speaking from a Selayang resident of over 15 yrs, only Selayang mall is surviving... I won't say it's great but it's ok, still operating but so so only.
Mydin behind Selayang Mall attracted more customers though!
Selayang Capitol, previously Summit is gone (but recently saw some repainting activitiy at the side entrance, unsure what's their next plan though)
It's just not a place for mall as the spending group is not here. More low income group here making Mydin, Warta a better shopping place.
Engtex is building another mall beside Hospital Selayang but I doubt it too.
where are you staying? Are you familiar with this area?

Yes, not biased, but Selayang surrounding population can only support mass market mall and difficult to support higher end mall. Price is a major factor for shoppers around and in fact Selayang is a good place to look for certain bargain products

I think Selayang Mall is barely surviving. summit Square as good as half dead....they used to be doing okie when there are not many hypermarkets sprouting here and there. Maintenance in both malls are atrocious. dirty and dark parking areas....

Seriously I doubt mall can survive long in Selayang...maybe firt few years. The only best bet is not to sell retail lots individual otherwise confirm Tak Boleh Jalan..... hmm.gif

If not mistaken, the sales gallery is near Selayang hotspring area. If coming from EcoSky towards Rawang, after Caltex petrol station on your left, then go straight. You will see One Selayang on your left. The show gallery is just before the hotspring. You will not miss it, it will be on your left side. smile.gif

One of the reason also because of the bottleneck caused by the Bulatan Batu Caves, too much of car nowadays. Today we need come out at 615am, maybe after 3 years, we need go out at 530am, sound crazy, man !

The good things is dbkl has build a wall outside pasar borong and a car park under the fly over to avoid stupid people park on the left lane mad.gif

Hope they can expand the road that exit to roundabout.

Yeah, the WALL was built and it look quite nice and class, right ? with the Gold Word Pasar Selayang something ...But plp sitll park their car further up abit. every weekend morning, sure have traffic problem at there.

It is nearer to Tmn intan baiduri, KiPark, Laman Residensi, Jinjang, Beringin and turn EcoSky... Then Selayang , DPC.....

Kipark and taman intan baiduri are quite far apart. jinjang and laman residensi are closer to Jinjang kepong area. Would appreciate if can be more specific the exact location.

Went to the sales office yesterday, price not ready, only 2 types available: 53xsf and 62xsf, another sovo or sofo kind of thing and they call them "suite". Utilities will be base on commercial rate and not under schedule H, doubt it is doable in selayang area.

This first block is a L shape. The fact that the developer only choose to sell one side of the L shape tell one much about their confidence level. This side has 18 units per floor. There could be another 18 units or so on the other side. Building is 29 storey. Start from Level 9. Level 8 is the non confirmed facilities.

At site now, there are several heavy machinery now, probably ready for foundation work.

I went to their show unit, 6xx sqft. And yet at launching, so many uncertainties like dunno what facilities, quite steep maintenance fees and etc... sad.gif

Such an aggressive project with such high density at that level of pricing for this location

Either the developer did not do realistic market research or he know something I do not, wish them luck...

It appears to me that they consider having a shopping mall with cinema at podium floor is an irresistible USP. Summit Square, Selayang Mall , etc. have pretty lousy track record in that area. Maybe to them, low entry level is damn captivating. notworthy.gif

That Selayang Spring project next to the hot spring last time also had an ambitious plan for a shopping mall, now ended up abandoned project!

Managing a mall is no easy task...

From Selayang to Templer Park and then is not too far from one of the so called new growth property hotspot, Rawang!

I seriously doubt AEON will be coming otherwise they will put up the loge on the scaled model like how they put up for Holiday Villa.

Agree the info is quite limited at the moment since this is just the first preview. Talking to one officer (not the sales executive) knowing they are quite committed looking for the partners to get into the mall. The unit facilities are quite standard. Price from 360k to 400k+.

Yes, Holiday Villa is confirmed in. AEON will be Maxvalue, pacific mall will be in. In the discussion is bowling center, and GSC. Probably the retailers will consider the place due to the HV which may bring in some crowd apart from Selayang locals. The rest will be those fast food chain restaurants, e-service banking, clothes, telco etc...

My opinion is once all these confirmed, the price will definitely increase. Probably this can be seen during official launching. Confident level to such a project is 50-50 at this moment. Saw quite a lot of booking during this preview.

