They are doing launching at wrong timing which property market is quite cool now. Plus F&G will be the minimum requurement for buyer nowday and strong competition from IOI, Setia and Eco World which having project nearby which having better concept & security.

Ya. Sam gor. You are right. Connectivity is really a big issue and UEM should consider a new road to connect between semenyih & bandar seri putra since bangi estate also near to serene heights and both company under PNB. It should not be an issue to do that.

No..Bangi estate is a new project owned by PNB and just side by side with serene height. Both project also develop along jalan bangi lama.

BRE gor, 22x70 DSL sell at 668K but under 10/90 scheme. Meaning pay 10% downpayment and 90% payment after vpe only. Enjoy free interest during construction period. 2% additional rebate for early bird but not sure whether still provided to buyer now. Serene Height is good project but hope UEM can improve the jalan bangi lama road condition soonest possible lor...If gt chance, you must visit 22x70 show house at ecohill as their masteroom is super spacious and high ceiling...very nice.

No really gt 50K different as u need to know the construction interest may up to 22K. It is consider as DBIS project since no interest pay during construction period. In addition to the above, there is 2% rebate for early bird too as per what I understand earlier. After consider 22K free interest plus 2% rebate (RM13660), the different btw begonia & SEH2 22x70 is only RM15K but material wise SEH2 give better material than SEH1. I not sure about the material given by UEM for begonia.

Hope they wont give empty promised. Mah Sing also promised to built new NSE exchange at southville city but till today I do not see any construction start although their apartment construction is up to 70% stage now.

Actually it is no fair to buyer as buyer need to pay additional interest for one year. Gov should not simply allow developer to do this kind of extension since SEH & EM also never delay their project due to water supply issue.

I understand that UEM do not extend the period after s&p signed but just feel this kind of problem should be resolved before start selling the house to buyer. Of coz buyer is aware about the additional interest but UEM should slow down to charge buyer on progressive payment since they have 3 years construction period. If they fast fast complete the house but cannot handover to buyer. It is quite unfair to buyer too.

For SPS, they give free 6 months security initially but due to occupancy rate, they have extend it to 1 years for phase 2 terrace owner. For bungalow & semi-d, I think they do not enjoy any free security since they need to pay upfront maintenance fee for 6 months. Same to EW, I dun think their owner enjoy any free security service since it is strata titled property. However, EW did provide free UNIFI service for those owner who move in earlier.

SEH & EM is selling their landscaping, clubhouse, sport center in one package ma....but anyway I feel quite satisfied with the landscaping provided by sp as there is a small lake park called weeping meadow done by developer within our fencing area.

I bought phase 2 at SEH. I did consider SH before but after view tat location, I no really like it as inside kampung area.

Ya..maybe after setia nusantara start selling will look much better. I hope SPS can expand the existing jln bangi lama till eco hill link...at least more convenient for us to go PLUS highway.

I saw all the house has been completed ady..still need wait till Q1 2018? Actually I dun understand why serene height meet water issue but Ecohill & Eco Majestic still can vpe as per schedule.
