I was there but dont know any of you. If not mistaken, I heard backyard for Merrydale is 20 ft and price will start from 700k. The talk a bit disappointing for me because not much reference to EM or any of the phases specifically, just about 5 mins mention of facade and not much else about the design throughout.

Happening this weekend..is it really good for purchaser?hmmmm

Like any VP, you don't get to see the whole place populated immediately. Even if the location is good. Need $ to fork out for reno (and a few months of reno), need time to clear defects, need holyman to pick right date. Some even , you wait for me, i wait for you la. Most already staying at current place and in no hurry to move. I am speaking for the own stay ppl. So if you still see it as ghost town, please don't immediately generalize this place with investor club couldn't flip or waiting to flip.

The ipad slides of merrydale look very good with superb landscaping, 20x70 has 150sf builtup increase..however if it is priced at say rm706k vs cradleton rm586k, that is 120k increase and will the market accept this level?