Many projects ard selayang area is shop-house+ condo and pure condo basis. Selayang mall and capitol are mall-basis. Star City could be a bit different. Let's see. The developer introduced similar concept at PJ and it has been fully sold off.

The development in Selayang is a bit less compare to other areas. To the north there are more hill area compare to southern part of Selangor. However, the growth of population and value in property in Selayang or Selangor North is at positive side.

Just get to know also the MRT Line 2 will include Selayang in plan. There would be at least one station in Selayang as the MRT corp estimated huge population from this area. Due to the MY gov's culture, probably we may not see the expected station by 2020 but it is just time matter. No one can confirm the location of Selayang MRT station however it is very close to Star City in proposal as the area is located in between Selayang Jaya/Utama/Intan Baiduri and Baru/MPS/Hospital Selayang.

Talking about the Selayang property and Star City, there are few condos newly built in this area lately. Not forgotten the Emerald 2 which is main competitor of Star City. However, E2's concept is street-mall. It is common to see Rm600k+ condo in Selayang nowadays. The landed second-hand property eg terrace house is priced in the range of 600k to 1.2m. With many developers slowing down the pace for launching new condo due to BN policy and coming GST, it did cool down market for a short while. Once this buffering period is over, the investor and buyer will go on hunting the property. Major cause is due to the growing number of population aged 30-40 yrs old who need to own house in these years. Comparing to other developing countries nearby, there are still room for the property value of MY to grow.

SC offers relatively smaller unit with denser population. This is against those who have get use to condo unit with 1000 to 1200sqf. in addition, the management fee of 0.35-0.40 is at a bit high side with commercial status in title. I am someone living ard that area. I did research when i decided to get one there. It is easier by just listening to SA making good stories for the unit you would like to get. But, it is always good for us to do research as such investment or purchasing committed us for more than 20 years.

There are information online from reports, properties talk, media news and so on. I couldn't tell about the source of MRT station location in Selayang however it has been reviewed in 2013 by MRT corp for their plan of Selayang-Serdang-Putrajaya line.

The opening of the mall and hotel info are from SA.

And personally i have been viewing many properties around the area for the past 6 months.
Just for your reference if you think the info is useful.

Not sure what will happen for the MRT2, but I dun think it will be near StarCity vicinity.
The reason is location wise, that area is not strategic. Near Hospital Selayang or Pasar Borong, maybe. smile.gif
I have also been staying in Selayang area for more than 20years.
I dun think there are huge population here in Selayang. Unlike Puchong or Kelana Jaya which can attract outsider to start family and buy houses there. Mostly buyers here are from younger generations who grow up in Kepong or Selayang vicinity. Just my 2 cents.

The scale of EcoSky and this StarCity are totally different class.
Regarding the high maintenance fees charged by StarCity, what facilites will they provide?
The USP is the hotel and mall. Residents who pay high maintenance fees are not using the hotel.
If they are charging 40cents psft, it will be among the highest in Selayang area (and yet not confirming the facilities they will provide).
Anyway, still hope that this StarCity will be successful, because it will make Selayang boom.
The Selayang Springs is a waste and an eyesore.

Just get to know also the MRT Line 2 will include Selayang in plan. There would be at least one station in Selayang as the MRT corp estimated huge population from this area. Due to the MY gov's culture, probably we may not see the expected station by 2020 but it is just time matter. No one can confirm the location of Selayang MRT station however it is very close to Star City in proposal as the area is located in between Selayang Jaya/Utama/Intan Baiduri and Baru/MPS/Hospital Selayang.

Talking about the Selayang property and Star City, there are few condos newly built in this area lately. Not forgotten the Emerald 2 which is main competitor of Star City. However, E2's concept is street-mall. It is common to see Rm600k+ condo in Selayang nowadays. The landed second-hand property eg terrace house is priced in the range of 600k to 1.2m. With many developers slowing down the pace for launching new condo due to BN policy and coming GST, it did cool down market for a short while. Once this buffering period is over, the investor and buyer will go on hunting the property. Major cause is due to the growing number of population aged 30-40 yrs old who need to own house in these years. Comparing to other developing countries nearby, there are still room for the property value of MY to grow.

