not next..118 footcourt right hand side is connaught avenue then this condo should be left hand side. i think is opposite. is near phonexi plaza and future mrt.

I think this location is not Alam Damai.

It's in Tmn Len Sen.

Location wise I think it's nice but should choose your unit carefully as you do not want to face the "pond" south-east/east of the condo.

this is exactly a very small scale of land located at the old surau site / alam damai sales office...opposite 118 foodcourt.
titled ALAM DAMAI is totally misleading... this is TMN LEN SEN! Looks like it will be superb high densed.
Access is the only 1 lane road which built since 30years ago.... unless the developer can build a ramp directly coming from phoenix plaza main access.
Connaught avenue will be the direct benchmark for this project!

D'maxim developer director is one of platinum victory (pv) director ,i think should be quite experience in condo gua,i also have 1 unit at pv5 ,finishing not bad

Should be leasehold. Its located at the land of previous alam damai sales office.

This is not alam damai so it wont share the same beautiful landscaping. Next to it is the few rows of old len sen houses.

Access would be headache as the road is small unless developer do something about it in the future.

Hopefully would be better than Connought Avenue. Lets wait for the final price and see if its a BBB. Near rejuvenated Phoenix plaza and MRT yo.

if this place is walkable to MRT station, it will be a very nice location to stay in. Summore very near to foods and supermarket and future phoenix plaza.

it just take a few minute to walk to 118 foot court + econsave, mrt confirm is walking distance but i think have to walk around 10minutes.

the access road is a concern. it's gonna be congested in that area, with only one way in and out.

i'd like to know the developer's plan on the access road.

also, Connaught Avenue may block the KLCC view. the 'artist impression' of the view is very misleading.

maybe in future there have another road for exit, like taman connaught last time only 1 exit which in place at taman connaught pasar malam. But in future who knows?

For those investor have to consider about the traffic whether you accept it or not before you buy.

erm...that is 480/sqft ler..

anyway, if it is 400/sqft for 1000sqft still not bad, though not a must buy project. but if after discount is less than 400/sqft then is really tempted.

Any idea what is the nearest other project with similar size? Bcz Altitude236 is Alam Damai n consider high end project.

2 or 3 bedrooms pricibg is ideal if RM 400 psf but Studio can make it or not at Cheras?

The 600 sq ft plus studio is consider not small and if RM 288k, still buy able and if the market rental can fetch min RM 1.5k, then it is doable.

Not all studio or soho would have rental return, bcz in 3 years time, the supply of studio n soho quite a lot...

i agree.

one major thing that the developer needs to confirm is the entrance/exit road; future roads not considered, want to know roads that developer will definitely build for this project.

dangerous..high possiblity of car ramp and fall from the overhead road...
this as well as land slide problem...there is one SURAU just opposite...

dont forget, SUKE ELEVATED highway going to passby its side, not too far, max is 100-200m...

really dont know how can this place build condo and can stay in...whole environment very cramp...

i called too. the price is RM380 psf onwards. the company name is not PV, but Meridian Maxim Sdn Bhd. the developer of Sentul Prime.

There is another forum thread for Sentul Prime. not good man, the project has been delayed for more than one year after they collected the booking fee from buyers.

so many bad factors around this project... hmmm

Therehas been info from developer that they are going to connect a bridge to the commercial block beside it and from that commercial block another bridge to phoenix plaza. Which means if you are taking the future MRT, its just walking thru the bridges to maxim residence.

Completion in mid 2016. By then the MRT should be ready?

It has gym, bbq area, children playground, pool and multi purpose hall. The commercial area has 2 floors i think (cant remember).
All 3rooms are kl view, the rest are pool view.
As i know block A still has some unbooked yet.
I think officially launch in april or may 2013. Until then only the materials are given.

They have 1room, 2 rooms and 3rooms
1room at 600+sqf, 2rooms 800+sqf and 3rooms 1000+sqf
All are given 1 car park only.

Pricing from Rm380/sqf up. Comes with DIBS.

Now is just booking only, not downpayment.

comparing this with Deskye condo which also opened for booking around the same time, which one do you think got more upside potential?

IMHO, although Maxim is leasehold, i feel more ppl are interested in this than Deskye. Manyak agent posted Deskye here and another forum but no responses from tkttt.

the location also better than Deskye, got MRT station nearby and chinese eatery.

For me, this project is totally Not worth to look at it :
1. The entire project going to be affected by SUKE Highway which is max 100m away. Most likely facing LenSeng view.
2. Back of the project is the exisiting highway bridge which build on the escalated land (danger of vehicle falling from the higway)
3. Backing slope side...(possible landslide)
4. Unknown developer (danger of project abandon).
5. Behind this project is a big INDAH WATER POOL (which used to process SHIT)..prepare to enjoy the good smell tongue.gif

Feel free to comment on these few points.

