I think this price is just exorbitantly high for renting. Can people even afford to rent at this high rate ? Optimisticly, they are aiming to get RM3950 from this strategy. Personally I think this is just bollocks at our current economy or even at our future economy. How many people have the money to pay 1.3k for renting a room lol. I earn 10k also won't pay 1.3k to rent a f*cking room.
If the loan amount is 630k, then her installment should be RM2.5K@3.2% /RM3k @4.5%. if let's say the maintenance is RM0.3/psqft, for 880sqft house then it should cost RM264. Water+ utility+ wifi+ bi weekly cleaning should cost another minimum of RM600. Add up together, the minimum cost should be RM 3364@3.2%/ RM3864@4.5%.
At any given point, ,if one tenant decides to leave this whole plan goes to the bin. Negative cashflow just like that BAMM.

Why not rent a whole unit 2k/month (available in market), follow the plan yet need not pay maintainance fees, simply 1.5k monthly into ur pocket, get 10units duplicate the plan with 180k return anually, 5 years simply return with 900k.
Why buy a property for investment? Why dip yourself into deep shit loan? 5 years can get you 900k return which wouldnt happen for 1 unit purchase here. After 5 years return back to owner for repair and maintainance. Save another round cost.

If this is true, then RM350k@ dual keys is playing words for marketing purpose. So can I buy one unit for rm175k?
I think you misunderstood here. He tried to potray dual key as 2 units. He tried to play with words. The total price is 700K on SPA after Bumi Discount for a dual key unit.
Alot of people would think that owh great got 2 units for 350k each but in truth it was dual key unit for 700k.