SC offers relatively smaller unit with denser population. This is against those who have get use to condo unit with 1000 to 1200sqf. in addition, the management fee of 0.35-0.40 is at a bit high side with commercial status in title. However, some people manage to convert the utility under schedule H. I am not too sure if it is really feasible. 624sqf is preferred unit and based on the layout, 2 bedrooms can be ideally set up. The mall will start to operate end of 2015, hotel will be opened 2016/17. We can say the developer leaves one block for later development as "testing water" or it can be defined as "making larger profit" if things go expected at that area. Not forgotten also the EcoSky in Jalan Ipoh also left one block of area for future launching. We cant justify the confident level based on such plan.

If the price of property increase like this for the next 3 - 5 years, those who cant afford to get bigger unit may consider unit like Polaris due to the $. I see such trend in nearby countries, eg Bkk. A small family stays in less than 400 sqf condo unit. Or they may choose to stay somewhere further.

I am doing this constructively. Don't mean to discredit Polaris.

The surrounding areas are One Selayang, 162 Selayang and factories at opposite. Other adjacent areas are low cost flats.. Maybe you can walk around the place at night to get a feel of the surrounding. See what type of expats hang out there.

And no malls have been doing well in Selayang area. What make you think this one can make it?

I dun think any flyover will be built.
Around 1km ahead, there is an overhead bridge right after the hotspring. I think developer will not use extra cost to build flyover. hmm.gif

Selayang needs an ONG factor. Selayang Springs is very sad case.

Right now, I think Selayang needs a catalyst... and clear out some factories and MPS needs to buck up. Otherwise, I know alot of PR1MA might come here.

Just an update from my friend.
He almost booked a unit in Selayang Springs. Lucky for him.
He still keep track of the progress of that project, so he knows abit.
According to him, not the developer cabut. It is the Main Con who has cabut!!
This Main Con was invited to take over some other lousy contractor last time.
In the end, they also cabut. shocking.gif

And if not mistaken, the drawdown for Selayang Springs is almost at 50%.
So, like it or not, purchasers are paying RM300++ each month for the interest of loan (not yet even paying principal).
Really pity Selayang Springs purchasers. Hopefully some other contractor can take over the job and finish it. sweat.gif

Even if they come, it will be very small operation that may have little impact... Giant could be more suitable candidate....since Aeon nowadays prefer to build their own premise like BBT, metro prima, etc...

Strange, after contractors (main con and sub-con) complete their work and certified by architect then only the developer pay the main con. At the same time, the developer will notify the bank to release loan based on the progress billing. If the main con cabut, the developer just have to re-tender and award to the main con to complete the job, at worst would be higher cost rather than total abandon...

If Selayang Spring is under HDA, better still as the 50% collection after paying for the contractor claims are protected inside the HDA bank account. Unless the developer cannot service the bank loan and bank take action against developer

So which is which ar...?

SA said confirmed got AEON as tenant. A cinema also finalising coming in. The maintenance fee very steep, at 35-40cents psqft, seeing that they only provide quite basic facilities, nothing fancy. Only providing one carpark with no option to buy. Fully furnish, but can write in to developer before signing SPA to ask for discount if want bare unit without furnitures and fittings. Booking fee is RM5k. smile.gif

May I know how many units altogether? And how long the whole project takes to complete? I was thinking: does that mean MRT2 might not be coming to Selayang anytime soon because otherwise, developer would not have launched the project now. They would have waited until MRT2 is announced.

On the prospect of having AEON as anchor tenant, I think this one if confirmed will definitely make the project much more doable. How big is the AEON there? is there enough space? Just the supermarket or the whole departmental store?

Ecosky has exactly what u mention....factories, low cost flats, open burning in the plot of land behind at night....and possible toxins from a possible incinerator. Cant be choosy and have e best now especially in klang valley.

Initially my gut feel tell me, this concept may be quite well received by selayang people who may be deprived of such so called grand project in their locality and imagine it becomes the local talking point and selayang lang all feel proud to own a piece of it...

It's like the best of the best in a pool of average versus only being among one of the best in a pool with many many best...

Maybe the developer should launch the first block with a bang at a price that is irresistible and up the price along the way Or start with slightly bigger size (may be selayang people still find it hard to overcome the bite size unit mentality) and then maintain the selling price for future blocks but reduce the unit size along the way...it's the final profit that matters but with 4 blocks and first 2 blocks slow to move is quite jialat...

