price per sf?...strata freehold right?..with G & G..maintenance fees how much per sf then?

The starting price likely is for 20x70 with 2K BU - so you do the math for price psf. Yes strata free hold with G&G, the largest in KV.

Maintenance fee if I not forgot for terrace, Cradleloin is RM 0.10 psf based on land area size.

Price psf quite subjective, its ard RM 290 psf bfore 3% early birds for us previously. End lot, super end lot and corner lot definitely higher since price higher.

PSF price was RM290 - RM300 for Cradleton, for the coming new launch (Mereydale) it is likely to be higher.

I think Merrydale worth at least RM 330-350 psf since Cradleton was so hot during launching 3-4months back and esp some improvement was going to do for premium.

Built up 2019 sq ft is kinda good size for a 20x70 house as well as my fave 22x70 is 2259 sq ft, consider very very good for small family.

SEH coming phase 2, heard launch Saraca 22x75 first instead of another 2 sizes. Built up is abt 50 ft more than EM 20x70 and I believe the price sure about RM 650-660k
