Hi guys, UEM Sunrise is going to launch a new township in Bangi, right next to Alam Sari by I&P group. Registration of interest now open at www.sereneheights.com.my.

Long awating township by sunrise ah.....just side by side with setia eco hill and seperate by lekas highway....this area is booming in the next 2 years...

Berapa lui? Gng like symphony hills? Reason pricing with gng and good landscaping can consider.

why they still call bangi? suppose kajang. look at alam sari. at first alam sari bangi now change to alam sari kajang.. if the access road is same as alam sari, it's bad.. bottleneck at ukm komuter very worse...

jalan reko to ukm is expanding now...hopefully these developers (inp, uem sunrise & PNB) can improve the infra/access else it gonna be worst there..

Just called their sales office, below are the information I get, their still yet to finalize the details:

Phase: 1st Phase
Type: Double Storey Terrace
Land size: 22x70
Built-up: +/- 2000sqft
Tenure: Freehold
Indicative Price: 500k++
Tentative launch date: Feb 2014

From my last visit to Alam Sari Sales Office, the SA informed me that there will be actually 3 entrances to Alam Sari (to be built in the future), which:

1. Jalan Reko - Passing through KTM, current only entrace
2. LEKAS - to be built in accordance to UEM Sunrise's Serene Height project which is on the right side of AS, but will be in the later part of the development
3. Bandar Seri Putra - Exit through Bandar Seri Putra, which I believe to be shared with Mah Sing South Ville City interchange, which is passing through PNB development's Bangi Estate. I was told this will be built earlier than LEKAS exit.

In fact, road widening at Alam Sari is on-going now, because Serene Heights and Bangi Estate will be using that road for the project development. That's the only road so far.

Sorry, missed that most important info. Updated in my post. Land size is 22x70. No confirmation yet if it's gated and guarded.

Guess there will be no contradiction with Alam Sari if they are not building large land size and built up units to compare head-to-head with them. So, all will have their market.

Wow, 22x70, with only 500k++...competitive to eco hill..

but sunrise o...never come out anything cheap so far...forsee will have another 15-20% increase when during real launch so i estimate the cheapest also 580k up...

This make real sense.

But, normally for a complete new township, the 1st phase will always be the cheapest. However, nothing is final until they come out with their selling plan.

The key point is the access connect to the develoment. if connect to LEKAS than superb

463.51 acres. Slightly bigger than Alam Sari, but smaller than Bangi Estate.

Serene heights is chosen to make it similar initials to Symphony Hills. But really Symp hills starts from 1M and serene heights is like mid to high end..

All the town roads inside Kajang is cramped with traffic cuz the townships are either old or built without any proper infra.
And, its circling the town - so, essentially, all development going forward need to have highway access - regardless how of many highway the connect with, connectivity is the key.
Hence, I still think this development is equally competitive to SEH only IF they have the accessibility and convenience; not better.

From the map, seems like there is exit from sungai tangkas, near the KTM bangi station.

From my last visit to Alam Sari Sales Office, the SA informed me that there will be actually 3 entrances to Alam Sari (to be built in the future), which:

1. Jalan Reko - Passing through KTM, current only entrace
2. LEKAS - to be built in accordance to UEM Sunrise's Serene Height project which is on the right side of AS, but will be in the later part of the development
3. Bandar Seri Putra - Exit through Bandar Seri Putra, which I believe to be shared with Mah Sing South Ville City interchange, which is passing through PNB development's Bangi Estate. I was told this will be built earlier than LEKAS exit.

In fact, road widening at Alam Sari is on-going now, because Serene Heights and Bangi Estate will be using that road for the project development. That's the only road so far.

There are plan to make the road bigger n to bangi baru n link to kl seremban highway.

this make going klia/puchong / putrajaya faster.

