Wahh,... bro is really advanced,... now comparing between props and SG REITs,... I did this comparison 10 years ago... and I preferred SG REITs. Easier to dispose, and will get currency appreciation too.

And 'can get SG investor friends and girl-friends too',.... haha,...

But on the serious side,... I'm still keeping my commercial properties, have not disposed, these props will give me stability of income,...

sigh didnt manage to sell FLT when it was easily 1.07-1.075, today 1.05 only...

but whats the rationale behind the reasoning? Isnt a "buy" pick will entice more retail investors to come in instead of going out?

did not sell.. waiting for 1.10.

Singapore is more regulated.. Coz my stocks selection with SGX is more long term so, unless co-incidently free and sitting in front of PC then will do a sell or buy.

In M'sia.. if broker give buy call.. for me means.. QUICKLY SELL....
my simple guideline is up 8% in a day just sell.

Or else how to make fast $$$?

Must have willing buyer and willing seller at all times.

Broker dun give any buy calls the counter will just zzzzzz....

I believe the selloff is caused by the expected rights issue. They have already mentioned that the acquisitions will be funded by both debt and equity...

i previously did a comparison on buying property in KL or M/S Reits instead.

Property

Pro: High appreciation

Con: Who to sell later? tenant problem, cukai pintu, cukai tanah, insurance premium etc...

M/S Reit

Pro: Liquidity and consistent dividend (as in money keep coming not the up and down)

Con: hmm.gif hmm.gif loss making in terms of share prices?

p/s: those who owns property don't shoot me oh. icon_question.gif

Unless one is investing in reit with leverage, if not, you can't really compare between them.

Reit also can have high appreciation if one bought at right time, typically buying reit at distressed time.
Now probably can't have too much appreciation, as most reit are fairly/fully valued across.

The discount of reit price was way huge than property during market panic time specifically during 2008.

One is apple, one is orange.
It depends on individual preference.
If both also like, then I don't see why not.

yes i agree on the fact that it's actually comparing apple and orange as both serves different function.

if a friend were to ask if you own a property but you don't own any property, only reits. does it consider/technically that you own a property and comparable with a person who owns a property?

long story short

A owns a residential property = property owner

B owns MY reits = property owner? hmm.gif or the correct term should be labelled as a shareholder instead?

Shareholder is more a right term.

Unit holders for REITS?
Understand the term are slightly different compare to other shares / stock.

But cant deny that comparisons still can be made for REIT and property. One may perform better than the other as the criteria mentioned above.
Choosing the right one also another topic.

reason asking was recently met a reit investor who doesn't own an property, hence the question are you a property owner or just a shareholder? which term sounds more... proud in the ears of commoner? hmm.gif
