Actually recently I messaged the youtopia sales to enquire about the room in Emporis.

Surprisingly, they are sticking with the price shown in their website. I seriously cannot understand who in their right mind is going to pay that kind of money for a small partitioned room when there are better places to rent nearby.

youtopia is essentially a subletting company that handles everything for you, so by default gets owners consent
im guessing owner pays for reno and gets the profit while paying service to youtopia

in comparison to what u said why not one rent available unit in market and follow the plan, which i dont think is feasible to get owners consent..but if u can get it done sure why not? do it yourself confirm laku your youtube channel!

trust me, there are alot, especially for newly completed properties... and alot room at that sizes that you cant accept, most probably rented out first once its listed... of course when the project aged, then your pricing have to be adjust accordingly already..

I think RM 350k a unit is the marketing approach by FR. The cost is around 600k to 700K a unit (dual-keyable) at Emporis. I buy, I sell, so I know the market here.

Rental wise not too high. After renting out all units, paying off maintenance fee, electricity , wifi, cleaning fee etc, nett is around RM 2,400 - RM 2,500.

So far small room 500 - 550, middle room. 700 - 750, and master room 900 - 1000. This is the rentable rate here. Higher than this, a bit tough to rent out.

But competition here is really huge for room rentals. Invest now, can only earn thru tenant pay off loan on ur behalf. Appreciation is something we can't see as of now.

Actually, I quite not agree with many people who keep attacking Emporis, you guys should be those gurus right?

those people who buy higher price initially already suffer the losses, why keep play down this property and think it is doomed? Are you guys really visited here recently? And even it is really not performing, is it the fault of buyers?

You guys have been talking bad, teasing the buyers since long long time ago.

What benefits you reap, and what contribution you guys can provide to the buyer who bought earlier and suffered losses thru all these negative vibes?

I seriously don't understand this.

Or maybe this is treated as entertainment for you guys but it is not funny at all for buyers.

I don't really know about the details of the project, why it didn't perform as expected etc but tbh I quite like the location. There are a lot of restaurants just in front of the building, and MRT is also quite near(maybe not really walkable on a hot day but still near enough). It's only a 5 minutes drive to the nearby malls also.

Lower rentals are precisely the reason to get more revenues la..and it works as per the calculation. Tho i dont think its the right thing to do
I do like emporis after initial reservations, looking at the overall facilities and amnetiesof commercials below and commercials in front of it. KD is a good neighborhood and high rises are relatively few unlike wangsa maju and sentul etc..buying a unit from developer soon

Sure anot about dianthus? My nearby cascades 2 bedroom renting 2600 no problem albeit larger size than dianthus, but with MRT I dounbt cant rent at 2k

Yep! Even though it is not at the main center area of KD with all the banks and eatery, but it is a short distance drive away. These actions simply spreading negativity and do harms to the buyers rather than the property guru. Simply don't understand their behavior. What contribution that action can provide thru all these childish and not constructive actions.

One is whole unit rental, one is spread to different people thru room rental.

How many single or couple can afford to stay at studio fully furnished at RM 2,000 ?

But so RM 900 - RM 1,000 at Emporis, even though the room is smaller, but it is also about 250sf with attached bathroom, fully furnished.

Room rental address the issue of working adults nowadays wanna stay at a clean and convenient environment without spending much, plus fully furnished.

It meets this demand.

I treat my tenant as people who I appreciate..I spent close to RM 35,000 to renovate one emporis unit, providing free electricity, free water, free internet, free utilities. Tenant only pay room rental plus the aircon usage. Basically they pay zero utilities if they only use fan.

This is solving a problem, meeting a demand. If the demand is not there, then my investment deemed as failed.

I bought the property at higher price previously, this is the action taken to address the problem.

Those haters should insist suggest solutions for problems instead of spreading negativity and make fun of previous owners!

Unless they feel so great about their superiority and they think they can continuously act like this and no problem at all.

I'd like to disagree on the rental for Dianthus. I have two units of 2 bedrooms at arnica rented out for 3600 and 3700 respectively and mind you it's already 5 years old. And my wife has 2 studios in Dianthus rented at 2700 and 2800 respectively. All our units are fully furnished la of course. We spent 40-43k for our units in arnica and 30k each for our studios in Dianthus. So it really puzzles me that a 2br at Dianthus can go for 2k. Could be that the owner doesn't really care or does not know the market and just wants a quick deal.

Thats a very good rental rate! And the reno cost is really just nice.

A lot of owners not willing to spend on renovation, fully furnish for the sake of fully furnish and hoping to get fully furnish rental with mediocre furnitures.

So the rental is not that high.

I'm a probation member, within 12 hours, i only post 3 posts.

Yesterday night about 10 something, i requested Ryan Chua to further elaborate on his statement on sublet methods are only applies to some races (what races), who likes to cross borders, 3P etc (why you said so).

Guess what? Shortly after that, i ended up receive about 10 calls from different agents, said that i registered interest in their property for sale. 1st one said I interested in Park Residency, then some said i interested in Arte Cheras, Nadia in DPC etc etc.

I pick up every calls of them, explain to them that i just question some further clarification on emporis lowyat forum, and I did not make any registration of interest to ask these agents to call me asap.

From the conversation, i hear the hopes of them, and i hear the sorrow of them after i told them that we both has been disturbed by such childish actions.

Aside from that, two of my other posts in lowyat have been reported as well. And majority of these comments left by Ryan Chua, me and some other forum participants have been removed right after that.

I have no idea who this Ryan Chua is, and I'm not sure who is the one who removed all these posts, with the intention of stop these craps, or just to cover up Ryan Chua.

I strongly feel that the person who did these actions to me, are really lost of sense of humanity.

In MCO timing like this, giving a hope to an agent and immediately let them realize that the hope is fake, you feel it yourself.

Made mistakes and continue the arrogant actions, i have no idea how's the rea life behavior of this person.

I just hope that all the forum participants here can STOP teasing, STOP sarcasm, STOP spreading salt on the wound, for the previous buyers who bought at higher price, now facing the problems and need to settle the problems while facing such cyber attack by anonymous.

Words come with power. You will never know your words might hurt someone in the heart and might serve as a trigger point for anyone to do harmful things. THINK, before you write. You might think it is funny but that's NOT FUN AT ALL!
