Many their agency projects attacked by me before. 😆
You guys don't act smart lar, sendiri agents playing roti canai. I will attack any projects as long as got exclusive agents and pop gulu, every projects got their cons to attack just agents trying to hide only. No ways to run. 😉

I buy emporis, I sell emporis. I understand what people want and I advice. Buy for own stay go ahead, buy for investment I always tell emporis might not be a good buy now because can't expect much appreciation in the short future, due to many new projects around RM 500,000. But the good thing is low density and with jaya grocers and it is completed without risk of abandonment.

I make my statement always clear to my friends, trying to let people make informed decision.

This is the difference between you and me. You are biased.

NO product in the market is perfect. We have to admit this. Just a matter of choosing those which pros more than cons.

don't get act up, just sharing what's in the market. The truth is dianthus is almost 1/3 empty, and I confirm the rent out furnished units average only 1.8-2.4k. Every apartment thread there is always that lucky one sharing how they hit jack pot but since you own one too, you judge lo.

Unless your location is as good as dianthus thereby attracting expats, where else you get Malaysian willing to pay for 85% of your mortgage? Other than those no choice due to short term need, might as well buy their own?

Just settle down and hope for appreciation, what for heart burn for that small rental profit?

I agree with you that many people will choose to buy their own eventually. So sublet is really targeting those people who normally from outstation and try to survive in city at the beginning stage. I was one of them. Until we earn enough money, we will eventually buy our own.

Also, when i do sublet, it is because of risk management. Rather than totally don't have rental income when tenant moves, at least i will have something when one tenant moves out. Unless, something happen in my unit causes all tenants to move out together.

As mentioned before but my post being deleted, I can't brain what Ryan@chua is thinking, personally think his is kinda childish, anyway i choose to ignore him, perhaps we all can ignore him, let him bark himself...

Again, I also bought a unit in Emporis for investment + own stay, so far I am good but things can always be better and improve

Problem - solution.

Identify problems and attempt possible solutions.

That's what we can do. Soon need to pay for the MOT, heard that we going to get strata title soon as well. Not sure whether it will be delayed by the MCO or not.

Then, need to form MC and see if can involve in the MC to make this place better.

Another lelong unit sold yesterday.
807sqft unit sold at 480k. Should be the highest per sqft transacted unit in the lelong market so far.
Single bidder won unchallenged.

Converted from 3 rooms into 5 rooms.
Master bedroom rental fetching RM1100. Exclude car park.

Some modify the wall and make it into a dual key unit.
This iis a different approach by this sifu.

I have few questions in mind.
1. Why would students stay at the unit considering most of the Uni allow students study from home?
2. RM1100 for master bedroom with such a basic fittings seems too good to be true....aren't it much cheaper renting a bare unit?
3. I just passed by Emporis and only noticed roughly 30% of the units are currently occupied.... this Guru wanna sell units is it? whistling.gif

So is not walkable distance wise.