Im interested between an area. How much & sqft all facing kl view?
If kl view, possible near 240kv high tension cable? I try avoid it if possible.
I visit another project at segar perdana, The Mark have 185m above sea level & facing leisure mall, kl & pj.
Also you city but almost sold out.

Seems I have 2 choice only.

1. Dont exactly think this is an issue if one were to take units which are not facing Len Seng
2. Ummm..again dont think this is an issue coz nv heard of that area being accident prone or any prior accidents happened (doesnt mean it'll nv happen in future la)

4. Yup, this is definitely one of my main concern. Although there are ties with PV but this is a new developer alltogether with technically no track record
5. Sh*t pool is nearby but still considered some distance away..nv encountered any unpleasant smells at the food court though. Hence to mitigate possible smells (if any), the KL view units would be preferred

Agree with babana on the points as myself have been living around that area for sometime.

Elevated area is the commercial area.

Kl view will not be blocked if one were to take higher floors but still overlooking the high tension cables. Nearest to the HT cables are connaught avenue. Last I heard additional car parks may be sold, but not confirmed.

The suke is not near this site. It's parallel the old shop lot of Len Seng then turn out thru the hill side semi d just beside the old flat. I heard there are 8 bangalow the suke will compensate 6 units and not the other 2. If u refer to the suke route map. From there connect to segar perdana up hill again join the ampang teratai.

agreed on the point of kl view units will not be obstructed by higher floor units...but its actually more of the highest floor units (lvl 27 and above), which costs at least 20-30k of a premium compared to the rest coz of the bigger lanai. i'd go for the lower floor units in terms of investment perspective coz its more of a waste of space but its prolly diff for own stay.

1. What do you think on the value of this property if landslide is really happen at the slope ? (even thought is at commercial side,which i doubt so ?)
shall that caused by the soil destraction due to the land which currently support the base of the overhead bridge being diminishing..?
2. SUKE highway, i am not sure how far from the highway is consider healthy and good for stay..but apparently even thought those unit facing KLCC might be max 1km away from the highway bridge.

tink those who bought new frm developer during launching in 2009 is laughing all the way to the bank edi...launch price was abt RM200k-ish if i dont remember it wrongly. a search on iprop shows current rentals at RM1.3k - RM1.5k lvl...but bearing in mind the mrt is not up yet at the moment. not sure if there are active transactions or these are merely asking prices.

am more concerned on the upkeep/maintenance of connaught coz upon the mrt's completion in 3-4 yrs time, maxim will be brand new whereas connaught avenue would be abt 4-5 yrs old then. if the maintenance is less den satisfactory, maxim would def have an edge over connaught in time to come.

can any vested taikors / taiche's in connaught avenue share with us on the standard of security/maintenance over there?

no worries. the construction site is actually the site for the commercial area. this maxim's site habuk pun takdak...not even any signage or hoardings. no idea on the ingress/egress (car exit) as well, which i think is very important to determine the apmt's accessibility. am speculating the main entrance will be opposite the food court but will need more info to confirm.

I heard there should be two entry points. One is on the direct flyover to the sharp corner (they will open a road there to go in) and the other would be at the traffic lights there. This again needs to confirm.

If you want to know how close it is, you need to go there to see. As I know, the TNB pylon is nearest to connaught avenue. Maxim is further away.

Generally pool view are easier to sell. But all the 3 rooms unit are not facing pool but kl view..... wink.gif

Was told the same that there will be a bridge linking the next commercial project and then link to phoenix. Even if no bridge, walking to phoenix isnt far.

DIBS also had been factor into the pricing. And no discount means 10% dp which is upfront capital payment.

Maybe purchasers now prefer DIBS than the discount if given a choice?

personally prefer something concrete/sold and exist before committing few hundreds thousand investment....

things will be complicated if it gonna rely other development and link the bridge to phoenix....

first thing, will the new other development/owner allow maxim residents to use this bridge? what's the arrangements?

2nd, if cannot, are they have their own resources/alternative to overcome this?? (unless the Dev is Dijaya/SP Setia with proven track record)

anyway, psf is rather reasonable coupled with DIBS package which ll definitely make this a home for good owner-occupancy.

Design Ok IMHO, but might looked dated few years down the road. It's always a trade off between good looks and asking price. Futuristic looks such as Capers comes with big price tag.

In Cheras it's ok to ignore the design as the area here mostly for mid class, ppl consider the price before the design

For me, long history does not means strong track record...i might be more conservative...anyway, if this project build by big developer, definitely not going to be this price any more...high risk high return...
That why i believe YouCity by PJ developement is more expensive...

Some of the forumer talking on the linking bridge to MRT...i not sure how it can be build..currently there are two overhead bridge divide this project with the other side Cheras Centra, you can see the slope from the project site....where some of the forumer mention is at commercial site of this project where landslide problem is not a concern...