From the information I have, logically should be near to Alam Sari end. Because they are using Alam Sari road to enter the site, and the road widening construction work in undergoing now.

bro, just check with I&P and the confirm alam sari is using cement bricks. 90% of new projects last year and tis year is using cement bricks. Most ppl bought tis 2 years unknowingly their houses are completely made from cement bricks. Feel like making petisyen to housing ministry. A double storey 22x80 house cost 200k to built using cement bricks and clay bricks will cost 230k. UEM selling serena almost 600k but still continue using cement bricks. Come lets make official request for clay bricks. We dont want to be waterfish to this companies. Come sign official request all confirm buyers of serena heights. Nowdays they will only use clay bricks for project like bungalow where the unit cost above 2 million.

From my observations, only putrajaya holding used clay brick for its link hse..Other developers I.e sime darby, inp are using cement brick not just couple of years ago. It's quite long time ago..

In term of location I think Mah Sing is best until the new interchange is ready & second go to IOI Properties with their upcoming listing status next 15 January 2014 and their track record at Puchong. But for Serene it depend on the road connected to the location which I belived they may not use Jalan Bangi Lama and tap from I&P Development at the north side.

Compare three of them interm of how fast they start kick off the project I can say, Mah Sing got the land around 2011 launch end 2013. IOI Properties bought the land from Lion Group end 2012/early 2013 and target to launch mid 2014 and for UEM got the land on 2010 but plan to launch by 1sQ 2014. Maybe go for Bangi Avenue,...less known but maybe cheap price.

Got clubhouse? Went to the sales gallery last week, SA told me no clubhouse and not G&G. Lots of final details not available yet, only confirm on the project masterplan and house's design.

No clubhouse but got la commercial areas...are u sure no commercial lots? it's already gazetted. Looking at the layout, I bet they're gonna go with f+g.

N I think SH is targeting affordability not like TH..mebe coz TH bought the land(golf course)mahal oredi compared to SH(estate)

Bu I can't exactly recall but I think the biggest is 1900++...not sure which phase tho

There will be fence but no guard house. I was hoping that it will be gated and guarded.

There is commercial plot. Should be shop lots in future developements.

Now RM600K...22' x 70'..Built-up <2,100 sq.ft. No clubhouse.
Sound not intersting compare to Bdr Puter Bangi RM600K, 22' x 80', 2,700 sq.ft.

drove pass the site..

if they want to build the new link to highway, i think it is too close to the existing exit.. my take is they will just upgrade the existing trunk road and use the existing exit.. even Eco Hill also dont build a direct exit to Lekas.

in future, EcoHill, Serene Heights and Semenyih folks will share the same Semenyih Exit

My fren got 2.5 storey for less than 500k leh.. maybe earlier phase.. hmm.gif

I read the star few months ago, they did comparison on the land acquisition price between TH and Southville. Southville bought at much cheaper psf, compare to TH, but the price margin between both is noticeable

Too slow for this development. They got the land at 2010 but till now still not much progress. I think IOI Properties Bangi more faster even though they got the land at the end 2013.

But compare among each other mahsing most expensive..
Maybe BA is not in same league, serene n setia is a bit inside from main highway..
So consider mahsing VS Ioi..

Personally I'm looking at IOI, bangi avenue n serene..

Can't compare Aven with other. MS is charging the Toll infra cost into the projects. Aven can direct access to highway so hv to pay for premium. If the office blocks can successfully attract MNCs then very good potential. Hv to gamble if buy now.

Q2: Yes it can reach BSP to get to NSE but SH is closer to Lekas Bangi exit.

Let me understand better. To access to this a Serene height project site, one has to go thru Bangi exit or NSE and then Jalan Bangi Lama....and it can be reached via BSP and Lekas too....

Are those road four lanes (2 lanes for each direction or two lanes?

Let say from BSP to Lekas, how long does it take...?

I passby the location before, enter from seriputra/bkt mahkota toll, pass by bangi avenue, drive thru the winding road, its on ur left side..

If u drive further, u can reach semenyih n meeting up lekas toll if u turn left at the junction..

Agree with abuhanif, lekas is closer for SH..