Based on previous launching price, RM500+/sf is quite pricey in Selayang area (some more surrounded by low-cost flats + factories).
Will go there jalan-jalan & enjoy aircond =)

-newly launched 800+ and 900+ units: These units reduce the number of total unit bcz they have re-design and offer bigger unit to fit to demand from their first preview.
-probably more parking lots open for sales. Currently one unit is given 1 car park lot.
-Ramp from Rawang has been proposed to be built. Traffic light junction from UiTM Med Faculty to Hospital Selayang. Both in the process of applying and pending to be approved.
-Shop lots are all rented, not for sales. GSC with 12 cineplex, AEON Maxvalue, Pacific Hypermarket have been confirmed.

Wow...GSC with 12 cineplex? hope that it really jadi as i'll be moving to that area once my house's ready...
i remember that there's also GSC inside Selayang Capital when i was still a teenager...somemore, gt the Store, McD , KFC, SugarBun and Funzones inside as well and the business is quite good also...but don't know why, all in a sudden, the Selayang Capital became like a ghost town...anybody can share about the reason for it?

Any idea when sp setia templer big pojek launching? Keep reading those old selfish nearby residents protesting about the projet...they dont mind buying projects at oter places but complain incessantly when projects near their homes citing traffo. Jams blablabla...i mean how can they be so selfish, denying other people to stay at the area, wat they want people to buy their property instead, they r mostly retirees and old yet only want themselves to sty there

I used to go Selayang Capitol when I was a teenager (last time it was called Summit Square). tongue.gif
I think it become a rundown shopping complex because the design of the shopping complex.
If you notice, there are inner layer shoplots and outer layer shoplots.
Those inner layer shoplots can survive at first because nearer to escalator.
Those tenants who own outer layer shoplots will have no business, thus converting the shops into store.
Anchor tenants like The Store, KFC and McD soon shifted out.

The Management of the shopping complex also did not perform. No superstars of HK visiting, no show, no events.
Unlike Selayang Mall which survive quite good even until today. The Management of Selayang Mall did some work to maintain business of tenants there. You can notice that Selayang Mall management converted the outer part to rent out to Subway, Chatime and others....
Even after the cinema next to the bowling alley closed down, Selayang Mall renovated it to rent to boutique shops.
Anyway, all of these sign0006.gif. Hahaha....

Hopefully the GSC can flourish here in Selayang.
The Aeon is also welcomed.
I do agree with Mashimaro1234 that living on top of a "ong" shopping complex is quite restless, definitely a no-no for me.

I am staying near by the spot, it has potential but not as like central area of KL, it locate next to main road to rawang, there are actually quite a lot of new development going on, semi D, terrace, condo along the road. Also the price of housing getting crazy in the central of KL, more people looking at the border land, Nilai, Puchong, Cyber, rawang etc. Rumor there will be a waterpark @ Rawang? well, nothing is impossible.

He still keep track of the progress of that project, so he knows abit.
According to him, not the developer cabut. It is the Main Con who has cabut!!
This Main Con was invited to take over some other lousy contractor last time.
In the end, they also cabut.  shocking.gif

And if not mistaken, the drawdown for Selayang Springs is almost at 50%.
So, like it or not, purchasers are paying RM300++ each month for the interest of loan (not yet even paying principal).
Really pity Selayang Springs purchasers. Hopefully some other contractor can take over the job and finish it. sweat.gif

Yesterday went to the showroom. Guess what? 855sqf and 9xxsqf only manage to sell few units.

One floor over 30 units and just imagine if 15 units came out together and waiting for the lift. How's about 20 floors...

Thus, the SA there have very bad services. All full of lies and negative point of view. I walk out in 10 minutes.

Confirmed Tenant is Aeon MaxValu, GSC, celebrity fitness, Holliday Villa Hotel, Uniqlo. Other are in discussions. There will be a flyover to the Mall from across the main road for easier access.

Mall will be completed first, then the Hotel and lastly the residential components.

when you pass by you only can see Holiday villa adv board.. which i think confirm they will come in..

others like GSC, uniqlo dont think so.. too small market from them..
or else GSC wont move out from Summit Square

GSC is being pulled in here and seems like everywhere that can offer them the lowest of the lowest rental. HAHA.

