For strata landed, owners jointly own the whole precinct. For cradleton, say 50acres (x 43560 sf) with 600 units means average 3600sf land per unit. If we use rm130psf land price of gentlebre, it comes to rm460k land cost per unit. Can assume like that kah?

For Sun preview, is it open for booking? The ipad slides of merrydale look very good with superb landscaping, 20x70 has 150sf builtup increase..however if it is priced at say rm706k vs cradleton rm586k, that is 120k increase and will the market accept this level?

They will also install cctv and intercom to improve security. I think they will add kitchen concrete top with sink.
EM packaged the pricing very well..on paper it looks like rm100k higher than cradleton but in terms of PSF, it s only slighly higher with enhanced features.