A few info to share after having some chat with the SA when drop by the sales gallery yesterday:
1. Acacia will be single phase electrical wiring; Begonia 3 phase
2. Both will have have fence or guardhouse from developer
3. Acacia 1st floor all using homogeneous tiles; Bergonia 1st floor using engineered timber
4. 2 sizes for Bergonia, 22x70 (majority), and 1 row of 22x75; Acacia 22x70
5. 36 months to VP from S&P date as UEM wants to play safe on Syabas supply connection. Many new landed now don't get water even after VP
6. All individual title, freehold
7. Show house not ready for viewing yet
8. Balloting Invitation letter will be Mailed to registrants on Monday.
8. All 8 ponds in the township will be ready by the time VP for both acacia and Bergonia
9. Road connecting to Alam Sari will be ready by Acacia and Bergonia VP
10. No separate interchange to Lekas will be built by UEM
11. Address will be under Semenyih, not Kajang.
12. No water pump or alarm system will be given. No concealed aircond or hot water copper piping will be given. Only electrical points.
13. Lot size for link houses (intermediate) max. Will be 22x75, and no any larger land lot size.

I personally think that this Serene Heights project is on a different league compared to Alam Sari, which is just adjacent to it, and they launch this project some sort in a rush after a long delay.

According to SA, Acacia most probably will be sapu-ed by staffs.

I personally this AS will be on the higher league due to:
1. Lot size
2. Built material (I had a peep at the show unit although not fully completed, found that the ceiling height, material, single phase wiring is not as good compared to AS with default 3 phase, etc).
3. Accessibility at this point of time

SH is more on cost competitiveness to what I see and understand.

What I was told, largest lot size will be 22x75, I will not consider that as Superlink.

There will have semi-d and bungalow, but not planned yet. It only showed as "Future Developement', which is adjacent directly to AS border.

Even AS, last phase given water pump is Puisi 1. All upcoming phase will be no more water pump.

But Acacia with Single Phase electric wiring, this is what I didn't expect.

I think marketing strategy changed, even AS not the built-up is getting smaller, although they maintained the lot size. Hearsay from insider news, Puisi 4 will be 22x85, but built up ~1800sqft at 680k. Seems like market really slowed down, and developers are playing pricing war now, at least for AS and SH.

Luckily I never wait.

Not to bring down things, but you guys have plenty of choices around for this price, there's even subsales SEH Double storey posted for 500-550k price point.

But for a simplest explanation, single phase allows lower electrical load compared to 3 phase wiring. and of course, the later is more expensive for installation.

Currently you can still enter LEKAS but have to drive a bit on the old kg road, lekas got exit bangi. Using I&p alamsari road you will stuck jammed at at KTM bangi and jalan reko. Anyone going for for the launching this weekend?

I enjoy actualy drive from SH site to LEKAS exit..it nice kampung road with twist here and there...green and cool everyone. But if this Jalan Bangi Lama is not be upgraded in the future...advisable to use KL-Seremban Highway enter/exit at Bandar Puteri Bangi / Bandar Seri Putra Exit 213 Putra Mahkota.

Based on google map, from serene heights (point A, the border of Serene heights / Alam Sari) to UKM station is ~3km and to Reko's stations ~9km.

They will develop the road that leads to the LEKAS exit to 4 lanes. Meaning Lekas is SH primary entrance/exit.

Is this info confirmed? From Serene Height till the entrance of Lekas Semenyih is around 3km... So UEM Sunrise will upgrade this kampung road to 2 lanes each? If really so, then it will be a good news for SH..

I don't see much crowd today although tmr is for public. Today is for their loyalty card members.

I see Acacia (below 600k) more stickers than begonia (below 700k).

The SA told me they going to upgrade the old road of jalan bangi.

The minus point of this project, it is not fenced and no guard house. It is up to residents to diy. The house design look old school....pointed roof type.