GSC is now present in alot of small malls in outstation towns.

it is commercial, they call it suite, but not following Schedule H, as such, not supposed to be residential unit. Check with the SA, bank only offer up to max 85%, some bank lower.

i working as site engineer at selayang star city, what can i say is.. it very different with another mall, coz it combine hotel, pent house and shopping complex, and up more than 30++ storey!.. so this is rare to see a high rise building on selayang..

Purchased a unit , pretty good at the price and along the bustling main road in selayang . Units in Polaris Suites will be completed by 2018 and hopefully everythg will be better by 2017 onwards smile.gif

I'd just back from the sales office, the Type A show unit is quite nice... after talking with the SA, I was being told that, this property cannot apply for EPF downpayment etc... is there such thing?

I think the developer offer consider good....5% deduct for downpayment, 4% deduct payment upon completion, SIS

I would like to hear other opinion as am a 1st time buyer.

Well in my opinion , its worth it , and how well it goes depends on how the mall is running, Am receiving my SIS in gradual sequence now, get a loan with flexi and pour in cash + SIS in the current account smile.gif

some points i could share with you:

it is a commercial title, 99 years leasehold.
bank loan usually 80% the max.
15km to KL (Tun Razak Road), traffic at Jalan Kuching.
Location wise ok. Apart from the malls, there are some shops nearby, including 99speedmart at walking distance.
The traffic nearby will definitely be improved after they construct those junctions (with u-shape arrows).
too early to say if there would be MRT service nearby but official news have been released that a proposed transportation link from Selayang (or Selayang Baru) connect to MRT 2.

Polaris Suites is almost finished with more than 85% sold. only the units at top few floors left.
Vega Suites could be started.
MRT station (stated as "new transportation system link to Selayang in MRT Line 2 proposal) will be located 10-15 min walking distance away.
i have a chat with the sales yesterday. The total area of the shopping mall (six floors) is bigger than One U old wing, expected to be opened second half of 2016.
Dedicated entrances for shoppers, the other entrances for residents. Residents can access their parking lot directly start from 4th floor.
Hotel has their own swimming pool (gated), the residents will have two swimming pools (kid and adult).

This piece of news was further clarified by the salesperson. The developer communicated with the authority directly and confirmed it is not a BRT or other train system. It is an extension of MRT (spur line) from Selayang to one of the stations in Line 2 (Personally i believe it could be S07 JinJang). The MRT station closest to StarCity will not be directly opposite to the SC building (nearby the bridge) but 10-15 min walking distance away. Therefore, the developer of SC has confirmed to extend the current bridge into the mall similar to what has been doing in metro-prima AEON Kepong. Do not trust this news 100% until it has been confirmed by MRT developer. Just my opinion.

I have been told by my friend who working as negotiator and he said that selayang MRT is called off instead the government will replace it with BRT. No exact reason been given but speculate the MRT is not able to connect the route along with jalan kuching. The MRT is set to be build along kepong until putrajaya, I do not know how true it is. Btw if the BRT is set then it is not a good idea. I visited taiwan early this year and find out taiwan had BRT for years. However taiwan BRT is running on surface rather than bridge (unlike our sunway BRT). However the local government is discussing to abolish the BRT because the BRT bus serve similar meaing with traditional public buses. Worse part is their BRT buses is extra long body which jam during peak hour (when it takes corner).

I am staying at Selayang for 20 over years, I don't see the potential of investing on star city. It is close to RM700 per sf and this price consider ceiling high at selayang area. The instalment per month is around 1.6k (538 sq), I don't think people willing to pay more than 1.4k to rent a 500 sq house. There are choices around selayang such as kipark selayang, selayang point, 162 residency and nearby got another big project lakepark.

Bad management caused summit died, Star City is manage by well known RCMC Sdn Bhd, plus when @0th Century Fox Theme Park completed in Genting, it will create spilling effect as tourist from south don't need to by-pass KL they stay at Holiday Villa Star City the directly go to Genting.

Since 2013 already got this starcity sales. Last saturday still saw the sales person of starcity property approaching public. 2 years still need to set up booth for sales. Looks like their sales is very bad. Maybe something wrong.

with such a big scale development, setting both to sell their unit doesnt mean anything. you may refer to TROPICANA GARDEN located at Kota Damansara. 2-3 year already their still unit un-sold.
IMHO i feel the mall of star city is workable compare to Emerald which is more inner side of selayang. and the road lead to emerald is not in ideal condition. starcity can attract rawang ppl and batu cave ppl come to shop instead of going to KL City. imaging so many of car will pass thru from and to rawang.

