However, water pressure is a bit of a concern, below average for toilet sink as all the toilets are using the supply from the tank. The rest (kitchen sink and washing machine water pressure is great)

So far only one responded, BSS buyer seem not so keen on Lowyat.

I do renovation in BSS and honestly water pressure are one of major concern. This was not due to Developer mistake but all new housing must use same method of piping where all connection must from Tank and not directly...so must to have waterpump in order to resolve the issue

Hi BSS Neighbours, long time no see.
Matrix has resolved the low water pressure issue by changing the entire tap with larger water outlet. See picture below.
Water pressure improved from ~40% to 70%. Not too shabby. Usable.
As for shower head, nothing can be done, best to just use water heater with pump or install stand-alone water pump.
Imperfect tiles, crack lines were all rectified. Same goes to most Balista owners.

Peaceful. Friendly neighbours. Low occupancy for now, many still renovating. Rental yield >1k depending on furnished/unfurnished.

(吉隆坡6日訊)國內房市冷颼颼,大馬2015年房產市場成交量與成交值錄得13年來第二大跌勢,分析員認為國內房屋閒置數量仍在可管理水平,但銀行嚴謹貸款政策並未鬆綁,加上政府輔助措施杯水車薪,相信國內房市仍難擺脫鞏固調整格局。
全國產業資訊中心(NAPIC)數據顯示,去年大馬房市成交量與成交值分別下跌8%和5.7%,創下2002年來第二大跌幅,僅低於2009年的8.3%跌幅。
其中,柔佛、檳城、吉隆坡和雪蘭莪成交量分別下跌19%、16%、10%和6%。
同時,受到認購率從45%跌至41%影響,產業發展商開始展延新房產推介,拖累2015年新推房產減少19%,同期庫存也有所增加,但豐隆研究表示,儘管未脫售單位數量和價值雙雙攀升,可未脫售單位僅佔現有房屋供應的1.6%,總體仍在可管理水平。

供應方面,新房產供應不斷增速,新房產供應年增16%至89萬2千戶,相等於現有房屋供應的18%,創下2004年來最高,其中柔佛州供過於求情況猶存,吉隆坡和雪州供需則相對平衡。
豐隆研究說,發展商為拉動買氣,祭出誘人的現金回扣、零利率的分期付款,甚至是提供自家融資配套來幫助緩和購屋者融資困難的問題,帶動今年2和3月貸款申請擺脫連跌12個月窘境,按年增長1.9%和5.6%。
“不過,貸款批准率仍低於50%門檻,銀行放貸收緊將繼續抑制房市銷售。同時,隨著國家銀行新總裁為內部提昇,我們預期市場憧憬的房市措施鬆綁將淪為泡影。”

展望未來,豐隆認為,森那美(SIME,4197,主板貿服組)新推介的第一和第二期Elmina Valley房產發展計劃首日認購率即突破90%以上,顯然可負擔房產仍是房市亮點所在。
“不過,雖然政府通過MyDeposit計劃為月入3千至1萬令吉的中產階級(M40),以及首次置業購買價格不超過50萬令吉的屋房提供最多3萬令吉輔助金,但我們相信總體影響不大,因2億令吉的預算相等於2015年50萬令吉以下房產成交量的3.5%或7千戶,因此維持產業領域`中和’評級不變。”

Ya, most analyst still recommend to buy Matrix, mainly the performance of BSS.

Earnings Drivers:
Focusing on township development.
Matrix’s flagship Focusing on township development projects – Bandar Sri Sendayan (BSS) in Seremban, Negeri Sembilan and Taman Seri Impian (TSI) – continue to be well received by property buyers despite the challenging property market. BSS will continue to be the main earnings driver for Matrix as the township contributes more than 80% of its revenue. Property sales at BSS have been growing from strength to strength, largely attributable to the healthy demand for landed properties within township developments that provide a holistic living environment.

2016 forecast EBIT Margin for industrial land & property development is 60% & 37.5% respectively however clubhouse and Matrix Global Schools is -16.7% and -134.6%. hmm.gif I tot private education is a lucrative business, may be initial investment is too high. Luckily, their portion is very minimum in term of Matrix's total profit.

Glad that Q5 revenue and profit better than Q4 2015 RM211m vs RM141m and RM70m vs RM49m respectively (Note B2), it show BSS still on demand rclxms.gif

該公司董事部宣佈派發每股4.4仙股息,除權和享有日分別落在6月15日和17日。

This author share the similar view me instead of comparing result of Jan-Mar 2016 with Jan-Mar 2015, this is more appropriate to compare with the immediate quarter ie Oct-Dec 2015 as Q4 and Q5 market sentiment is similar. Matrix's Earning per share (EPS) improve three quarter in a row, this is impressive at this bad market. EPS increase mean BSS's still in demand biggrin.gif

不过,盈利方面个人倒不认为和去年同期比较有很大的参考价值,毕竟当时是有点不寻常的单季表现,加上是房产业从高峰期滑落的转折点,所以直接比较的话会显示很大的落差,而个人认为目前市场情绪也已经逐渐消化了房产业滑退的趋势,所以从今年第二季开始看待骇客的盈利变化会是比较能够反映出现状的做法:

Q2'16~EPS 6.5仙
Q3'16~EPS 5.9仙
Q4'16~EPS 6.7仙
Q5'16~EPS 8.6仙(刚出炉的最新一季)

可以见到,近三季盈利都显示进步的表现,在这种时期是难能可贵的。目前公司主要还是把目光集中发展芙蓉的产业,是可以期待的一个地区。如果未来的每季盈利可以保持在8仙左右,一年就有32仙,以RM2.50股价计算,PE 7.8左右。

Elvina (Hijayu 3B) take up rate increased from 92% to 96% for quarter ended 31/3/16 ie additional 13 units sold. 320 out of 333 units sold since it launched in Q2 2015.

Suriaman (phase 1 & 2) take up rate increased from 58% to 73% ie additional 58 units sold. 281 out of 385 units sold since it launched in Q3 & Q4 2015.

Fallona (Hijayu 3 phase 1&2) take up rate increased from 13%(phase 1 only) to 51%, 120 out of 235 units sold since it launched in Q4 2015 & Q5 2015/2016. thumbup.gif

Looks like no more space for 2-storey already around Hijayu, Nusari side. Now matrix seems to be shifting their construction artillery to suriaman side, heard total of 1000units of houses planned for that area. Observed more senior sales team in the show units there to convince buyers....
