So my question here is it RM350k for a 800 sq feet (dual key unit)?

or

double which is RM700k?

what u say is true, at 1st planning to do so, but u need to have longer term contract, example 2 to 3 years, reno & furniture cost, might need to dismantle the partition when move out, and the hassle managing tenant. (Note i use 1.5 months to settle reno + almost 3 months to get all room rented out), so your risk include paying rental when no tenant...

so your formula is correct but depend on luck...

Realistic figure shall be as below but subject to what furniture and service... some give nicer ID and built-in wardrobe, some just get a 300 butt wardrobe for master bedroom. Some make the living room into 2 single room

Master room - RM 850 - 1300 (Some come with kitchen wardrobe and sink)
Middle room RM 650 - 850
Small room RM 450 - 550

Should be the later one... the psf should be around 650++ after discount (Is expensive vs nearby, but is cheap vs tropicana garden and giza, at your take...)

Tenant parking is at upper floor P4 to P9, Basement is for shopper, use t&g to pay. But u can subscript RM120/month.

This is not an healthy ROI to me. Im just cui sui sembang here. If i cut half 50% after reno and those? Still a good earn u couldnt get from 1 unit within 5 years.

I knew a guy hold 40 over units for airbnb business in 1 same building, all rent none is purchase, he simply cancel the tenancy when pandemic in, If you have time to handle those sublet is quite a decent earn.

But for long term Capital Appreciation as whole, not a good sign.

If this is true, then RM350k@ dual keys is playing words for marketing purpose. So can I buy one unit for rm175k?

as an owner (not of emporis) if my tenant wants to renovate the unit for me in a profitable sensible manner i would be overjoyed lol.

I think you misunderstood here. He tried to potray dual key as 2 units. He tried to play with words. The total price is 700K on SPA after Bumi Discount for a dual key unit.

Alot of people would think that owh great got 2 units for 350k each but in truth it was dual key unit for 700k.

Thanks...Hmm...P4-P9...similar to my cyberjaya property..keep going up round and round all the way to my parking..very irritating...

Utilities is under commercial or residential ya? Only two lifts per block if I not mistaken right?

even the video taker knows the issue with the flowerpots divider hence trying to avoid a clear shot.

please note that it's a sliding door. some people prefer natural ventilation and hence the only way is to open the sliding door for natural ventilation the flowerpot can easily be removed or just climb over. there will always be a potential security breach.

even if the person comes home open the door for air, take a bath, and poof the person may be missing his phone or laptop and wallet.
