the yard area but only half of the building. Water can directly flow to the open drain without any gutter

Cement the area under it and can use the area for hanging cloth and store less valuable stuff.

I would prefer to cover half the side near to the building.

the paint finishing is quite bad, especially near the doors where they spray the grey color. there are leaking in 2 of the bathrooms, and hairline cracks almost everywhere. walls are quite dirty with black stains and got paint stain on the stairs. I haven't submit the defect list yet. do we have to wait for them to rectify it first before we can install the grill?

I just spoken with the Architects (Shah Sanad Architects Planner S/B) requested house drawing. He told me that 1 house got a lots of drawing, RM 30.00 per pcs.
I also spoken with M&E (Fadhullah & Associates Consulting Engineer S/B) requested house elec drawing. She told me that the drawing cost RM 300.00 and it's company policy.
Damn crazy ..........
Did anyone requested drawing from them before ?

I was also thinking to get the electrical drawing but have not officially ask from them yet. But from what you are saying, it is ridiculous. This shouldn't be a cost adder for house purchaser. You may lodge a complain to Sime Darby maybe.

Some estimated around 80K to extend top and below.

Sometimes people fail to realise the quality of the materials used, for example the thickness of it. That being said, good for you if you are able to get same/better quality for a cheaper price. I will be happy for you. Hehe.

As far as i know, the contractor that quoted me the grille(refer to my previous post) does renovation too. You can call in and ask for a quotation, that is if you're interested.

Other than material which have various price, it is also good to ask whether your vendor/contractor charge for additional stuff. Some vendor/contractor charge extra for escape door, door handle, steel plating etc. These stuff will add to your final cost.

Went to SD sales office to submit defect list today. I was told that you need to give keys of your house to them (for accessing the house) when submitting the defect list. Please bring in your spare key set.

Picture taken around 7pm. The street light is turned on at night.

Not sure. Other buildings close to HTC are balai (pondok) polis and Surau. Based on masterplan below that was posted by cclay .

I'm planning to do lighting this/next weekend. Probably have to go to Puchong for this.

The only concern for me is the ceiling fan for living and dining area. I wonder if can fit two 56" fan nicely or need to go for smaller 48" fan?

There's also another house doing full extension at Jalan Mahligai 3C.
Saw it yesterday, but haven't manage to ask for a price.

Is there anyone who demolish the existing concrete basin and relocate the water point? Can share the cost?
Plan to remove the basin for my kitchen cabinet.

I have checked few quotes for grill. Cheapest 3850. Powder coated / Mild Steel / 1 mm thickness.

Price includes 1 door, 1sliding door, 3 toilet, 4 rooms and yard for washing machine + 4' plat .

It is vr unusual situation as the area is still new.. Low habitation and low food waste.. I just dun understand why these house flies wanted to mangling around these area.. Haih

I don't think these are normal house flies. There are a lot of them and they don't specifically after food and garbage.

Maybe they came from farm area or garbage disposal area. hmm.gif

Is it difficult to clean artificial grass? Even if your whole backyard is covered with artificial grass, dirt/dust may come from neighboring house.

1. Is it normal or abnormal the bathroom leak when we pool the toilet? I was told by a contractor that developer only waterproof the bathing area.. not all toilet floor. Is it true guys?
Mine quite obvious, after 'pooling' the toilet for 20-30 mins water leak detected at the ceiling above staircase.

2. To those had lodge the complaints, how long does it take for SD to complete it? Do they ever reject the complaints/any items that we lodge?

My answer: me also facing the same situation. complaint lodged last Saturday.

My answer: According to CS. will take about a month to response to our complaint but if serious case like water leakage, they will entertain urgently.

Bro, fill in the DRF (Defect Rectification Form) and submit to their office in Sales Gallery. If anything is not done within 30 days you can then engage your own contractor and claim from Sime Darby the charges.

2. Should take about 1 month to fix the issue. In my case, they just accept the form without any question. They also require access to your house so remember to bring in spare key for them.

I'd assume they shall require the grills to be transported at the same time for the additional discounts. Let me know. I'll not be installing the grill so soon, currently still in wet works stage.

I'll also be installing the main gate from them.

mine also leak near the concrete beam(ground floor) as toilet is up.

the purpose of seal is to withstand water pressure. not just water on surface as it serves no purpose.

the water proof ppl hv come and see my house. according to them, they will inject PU into the concrete to seal any space in between.

maybe true enough it might seal the leaks, but water might travel into master room floor instead of going down with gravity.

Still considering. However I think the existing swing gate has no problems going for automation. But it's best to get confirmation from any installer before proceeding. Current gate so kecik, 10' ...

U can do the ponding test but do no exceed the toilet bowl level. Water proof only done in shower area (according to sime darby contractor) by the way do we know bout this? Sime Darby should explain this unless owner wont know....

Still waiting for them to give a call on the date. I don't do any follow up. It has been almost 3 weeks since i submitted the defect report.

I got quoted from 3 Kim RM3077 (powder coated + angle bar frame) for entire house door & windows (including kitchen). If you plan to grill the washing machine area then additional RM1462.5 (powder coated + hot dip galvanize).