Thanks. I was told by the SA that the commercial part will be build by Accolade but I couldn't find the website until now. There's a large part of land at this area belonging to this developer if u look at the website. Hopefully they don't screw up on this. Most probably there'll build a tunnel or bridge linking these two area.

The mrt is just opposite phoenix and it has been said that there will be a bridge across the cheras-kajang hghway from phoenix to the mrt. The maxim or the commercial lots (land being cleared now) is walking distance to phoenix and mrt.

but i wonder how that area can fit in so many block of office building without any new route to channel out the traffic ?

thank God a few years back, they opened up a new road access from Alam Damai/Bkt Mandarina to Desa Tun Razak/Bdr Tasik Selatan (a cliff had to be carved out for this access) that diverted some traffic from this area. but with the SUKE coming up, there's a possibility that the traffic will increase to this area.

The price of RM400 psf for D Maxim seems very attractive, especially when near MRT. However, my biggest concern are
1) The new SUKU highway only about 200 meters infront.
2) Any impending recession in the next 3 years...especially as property prices are NOT cheap nowadays. Connaught was launched at Rm200 psf only 3 years ago....

What I have been informed is that the project is run by Meridian XXX Sdn bhd (forgot the name ady) which the boss is one of the directors in PV. So, one of the directors in PV doesn't mean the developer IS PV. I am neither recommending or rejecting this project, just to share the info with all concerned forumers. Peace ya icon_rolleyes.gif

Their maiden residential project is Sentul Prime condo.

One thing good for this project is location only[/SIZE[SIZE=7]]...other than that ie environment/developer/design etc...not really attractive..especially the environment..do you all notice there is one big Indah Water "shit pool" at the back ? ...wonder contribute any smell or not to this area...+ SUKE sound...cant imagine..!!!...

Have you been to the area? Its not behind the indah water pond la... THe first to get the "smell" would be the school and the commercial lots. Its further away from the pond...

i think you misunderstand what i mean...if go for landed...can scrify far ie up to seremban...
if condo, since many choices..probably get a nearer and better environment area but of course with affordable budget...

understand you had a unit there right ?..wish you happy living there.

FYI..i m not sour grape on this Maxim...i already know this project even before it launched...just gentle sharing of actual live experience, not sure you had notice, i did not put terrible traffic jam either..

There is East West Link to PJ/MV area, and a Jalan Loke Yew to KLCC/KL area infront this development.
Plus.... there is a future MRT station nearby can easily access to Bandar Utama, 1U, PJ area or KL area.

A sharp buyer/investor/home buyer, will definitely see all this Great point.

thanks for your valid concern. buyers should make informed decision before buying anything. the way you say it is like the jam is only for this condo instead of the whole area. lol. at least it's already halfway through the jam compare to those living in kajang/semenyih. i'll go and experience the jam after cny. peace.

i also booked a unit. my view is jam is better than no jam. jam means theres a lot of people around the area, means many facilities and it is convenient. People there love the area. No jam means less people. the area is less 'Ong'. Means less facilities, less shop, people dont like to go.

Subang, Damansara, Puchong, the more jam, the more people go. People hate jam, but love the area.

Do not think so, that's why booking fee was deposited with the developer's lawyer as stakeholder, no risk to buyers, worst case get the RM2K refunded if the DO screwed. I personally hope the SPA signing not to be so soon... my partners and I booked 3 units of 1050sf

Terbalik from other proj. This one big size is hot especially the corner but small size tak laku. Corner 3 bedders 1050sf only 400k up. Value buy in this location.

Just got info. Say now no more DIBS from initially promised... but give 5% disc. So now only need to pay 5% downpayment.

BUT those who purchased 3 bedroom compulsory need to purchase another parking lot at 25K!!! mad.gif
Anyone kena this??? Agreed then later add this carpark...

Those who purchase 1 or 2 bedroom have the option, not compulsory.

Now put extra and even change the terms becoz selling hot.
Later also can sell reject unit at higher price make more bucks.

The price is more or less thr same as when u booked. 5pc rebate (never promised) net 25k additional cp. It doesnt change the deal. Now almost same price with additional cp.

