as an owner (not of emporis) if my tenant wants to renovate the unit for me in a profitable sensible manner i would be overjoyed lol.

I think you misunderstood here. He tried to potray dual key as 2 units. He tried to play with words. The total price is 700K on SPA after Bumi Discount for a dual key unit.

Alot of people would think that owh great got 2 units for 350k each but in truth it was dual key unit for 700k.

Utilities is under commercial or residential ya? Only two lifts per block if I not mistaken right?

even the video taker knows the issue with the flowerpots divider hence trying to avoid a clear shot.

please note that it's a sliding door. some people prefer natural ventilation and hence the only way is to open the sliding door for natural ventilation the flowerpot can easily be removed or just climb over. there will always be a potential security breach.

even if the person comes home open the door for air, take a bath, and poof the person may be missing his phone or laptop and wallet.

Surprisingly, they are sticking with the price shown in their website. I seriously cannot understand who in their right mind is going to pay that kind of money for a small partitioned room when there are better places to rent nearby.

youtopia is essentially a subletting company that handles everything for you, so by default gets owners consent
im guessing owner pays for reno and gets the profit while paying service to youtopia

in comparison to what u said why not one rent available unit in market and follow the plan, which i dont think is feasible to get owners consent..but if u can get it done sure why not? do it yourself confirm laku your youtube channel!

curtain is not reno ler....

trust me, there are alot, especially for newly completed properties... and alot room at that sizes that you cant accept, most probably rented out first once its listed... of course when the project aged, then your pricing have to be adjust accordingly already..

I think RM 350k a unit is the marketing approach by FR. The cost is around 600k to 700K a unit (dual-keyable) at Emporis. I buy, I sell, so I know the market here.

Rental wise not too high. After renting out all units, paying off maintenance fee, electricity , wifi, cleaning fee etc, nett is around RM 2,400 - RM 2,500.

So far small room 500 - 550, middle room. 700 - 750, and master room 900 - 1000. This is the rentable rate here. Higher than this, a bit tough to rent out.

But competition here is really huge for room rentals. Invest now, can only earn thru tenant pay off loan on ur behalf. Appreciation is something we can't see as of now.

Actually, I quite not agree with many people who keep attacking Emporis, you guys should be those gurus right?

those people who buy higher price initially already suffer the losses, why keep play down this property and think it is doomed? Are you guys really visited here recently? And even it is really not performing, is it the fault of buyers?

You guys have been talking bad, teasing the buyers since long long time ago.

What benefits you reap, and what contribution you guys can provide to the buyer who bought earlier and suffered losses thru all these negative vibes?

I seriously don't understand this.

Or maybe this is treated as entertainment for you guys but it is not funny at all for buyers.

I don't really know about the details of the project, why it didn't perform as expected etc but tbh I quite like the location. There are a lot of restaurants just in front of the building, and MRT is also quite near(maybe not really walkable on a hot day but still near enough). It's only a 5 minutes drive to the nearby malls also.

Lower rentals are precisely the reason to get more revenues la..and it works as per the calculation. Tho i dont think its the right thing to do
I do like emporis after initial reservations, looking at the overall facilities and amnetiesof commercials below and commercials in front of it. KD is a good neighborhood and high rises are relatively few unlike wangsa maju and sentul etc..buying a unit from developer soon

Sure anot about dianthus? My nearby cascades 2 bedroom renting 2600 no problem albeit larger size than dianthus, but with MRT I dounbt cant rent at 2k
