By the way I tried before reaching EMSO in 45 mins from Ulu Kelang on Sunday afternoon passing by Leisure Mall also. Of course not leisurely but somewhat fast when possible.

Great sharing, hopefully others can share their travel time too, regardless the location, peak or off peak.

Which route you are taking?

Setapak - MRR2 - Cheras Taman Midah (10 minutes) - grand saga - kajang (20 minutes) - saujana impian - silk/Lekas - EMSO (30 minutes)?

Oreo gor, no need warp speed lah..

Setapak to Semenyih about 40km, if average driving 80km/h, only need 30 minutes mah.

Of course traffic need to be smooth. From Setapak to Semenyih via cheras/MRR2 if not mistaken mostly highway road, only need to pass through 2 traffic lights if not mistaken. Traffic smooth definately doable.

Haha, I think most of us will avoid the peak hour. Only BBW need to have head to head comparison during peak hour, and must working in KLCC mah..

Actually if more people sharing about the time of travel, it will be good for us as reference too..

Oic, you are using Lebuhraya Pantai baru if not mistaken, from there you cut through kuchai lama and go into North-South highway, then from there turn into silk / kajang 2 highway...

How's the condition of MRR2 during night time? Have you ever use MRR2 to cheras? Always jam?

Perhaps that the time you need to sacrifice coz using MRR2 to Cheras, then from Cheras to EMSO, total toll one way only RM 1.00 only...

Quite a lot of discussionns and sharings about the distance travel and time taken for the journey. As a matter of fact we all know jam is pretty much unavoidable in city centre and lots of places. Just wondering other than the usual route you take to travel home / office, do you try using Waze which guides you to less jam routes? Although the distance could be longer, it is fairly compensated by shorter travel time with smoother traffic. I find it very useful.

MRR2 jam due to Ampang exit - heard they may do something about it like what they did for Pandan Indah exit, after that should be smooth drive all the way until you reach Cheras Leisure Mall, that too once finish construction should alleviate traffic a bit.

I went to semenyig hi tech park to look look see see. From PJ KD. About 1 hour .. 2 hour ++ both ways. Is a Sunday. Jammed up at Cheras Connaught. Maybe wrong way as I follow GPS

This seems to be the best way from KL provided you can clear the Tun Razak jam. Looks like this is my option from Jalan Ampang, otherwise have to make my way to MRR2 from Jalan Ampang or Pandan Jaya.

Yeah, after the MRT completion, the traffic near Cheras connaught there should be able to ease.

Dunno why they took off the barricade... Almost complete?

Nevertheless, the connecting road from site to jalan Semenyih already in shape.

I don't know exactly. I heard the architect firm boss explaining about EM concept....it was very enlightening when get to know the five water discharge points, topo, environmental impact, etc...I enjoyed it but some found it boring....

How do you compare this eco majestic master plan with others development such as eco sanctuary?

Heard about this MRT line 2 sometime ago. Hoping for the project to get the sanction to start as it will be another catalyst to property development near the areas of the routes.

Sharing one more term in DMC, perhaps most people already knew it.

"The said property shall be used strictly for private residential purpose only. The said property shall not, at any time, be used as a kindergarden, daycare center, office premise, housing of employee, hostel, religious center, place for political gatherings or assemblies for illegal, unlawful or immoral purpose which in the opinion of developer, may be injurious to the reputation of the project, and shall not be used, directly or indirectly, for any animal and poultry farming, housing or shelter of animals, business, commercial manufacturing, either light or heavy, parking of any vehicle which is directly or indirectly, related to business venture, storing and vending or for public entertainment or amusement."...

Wa..I can't put my fish tank (shelter of animals), can't work from home (office premise), can't play forex at home (business), .....

Yeah noted SEH has quite a lot of fun activities and I guess EM now is trying to catch up to get closer to the existing / prospective buyers. That's the good thing to have a strong rival next to it It's also a way to create awareness about their projects to the public other than those boring hard sell techniques.
Great idea too if they can share the future planning on Silver Square but I think perhaps this is still too early and still on their drawing board.

From Leonie firm..just wondering, last time as i remember during signing of SPA, i initial every pages of my SPA. Today, when go through the SPA back, i notice Schedule H page 1-15 didnt have my initial..asked my lawyer and he said it is standard agreement and no need for initial..is it true? and defect liability period of 36 month will be issued by EW upon VP via letter only

My page 1 - page 14 don't have my initial too. In addition, the whole DMC don't have my initial as well.

EM SA also confirm to me that the defect period is 36 months, though only 24 months is stated in the SPA.

Wondering why you don't need to initial on the DMC...

Not sure Jason gor, I think they have changed the documents. I am pretty sure I have put initial on all the SPA and DMC during signing. Perhaps need to contact my lawyer on this.

Sankor good wor... you can claim you know nuts about the restrictions as you have never initialled on the DMC. So you can freely run a religious centre, daycare centre, animal shelters etc

I also didnt notice and didnt check. Anyway if they changed it I wouldnt know also because when I signed it there was no time to read and legal clerk didnt bother to explain also until I asked and he just highlighted a few major points.

How could they say that. If that's the case, it's the negligence on their part for not ensuring the pages are initialled.

In that case, nothing much to do leh... my lawyer also said like that..but i really can't recalled which page i initialed..myb tenderloin buyer can help us..they just sign their s&p and dmc

I am quite sure they have done some changes. But I have looked into SPA and DMC, so far didn't found anything very unreasonable.

Perhaps Tenderfield buyers should beware of this.

If I no initialled, then means that part is not valid? Can the document be stamped in such a way? Is it any problem if not all pages are initialled?

As for DMC, it is not a STANDARD doc, hence it varies from 1 project to another.

The main purpose and intent for initialing = u have read, understood and agreed to be bound by the terms and conditions of the agreement that you are entering into, be it the SPA or the DMC.

But having said that, as long as your signature/thumb print is set/affixed on the signing page of the agreement in the presence of an Advocate & Solicitor or any other person of such authority, YOUR AGREEMENT WILL NEVER BE VOID EVEN THOUGH THERE IS NO INITIALING ON ANY OF THE PAGE IN THE AGREEMENT.