Material is outer frame 25 x 50 x 1.2mm RHS with horizontal design 19 x 1 Round tube @ gap 4"

So total pricing is about that ~RM4500.

Your awning covers how many total sqft? 20' x 5'?

For grilling your kitchen door and window after grilling w.machine area is entirely up to you. Of course multi-layer security is better than single layer.

I think it's only 16.5' x 20' rear extension. Anyway, shouldn't cost that much if you're only going for single storey extension at the rear. Can get more quotes from various contractors to compare.

Yup, moved the bathroom, utility & kitchen but the price expensive not because of demolish, expensive on the build new area.

It would not have pilling work because tractor cant get inside and will disturb existing building. They will construct concrete pillar floating. If plan to build upper floor in future, they will made bigger pillar. Please correct me if i'm wrong ... smile.gif

The developer will give so many reasons for being cheap..modern design/ better sunlight/ better view..but honestly i think glass is cheaper than bricks.. Yes bro, I am Geta unit...but this unit not looking as good as my avani(my personal opinion) however the BBR 2 is generally looks nicer than BBR 1..hopefully stingy sime darby willspend some money on landscape..

My parent did it. Paid about RM3k++ and luckily they apply coz some other neighbor just feel irritated although the work was carried during the permitted period. They lodged complain to MPK and when the officer came for site visit, we are fine with the permit

I got quoted RM3600 for 2-storey rear extension before for permit & plans. But did not proceed with it. For single storey with RC roof, RM700 + standard application fees RM1108

Dun have to worry...there are few houses in both Saron already move in.. Guard also in place at the point of entry but still need your precaution actions... in case...

It took almost a month b4 they contact my..last saturday they fix the water leakage by put some sealer...im not sure the content of the sealer.. they also fix the kitchen socket... which not connected properly by the electrician b4.

Coming saturday they want to fix the rest of my complaint...

Mine finished last Monday but I need to re-confirm the works this weekend. It took around 3 weeks before they start the work and another 2+ weeks to complete.

In my case, they don't fix everything in one visit. They fix the walls/paint first, followed by floor, tiles and other defect.

Owner of Saron 1 here. Just got a quotation for grill. Total house including the back area cost around RM 2.7k for normal paint. I think this is the best price given to me. Anyone getting any cheaper. According the installer if powder coat need to add around 700 to the price

I did check with TM point in Setia Alam back in late July. Unifi/Streamyx was not available for Saron. No timeline was given on availability.

The older phases of BBR should already have unifi.

For Saron owner:

I did check with my contractor that the given aircon pipe is an inverter type. Which mean any aircon (non-inverter/inverter @ R22/R410) can be install.

Just to check with others, is it correct?

Huh only 38% I thought the occupancy rate at Paloma almost 90%. Just check with my friend he said the Chq is ready but no one seems to collect. Maybe RA members need to exercise abit to knock everyone door to collect chq. Voluntary payment seems doesnt work in this instance.

occupancy rate is about 80% but the fencing collection is 38% which is very low. can you PM me your friend hp number. i will collect the cheque by myself and pass it to comitee. what the fish, ur friend.. he should be more responsive. instead of waiting, he should pass the cheque to the comitee. just drop the cheque into chairman letter box.
the same with ur cheque. just let me know once the cheque is ready. i will drive to ur mother house and collect the cheque.
by next week, the comitee will start knocking the door. currently we facing problem with jalan 1H resident. Live in multi million house but stingy to pay. what the fish..

Guys need to seek you advise on this, i'm a Saron owner here, today i went to check on my house when i reach there it was broken into and a bunch of contractors have been installing grills to my house rclxub.gif

when i confronted them, the contractor claims that it was a pure mistake that the grill was installed to my house which they suppose to install to the house the row behind me doh.gif

would like to ask how much is the quotation to install iron grill for the whole house as the contractor offer me a discount price, i haven't accepted it yet as the grill design is not to my liking and the thickness is not my expectation.
Plan to call the contractor tomorrow after lodging a police report, either to accept his deal but not sure how much is worth it or demand them to dismantle everything and repairs all the damages

appreciate constructive advise on this....not sure is ploy for their low business or not hmm.gif

guys, anyone installed water pump? (Saron)

i just installed mine, and i suspect it is installed wrongly.

my contractor told me that only the water supplying to the toilets will go through the pump, as it is installed at the tank.

the water to other areas e.g. kitchen, front yard, washing machine etc will not go through the pump due to the house piping limitation.

what about you guys?
your pump can increase water pressure for whole house or just toilets?

i've no idea how thick the grills are as i've no experience in this, i never order anything these people just go into my house and install it, they suppose to install on the house at Jln Mahligai 4D, mine is 4B install in wrong house case here doh.gif

the contractor gave me a quotation claim it's 3.6k build grilles 1"x1" , 1"x2" paint with poweder coated

I don't install water pump on my Saron unit. So far the water pressure is still good.

As I know, water pump is for outlet connected to tank (bathrooms). No pump required for direct outlet (kitchen, yard etc) since the pressure should be good already.