Basically by newspaper and tenant that have sign with the mall. Shops cannot compare to mall anyway

Different la. Their shopping mall & hotel complete first to build up the commercial value before residence come in. There is even another block yet launch (which yet to know whether office or residence)

Own your own unit with only RM3k booking

You can even go for HomeStay business with higher rental return as its convenient since there is hypermarket and cinema within walking distance.

Unit Size from studio to 3 rooms unit which is suitable for family as well.

Anyway interest, can look for..... smile.gif tq

unfortunately selayang has no lrt,mrt, or ktm within walking distance. The nearest is ktm batu caves which is 5km away. The last mrt line 2 planning Selayang-Putrajaya line is scrapped and will begin in Sg Buloh-Putrajaya instead. As someone living in Selayang for the past 20 years. I can pretty much say Selayang will not see any trains for the next 50 years. There is a proposed line connecting selayang to MRT line 2, but details are quite sketchy as of now and there's a high chance it will not take off. Buses? Even during off peak+- waiting time it will take you roughly about 2 hours just to get to kl

Here's the mrt line 2 map if you want to get the idea of the future planning, current status is "cadangan"

I am the owner of avenue d'vogue and two friends of my own a residential unit in centerstage and a commercial booth unit in centerstage.

I have a very bad experience with the developer. When I purchase of avenue d'vogue the marketing people says it is soho, the show unit is decorated as residential with bed and etc. the top floor is said to me common facility to the owner. It has 2-3 floors of shopping mall. When when I get the unit, it is a shock that we only get a pond insteas of a swiming pool at the top floor. The top floor is sold to private owner. The lower floor only has 1 floor shopping and half floor of canteen at 1st floor. VC are delivered without CCC on Nov 2015. The CCC is only available in feb/march 2016. But they start charging maintenance. Now I heard that they want to charge water minimum sum, i think is rm35/month, starting dec 2015 which the ccc is not obtained yet. The CCC is delivered with only 1 lift operating. After much complaint, 4 lifts are operation now. I heard rumors is the lift contractor didn't receive payment. On security side, the staircase door is not lock so anyone can go up to the unit. Other than that there is a shock when I see waterfall on the wall of my unit, eventhough developer are efficient in fixing it. The carpark and drive is a bit too narrow.

On the centerstage, tilea are cracking. Aircond host leaking and many other thing. The commercial booth at ground floor and 1st floor are empty but need to pay expensive maintenance every month. Today I heard that the owner association want to take legal action on the above and on a matter where they found out the the original plan is to build 2 basement but actual deliverable is less. I still cannot verify it.

However the experience is very similar in these two development project. I am not sure their selayang star city and the coming bukit nanas project.

I will stay away from this development as I feel uncertain to the deliverable which eventually pass to me. I am going to invest, so I will choose one developer which has more integrity and reduced the likelyhood to get surprise.

Good luck to all the potential buyer. I am still working with the developer and try to get fairness on what I purchased. Today, the customer service people still not able to come out with a date for meeting after a sudden postpone of meeting on the meeting day. Staff when MC. The manage on leave, donno whether it is on purpose, as the meeting is set weeks before and our group take leave to attend the meeting.

I am investor, I wish my investment is smooth sailing one. I take it as a lesson.

there is a hotel block on this mall where holiday villa will lease and manage for 10 years, no GRR but got minimum rental of about 5% for first few years, the hotel unit can buy or not?

It's 5% for the first two years and subsequently on a 45% profit sharing mechanism. Hence if their occupancy goes up, so does the payout and vice versa.

Then entry package might be good but the maintenance fee was quite high I think and there was an annual refurbishment fee of a few thousand per year.

I would say a good option for someone who can hold and flip but not if you're looking for immediate high monthly nett profit

Removing advertisement and name is not a good sign.

In a busy construction site, tower crane move almost non stop, many 4wd, cars park outside, lorry, cement mixer waiting for delivery. If these is not happening, could mean the developer is facing cash flow difficulty.

