For me, this project is totally Not worth to look at it :
1. The entire project going to be affected by SUKE Highway which is max 100m away. Most likely facing LenSeng view. 2. Back of the project is the exisiting highway bridge which build on the escalated land (danger of vehicle falling from the higway) 3. Backing slope side...(possible landslide) 4. Unknown developer (danger of project abandon). 5. Behind this project is a big INDAH WATER POOL (which used to process SHIT)..prepare to enjoy the good smell Feel free to comment on these few points. 1. What do you think on the value of this property if landslide is really happen at the slope ? (even thought is at commercial side, which i doubt so ?)
shall that caused by the soil destraction due to the land which currently support the base of the overhead bridge being diminishing..? 2. SUKE highway, i am not sure how far from the highway is consider healthy and good for stay..but apparently even thought those unit facing KLCC might be max 1km away from the highway bridge. QUOTE(babana @ Dec 4 2012, 09:50 PM) Hmmm..some valid points but allow me to comment: 1. Dont exactly think this is an issue if one were to take units which are not facing Len Seng 2. Ummm..again dont think this is an issue coz nv heard of that area being accident prone or any prior accidents happened (doesnt mean it'll nv happen in future la) 3. Slope is the commercial side la bro.. 4. Yup, this is definitely one of my main concern. Although there are ties with PV but this is a new developer alltogether with technically no track record 5. Sh*t pool is nearby but still considered some distance away..nv encountered any unpleasant smells at the food court though. Hence to mitigate possible smells (if any), the KL view units would be preferred Allow siu tai to contribute some additional pros n cons here too: Pros 1. Relatively cheaper to You City and almost the same price as Connaught Avenue (albeit having a much better facade) 2. Toll-free to KL (jams aside) 3. Upcoming MRT at Phoenix + RM125m rebranding of Phoenix to Cheras Sentral Cons 1. 1 carpark (regardless of unit size, even the 3-bedders get 1 carpark only 2. 1 lane in n 1 lane out access (cant really park outside the perimeters of the condo, which might pose a prob since all units are only given 1 carpark) 3. Leasehold (but the whole area also same same) 4. "KL view" units actually blocked by Connaught Avenue 5. Still too little info on what are the facilities gonna be, ingress/egress, no works visible yet on site..basically tak cukup info to digest yet!!! Anyway, do share ur thoughts here too. As for me, lil fry here is still analysing the feasibilty of it right now.. Added on December 4, 2012, 9:55 pm I guess Block B unit 6 sould be nearest to the high tension cables (but they have all been snapped up already). KL view units are all 3r 2b 1,050 sqf units and a few units with bigger balcony on the higher floor. Do note that the view of KL would be partially blocked by Connaught Avenue. |

thanks for sharing.Anyway, i pass by the road everyday but did not walk into the construction side.
I understand the flyover road is build on slope...now project is claring the land..means portion of the slope might be reducing. Any idea where is the car exit of this project ? e=babana,Dec 5 2012, 12:11 PM] 1. ermmm bro, i suggest u pay a visit to the site...and share with us abt ur concerns of the 'slope'. took some photos of the commercial site when i was there: [attachmentid=3189935] [attachmentid=3189936] [attachmentid=3189937] u can c the slope at the background of this pic this is the maxim site (which is nx to the commercial one and has alam damai's abandoned sales office sitting on it), which does not even have any hoardings up yet [attachmentid=3189938] 2. i guess if u're looking at a prop not within 1km vicinity of any highways, there are not many choices for u in klang valley. even places like mont kiara have highways snaking all around them...most important is the accessibilty and to not choose units directly facing the highway (noise pollution and dust) [/quote] |

This developer dont have a strong track record...even the condo project itself might have some risk of completion..better dont think of other infra going to be build by them...same go to the MONTENA developer...
good luck buyer !.. QUOTE(JV88 @ Dec 25 2012, 09:16 PM) |

For me, long history does not means strong track record...i might be more conservative...anyway, if this project build by big developer, definitely not going to be this price any more...high risk high return...
That why i believe YouCity by PJ developement is more expensive... Some of the forumer talking on the linking bridge to MRT...i not sure how it can be build..currently there are two overhead bridge divide this project with the other side Cheras Centra, you can see the slope from the project site....where some of the forumer mention is at commercial site of this project where landslide problem is not a concern... I think the developer going to build a sky walk way to link with Cheras Centra...fyi, (MRT is on the other side of Cheras Central). need to walk accross the Cheras-Kajang Higway to reach the station...Probably somebody can advice on the distance.. I just comment on the real environment there....
QUOTE(jinchuan815 @ Dec 26 2012, 05:33 PM) Added on December 27, 2012, 4:25 pmAccolade? never heard before...??? QUOTE(iamWill @ Dec 26 2012, 07:12 PM) Thanks. I was told by the SA that the commercial part will be build by Accolade but I couldn't find the website until now. There's a large part of land at this area belonging to this developer if u look at the website. Hopefully they don't screw up on this. Most probably there'll build a tunnel or bridge linking these two area. If platinum victory is not a big developer, I don't know what to say... I might make a map regarding the bridge later. Added on December 27, 2012, 4:28 pmHow to walk from Maxim to Phoenix side link to MRT ? if this develper did build skybridge ? Probably one of the forumer is correct..MRT station should not count as one "pro" for this project. QUOTE(iamWill @ Dec 29 2012, 02:09 PM) new map updated. there are 2 tunnels and 1 pedestrian bridge. distance from apartment to mrt is around 600 meter but have to go through pedestrian bridges. walkable? you decide. http://goo.gl/maps/eEHCs |

Just precaution...since landslide problem due to the slope may affect property value..
but i wonder how that area can fit in so many block of office building without any new route to channel out the traffic ? QUOTE(iamWill @ Jan 1 2013, 10:27 PM) |

I think the SUKE suppose to divert out some traffic, can follow SUKE to SriPetaling / Ampang area ?
QUOTE(Stamp @ Jan 2 2013, 09:23 AM) that has been the classic phenomena in this part of Cheras since the 80's. new housing projects mushroomed in this area since in the 90's that outpaced the capacity of the existing roads. thank God a few years back, they opened up a new road access from Alam Damai/Bkt Mandarina to Desa Tun Razak/Bdr Tasik Selatan (a cliff had to be carved out for this access) that diverted some traffic from this area. but with the SUKE coming up, there's a possibility that the traffic will increase to this area. jam balik....... |

One thing good for this project is location only[/SIZE[SIZE=7]]...other than that ie environment/developer/design etc...not really attractive..especially the environment..do you all notice there is one big Indah Water "shit pool" at the back ? ...wonder contribute any smell or not to this area...+ SUKE sound...cant imagine..!!!...
QUOTE(maldiniho @ Jan 2 2013, 11:38 PM) What I have been informed is that the project is run by Meridian XXX Sdn bhd (forgot the name ady) which the boss is one of the directors in PV. So, one of the directors in PV doesn't mean the developer IS PV. I am neither recommending or rejecting this project, just to share the info with all concerned forumers. Peace ya Their maiden residential project is Sentul Prime condo. |
