But they start charging maintenance. Now I heard that they want to charge water minimum sum, i think is rm35/month, starting dec 2015 which the ccc is not obtained yet. The CCC is delivered with only 1 lift operating. After much complaint, 4 lifts are operation now. I heard rumors is the lift contractor didn't receive payment. On security side, the staircase door is not lock so anyone can go up to the unit. Other than that there is a shock when I see waterfall on the wall of my unit, eventhough developer are efficient in fixing it. The carpark and drive is a bit too narrow.

On the centerstage, tilea are cracking. Aircond host leaking and many other thing. The commercial booth at ground floor and 1st floor are empty but need to pay expensive maintenance every month. Today I heard that the owner association want to take legal action on the above and on a matter where they found out the the original plan is to build 2 basement but actual deliverable is less. I still cannot verify it.

However the experience is very similar in these two development project. I am not sure their selayang star city and the coming bukit nanas project.

I will stay away from this development as I feel uncertain to the deliverable which eventually pass to me. I am going to invest, so I will choose one developer which has more integrity and reduced the likelyhood to get surprise.

Good luck to all the potential buyer. I am still working with the developer and try to get fairness on what I purchased. Today, the customer service people still not able to come out with a date for meeting after a sudden postpone of meeting on the meeting day. Staff when MC. The manage on leave, donno whether it is on purpose, as the meeting is set weeks before and our group take leave to attend the meeting.

I am investor, I wish my investment is smooth sailing one. I take it as a lesson.

Holiday inn is a hotel management company, they don't normally invest, own, buy or lease the property. Similarly, maxvalue is a potential tenant, probably only non binding LOI or MoU was signed at this stage.

Removing advertisement and name is not a good sign.

In a busy construction site, tower crane move almost non stop, many 4wd, cars park outside, lorry, cement mixer waiting for delivery. If these is not happening, could mean the developer is facing cash flow difficulty.

For mid 2017 opening, m&e installation and id works should have started by now.

If you see activities on site e.g mobile cranes moving, many workers, delivery, many cars/4wd park outside, etc than you need not worry.

Letter of offer is one matter, could ssc fulfill conditions to drawdown? Existing lenders permit second charge? New lenders accept second charge or to take over the existing facility? does ssc have enough cash flow to sustain existing bridging loan interest? can ssc increase paid up capital?

More questions than answer.

At current market sentiment, new sales is not easy. Without significant new sales, bank is reluctant to lend. Further delay is not unexpected.
