My actual case:
SPA : RM 830,000 (929 sqft) Installment (After discount & 70% loan) : RM 2,300 Maintenance + Electric + Water + Wifi : RM 700 Total Room Rental include parking : RM 2950 I just managed to break-even + managed to get 2xk cash back. Upon study and reviewed, seem I am not doing at best but consider ok... hoping for property price appreciate... Add on renovation cost (Add partition, aircond, light fan, wardrobe) : Almost rm20k This post has been edited by Sakurako: Jun 21 2021, 02:49 PM |

QUOTE(SPHead @ Jun 21 2021, 12:53 PM) Why not rent a whole unit 2k/month (available in market), follow the plan yet need not pay maintainance fees, simply 1.5k monthly into ur pocket, get 10units duplicate the plan with 180k return anually, 5 years simply return with 900k. what u say is true, at 1st planning to do so, but u need to have longer term contract, example 2 to 3 years, reno & furniture cost, might need to dismantle the partition when move out, and the hassle managing tenant. (Note i use 1.5 months to settle reno + almost 3 months to get all room rented out), so your risk include paying rental when no tenant... Why buy a property for investment? Why dip yourself into deep shit loan? 5 years can get you 900k return which wouldnt happen for 1 unit purchase here. After 5 years return back to owner for repair and maintainance. Save another round cost. Am i eligible arrange a guru talk and class now? Hehe.. so your formula is correct but depend on luck... |

QUOTE(cannible @ Jun 21 2021, 02:50 PM) Realistic figure shall be as below but subject to what furniture and service... some give nicer ID and built-in wardrobe, some just get a 300 butt wardrobe for master bedroom. Some make the living room into 2 single roomMaster room - RM 850 - 1300 (Some come with kitchen wardrobe and sink) Middle room RM 650 - 850 Small room RM 450 - 550 |

QUOTE(e-lite @ Jun 21 2021, 03:27 PM) So my question here is it RM350k for a 800 sq feet (dual key unit)? Should be the later one... the psf should be around 650++ after discount (Is expensive vs nearby, but is cheap vs tropicana garden and giza, at your take...)or RM350k x 2 = RM700k for a 800 sq feet (dual key unit)? Like someone else said. This is big difference |

Tenant parking is at upper floor P4 to P9, Basement is for shopper, use t&g to pay. But u can subscript RM120/month.This post has been edited by Sakurako: Jun 21 2021, 05:43 PM |

QUOTE(jomonista @ Jun 23 2021, 09:05 PM) Actually recently I messaged the youtopia sales to enquire about the room in Emporis. Well, willing seller, willing buyer. they does some ID, see if u appreciate their ID work...Surprisingly, they are sticking with the price shown in their website. I seriously cannot understand who in their right mind is going to pay that kind of money for a small partitioned room when there are better places to rent nearby. |

QUOTE(Charlesleong1 @ Jun 27 2021, 07:48 AM) So you finally admitted that your intention of attacking projects either that got property gurus or exclusive agents using the project's cons, without considering the pros of the project, without neutrally and objectively analyse whether it is pros more than cons, vice versa. As mentioned before but my post being deleted, I can't brain what Ryan@chua is thinking, personally think his is kinda childish, anyway i choose to ignore him, perhaps we all can ignore him, let him bark himself...You are hired to do so, or you very enjoy doing so? What's is ur true intention? Shall I said that in such circumstances, you are never neutral in your comment? I buy emporis, I sell emporis. I understand what people want and I advice. Buy for own stay go ahead, buy for investment I always tell emporis might not be a good buy now because can't expect much appreciation in the short future, due to many new projects around RM 500,000. But the good thing is low density and with jaya grocers and it is completed without risk of abandonment. I make my statement always clear to my friends, trying to let people make informed decision. This is the difference between you and me. You are biased. NO product in the market is perfect. We have to admit this. Just a matter of choosing those which pros more than cons. Again, I also bought a unit in Emporis for investment + own stay, so far I am good but things can always be better and improve |

QUOTE(Jason @ Apr 26 2022, 02:23 AM) As an owner and tenant here for 1.5 years... I would say the defect and repair are OK but not perfect. Atleast the defect team attend to complaint quite fast (within 2 to 3 days), for those small defect they repair it fast but expect slower for electrical thing. As for the exhaust fan is a design fault, can't blame the defect team... Overall I am enjoy staying here Jason liked this post