Developer cannot offer DIBS but giving out 5% rebate. I think it's a fair deal.
But even if they didn't offer any rebate at all, i think all available unit sure will be taken very fast.. looking at its location

apparently it'll take 4 yrs instead of the usual 3 yrs for completion of this project, hence they prolly opted for 5% disc instead of DIBS to the purchasers. but yea, my concern is also of the non-movement of the project...with lalangs n the abandoned alam damai showroom still there upon my visit to the site last week. high risk high returns i guess. cant find anywhere for a sub-RM400 psf 3r 2b condo with a decent facade nx to a monorail station at that location...only if execution can be done that is!

from what i understand, we are able to obtain financing for the carpark also. hence, it works as follows:
assuming purchase price RM420k
carpark RM25k
d/p for condo: 90% x RM420k = RM42k (-5% discount) = RM21k
d/p for carpark: 90% x RM25k = RM2.5k

total d/p: RM21k + RM2.5k = RM23.5k

Guys, the reason I am asking if all 3bedroom really is compulsory to purchase the extra carpark cos my sis in law also a 3room was not told about the need to buy extra carpark. Which this is fishy. I am waiting for an aunt who booked 2units of 3rooms to give me the confirmation if she was told to buy compulsory extra carpark.

i was told its compulsory. besides, would prefer for the 3r 2b unit to have 2 carparks instead of 1 for the main reasons:
i) for renting purposes, 1 carpark is definitely not enough for tenants, unless a single person with 1 car is renting the whole unit which is unlikely
ii) no perimeter to park the car outside the condo compound if you have more than 1 car as its a 1-lane road in front of the condo
iii) if most of the other 3r 2b units have 2 carparks whereas ur unit only has 1, it would be harder to sell/flip later

Apparently one of the proposed intersection station between KVMRT 1 (Sungai Buloh-Kajang Line) and KVMRT 2 (Sg Buloh-Serdang-Putrajaya line) will be at Plaza Phoenix. I really hope this becomes reality.

1. No more DIBS

2. Downpayment is 5%

3. Construction time is 4 years.

the condo is safe from slope. only the cheras centre point is facing slope. i've done my research

Accordingly was told no official launched coz already fully booked advise to apply loan now & those rejected unit will be revised their selling price approx. 10% upward rclxms.gif
Oh ya the slope is everybody concern hopefully our neighbor will attend to it seriously coz I believe they wud not want any unfortunate incident happened to their commercial project as well.

yea, they're chasing us to apply for loan but apparently they havent even furnished the respective info to some of the panel bankers (i.e. cimb & ocbc). uob has approved my loan but is providing very unfavourable terms..

It was suppose to be DIBS initially but now it's not. They are giving a 5% discount to offset the price.

Just a thought, would it be possible for TS to change the topic title to reflect the new project name? If the MRT Line 2 is approved, then Phoenix Plaza station will be Main station for the 2 MRT lines. Then the property prices will go up again.

Besides cheras centre point n walking distance to pheonix mrt via centre point. 400psf up..potential mrt2 interchange stop also. Cant find any cheaper. Problem is..can u get one. Emmm..

I just signed my SPA. the tenure is 99 years from 2013. They have not almagated all the parcel of land yet so there may be a parcel or 2 with a 92 years tenure. rclxub.gif

hello all, update: I've signed my SPA last Saturday, now awaiting stamping and will be handed a copy of the SPA (tentative 1 month).

Also, for those who have yet to sign SPA, do be cautious of this lawyer named Veronica; she came across as very "rushing" the process. When I entered she didnt even bothered introducing herself, all she did was ask me to sit down and started pointing at the documents and ask me sign. When I requested for her to walk me through the documents, she replied "ok can u sign first".. @@

In the end I told her I'm not comfortable signing, went down to the developer's office, complained, and had Ms.Ko (seems to be the manager) attended to me; and she was a complete opposite.

I understood the SPA, including its terms and conditions, and happily signed and paid the downpayment biggrin.gif

The sales office is so quiet. It's just me signing the S&P yesterday afternoon without a lawyer present.

s&p is done, next waiting for loan agreement to be sign. i've asked for a brochure but not yet printed. staff say earthworks will begin this month end

was told by the developer today that for those units not signed s&p by next week, price is gonna be increased by at least 10% or more. btw, earthworks have just begun on the site smile.gif

Will it still be a good buy when available units are released from previous bookings but with 10% increase?

Or in another way, how much % increase is considered acceptable, considering all the good points of this project?

even with the 10% increase, its gonna be approx RM450 psf...which ranks among the cheapest new developments within walking distance to the upcoming mrt. comparing to youcity @ RM600 psf, i reckon its still a good buy. if the increase is 20%...hmmmm... hmm.gif

Today received a call from banker , regarding the loan there was a loan agreement fees to be charges around 5k to 7k , is it can waive ? Do u all know about this charges ?

yups, legal fees for loan agreement is not subsidised for this project. what u could do is to ask your banker to factor in the fees into ur loan as well wink.gif

Was told that 15th July is the latest date to sign the snp for those who booked earlier...

after this date they will be able to know how many units will be available. No mentioned it was going for price increase...

Just pass by there just now to have a look, currently they hv clear the land and the old I&P show unit house also tear down completely. It seem they carry out the land clearing very fast, and can see this place suddenly with ample of space.

I have talked to the Sales rep. They still have units on hand. Please call sales rep. Probably you will be in the waiting list.