Somehow Uem may be good in building mont kiara condo but come to landed, they fail to see the aspect of what buyer wants. Yes it is kg living style but in the middle of nowhere with no Security...hello Uem? Just like mkh developer.

I strongly hope that uemsunrise will built dual carriage way from serene height direct to north south highway and eventually link up to lekas highway. This will further enhance the accessibility of semenyih valley toward southern of greater k.l.

Sharing a video I captured from Semenyih Lekas junction till Serene Height... Distance about 3km, time taken around 3 minutes plus.. Today is lucky day as I do not follow a lorry..

The road condition is below satisfaction and the street lamps are just too scattered, bad for night driving..

If UEM really wish to tag into Lekas, they should try their best to upgrade these 3km road...

Lousy UEM, planning to get acasia, but after see the finishing immediately cancel, the exterior design seems ok, but interior old school template design, 1x1 tile in living room, 2nd and 3rd bathroom share toilet, straight stairs to second floor, only 1 phase electric, etc. The only pros for this project is the the cheap entry price 550k+ discount (can convert to dp). For bumi after discount need only to pay 6k dp. Corner is affordable to around 700k. I guess for investor this should be attractive with low entry cost.

Begonia is better in term of finishing but with the price point better go for eco hill or majestic . Its not even gated or guarded.

They are doing launching at wrong timing which property market is quite cool now. Plus F&G will be the minimum requurement for buyer nowday and strong competition from IOI, Setia and Eco World which having project nearby which having better concept & security.

Yeah, if PNB can jointly plan something in this area, it will be superb.. This is a very potential area as it is located in between Lekas and North South, 3 higher institutions (UKM, Nottingham, GMI) just within the vicinity. 2 KTM stations (Bangi and UKM) just very nearby and if they able to improve the infra, the potential on this piece of land is enormous..

Lol, that 3000 registered is from 2-3 years when their website start taking registration.
I got invited as well, but registered 2 years ago.

They forgotten to say, out of the 3000, how many more is interested and how many more went for balloting and how many obtained a unit.

Misleading figure.

From what I heard Syabas is playing hard to supply water to new development saying there is not enough water. This has been going on since last year. Not only these 2 project, a few other projects were also affected which caused delayed in VP. They are not taking risk of having to pay LDAP, I'm guessing.

If the water issue is the only reason the developer asks for consent (which already gotten?) for 3-yr completion and handover of vp, I think it's more for contingency plan. If water issue resolve or turns out not as bad as it expects, probably it will try to expedite the completion within the normal 2 yrs period so collection of billing will also be faster.

Just register your name maybe they will be a drop out later when the loan result start to come in

I do think this is still the best value around this area you only need 6k dp after all the discount to own a 22x70 terrace.

Just register your name maybe they will be a drop out later when the loan result start to come in

I do think this is still the best value around this area you only need 6k dp after all the discount to own a 22x70 terrace.

Sorry for making you confuse, if you read back my post i said this value for money but EW/EH is better if you decided on Begonia. I almost booked acasia but cancel after see the layout and finishing.

Price 1st, low mid income cannot afford 600k above. nowadays everything is money, all is expensive, ringgit no value anymore drop to the weakest level since a dollar peg was scrapped in 2005 during the Asian financial crisis 1998.

Security is no 2, hand over to police, rela, rukun tetangga etc etc

This Acacia is considered reasonably cheap at 550K considering its neighbour Alam Sari oredi selling above 700K although the latter's b/up and land area is bigger. So AS's sales also affected by SH! biggrin.gif

As per ad..price from RM717K. But as per launch that day if I'm not mistake only around RM650K...I m considering The Terresse 2 at Bandar Puteri Bangi now..pending loan approval. Location wise more near highway and more commercial activities and plus design and spec wise more better..fully extended house.

In terms of distance, Serene Height is closer to Setia Ecohill compare to BP Bangi...

There is a reason why it's cheap la bro - non G&G, non F&G, no interchage to LEKAS, new township etc. Developers must always start low prices for new townships to attract buyers & attention brows.gif