I am also one of the purchaser for this project. Asked my agent regarding it and he told me that the developer is renewing the graphic as the previous one color is faded. My agent also send me the photo that they installing the graphic and he said the installation will be done by this week. From what i see from the photo, i feel it should be no problem. blush.gif

Hopefully all will go smooth.

As for the Holiday Villa, the advertisement mentioned opening by 2017. But when I look at the construction side, the hotel room tower still not yet build.. and I heard there is the package whereby RM 200 k per room for holiday villa investment scheme. confused.gif

I'm the buyer of this project also. I has go to the site and look around, they got all new advertisement board and the project logo. I has ask the agent and he say the shopping mall will delay till mid of 2017. I guess developer is run out of cash flow, not sure. Hopefully the project wont stop like what nearby the selayang hot spring.

For mid 2017 opening, m&e installation and id works should have started by now.

If you see activities on site e.g mobile cranes moving, many workers, delivery, many cars/4wd park outside, etc than you need not worry.

Just get answer from SSC management, their company is obtaining bridging loan from two parties which are Dana Jamin and MBSB. Both parties have issued loan offer letter and waiting for finalize on the terms. Once they finalized the terms and loan has drawdown, the construction work will resume.

Letter of offer is one matter, could ssc fulfill conditions to drawdown? Existing lenders permit second charge? New lenders accept second charge or to take over the existing facility? does ssc have enough cash flow to sustain existing bridging loan interest? can ssc increase paid up capital?

Tengster Kor, i have a same though. basically is due to:-

1) selayang near to klcity, publica, hartamas; which is more happening
2) selayang need more of higher end development to sustain the mall. otherwise they will just go to other shopping center nearby
3) emerald avenue is a good example, even they tried so hard to bring in the fancy cafe and restaurant. but cant even attract people to visit.
customer in this area mostly student & people working in pasar borong.

So far Cant see any bright side for starcity. mega_shok.gif

At current market sentiment, new sales is not easy. Without significant new sales, bank is reluctant to lend. Further delay is not unexpected.

FYI, Now pending loan drawdown. The loan is approved. If any potential buyer or purchaser wish to have a look on the loan offer letter then may go to sales gallery to have a look for black and white proof. We hear this from management.

I'm wondering if there is anyone here who has purchased any units in the project. I was told by lawyers that they also don't quite understand why such a delay of over 6 months. Wanting to get a group of purchasers together. We need formal explanation.

This is a long shot... nothing in Malaysia Government plan mention about this. some development for example MCity has put the MRT Station in their brochure when it was launched 5 years ago and until now... the final alignment also yet to be seen.

Suggest you do not put this into the buying decision.

If you are one of the buyers, suggest you engage with KPKT and try to find out what happened... If you suspect element of abandon... you can furnish photos, document as backup. With Election is coming, KPKT may buck up and try to engage with developer for the development.

Just 2 cents suggestion.

It is very very hard for KPKT to announce a building as abandoned..may take 3-4 years bro..then the developer need to be wound up...kpkt appoint a liquidator..then need to appoint new contractor/developer to continue the project...the new guy will propose increase of price (profit mahh) so the buyers need to topup abit.

As I understood.. selayang star city has SOVO and residential components that opened for sale to public.

If you bought SOVO, the best is to check your SPA for LAD eligibility. Most likely developer already cover their back to minimize LAD exposure risk.

Not so easy to buy back if the project not completed yet... as the legal ownership still not handover to buyers yet.

If the project already VP, why still want to sell back at cost? Unless the market price drop below developer price and FAR guarantee the buy back price.

no worry after some time people will forget what did happen in selayang.

1. Dev Manage to secure funds from HK

2. Waiting for approval from BNM before the funds can be disburse.

3. The moment funds are disbursed, 90 days is the time needed to start construction again.

So yes there will be delay, but should still within the 48 months as per SPA

(dont ask me for more updates, i just got this update from someone that deals direct with developer)

Not that funds is not available from local banks. Not long ago, someone claimed loan agreement signed with a local bank. If the developer couldn't obtain loan from local bank; how realistic is funds from HK?

Can anybody share reason why sifu advise you to buy this project? I don't think it is fair to blame 100% on someone else recommend. I'm sure nobody hope for project to be abandoned. If you buy based on someone else recommend you need to agree with the analysis make sense to you only buy. Dont just close eyes and follow then blame others who maybe also invested and stuck like you. So back to the original analysis why was selayang star city promoted as good buy?
