Not sure corner gonna sapu or not i asked those small one 500+k all gone now is 740k not sure what type.

Oh, small small one gone since the very first day lo. Even loan rejected unit snapped up immediately. My fren wait damm long only able to secure one without 2nd thought. RM 740k u mentioned could be 22x75 with 2500+ built up

Now, the feeling and hype is not there yef bcz no show houses and show village, once it is ready, the response would be much better

No worry, got next phase.

Agree. But early phases in such huge township definitely needs holding power. We gotta hold a bit longer to see greater gain.

If compare buying now and sell 3 years later, against buy 3 years later but to sell 6 years later, I assume the 2nd one could get better profit.

I see 6-8 years is the best for me. Good number for me. Keklekekkek.

looks like EM is now being advertised in radio again. This time, it was on Tenderfields and classified it as "semi-d".

Did they just open up the balance Tenderfield units?

I dont have enough bullets for more than 1 unit, so forever chasing the wind. Hold 5-6 years sell for profit but wonder can upgrade or still stick to the same because prices overall also gone up?

Good question.

I have a plan made much earlier. In most of the existing townships in KV for more than 7-8 years, I saw that early phases buyer did not make huge profit after they flip immedaitely upon and 1 year after VP. But the subsale buyer of this prop, is even made more after this subsequent buyer flipped in the same period for upgrading and so.

There are a lot of uncertainty and unpredictable of property market, loan borrowing and personal wealth in coming 5-6 years ... we might change our decision in one year or so, and could be different strategy upon 5 years later.

In 5-6 years time, I could imagine to flip it and use the fund for the latest launch, a slightly more premium at improve location, spec, or size. Unless, in next 5-6 years, the loan borrowing capacity is still as tough as today, I might consider to keep it and treated it as, some price I couldnt buy again.

Tokeh u go in 20x70 right ? just now betahan go check out and still has some corner lot and the rest is 22x75.

Upcoming launch is s/d bolui buy lor.

Sales seems slow hor really respect all taikos that buy Em holding power really super duper kaw melakaw kaw.

Agree that it will be too early fo flip upon VP. For this EM project I think we should hold it longer until the whole township release its full potential which by that time the commercial activities in Silver Square are flourishing.

Semi D will be the reserved units of Tenderfields which I understand are to be launched bersama-sama dengan Merrydale, or if not, then Merrydale perhaps slightly later only. Entry price for Merrydale is RM680k - RM700k - sui bo?

Problem is i dont plan to live there and my intention is purely for investment.

Maybe sell current and live there hahaha.

Ya. 20x70, boh lui go for cluster. But my fave size was 22x70, row facing lake with premium price, tapi limited units and very early early sold.

Btw, the balance corner units might be with huge land size thus taking some time to sell, duely bcz of land size almost equal to inner house width and premium price. Once they launch the Merrydale or SEH launches their, this few units would slowly sold too.

Btw, market consider decent. The sales figure very tempted ans good dy. remember that this Cradleton is 612 units and not 61 units project which sold 70-80% in a day like other projects, comparing with recent or 2014 launches. For Tenderloin, with current pre open units sold at 80% ono consider good dy. i reckon the pre opened units already more than half of total 571 units ( guess so ) and this is only phase 1 of the very early township.

Some townships already matured, even got problem selling more than 80% of landed in a week.

I notice a lot of investors are keen to buy good projects, but just the matter of loan issues.

For own stay really is an amazing buy u wont get this anywhere in kl with that price. nod.gif nod.gif

Strong investor can easily buy in these cradleton, merrydale with one eyes close. Think need a bulk of money to backup after vp imagine 3k a mth 3 yrs 100k standby to serve the repayment.
