lionking, you need to use the add reply button on the lower right side for attachment.
btw i was quoted rm8500 for lawyer fee on pentas 2(inclusive of disbursement and professional fee). is it what you guys paying for the loan agreeement portion? |

By the way how do u guys go there coz pentas 2 is very deep inside rite? Did u guys go from the opposite sales gallery entrace or the entrace next to the main road (near the pentas 3 sigbboard) |

Looking from the photos, generally i think pentas 2 is quite nice. Would be nice if the door is white color and chnage the door knobs The knobs look a bit old fashion type.
Also the siwtch plug change to legrand types. Looks more elegant. By the way, this unit is without courtyard rite? Pentas 2 is build-in with security system.
I believe 99.99% of owner will want to put in grill. I believe another 99.99% of owner will want the developer to put fence. I believe another-nother 99.99% owner will want the developer to put 24 hours guards to petrol. Is it another-nother-nother 99.99% owner want a perimeter CCTV? |

Even if I'm investor I will also pay. Security is not something that we shud take for granted given the current circumstances...
I'm in opinion that local council shud amend the law making it compulsory for everybody to pay for security juz like when we pay cukai pintu. If one fail to pay, fine them.. Otherwise nobody will care especially in here in our country. |

So far only talk but no official confirmation that Inp will do the fencing and build a proper guard house.
Otherwise we have take up ourself when we form RA in future..even that does not guarantee everybody is willing to fork out money for fencing and guard. |

This I can agree becoz if you notice there is no advert n promotion at all by inp. Considering their peers like sd and sps, inp is the least agressive though their product is probably one of the best in market.
They shud co joint together with sps n I'm sure ai will be a much more lively township. Even I feel naza ttdi appears to be more agressive than inp. Inp is lucky as they have deep pocket n the land there belongs to them otherwise I'm sure they will have hard time to survive. I couldnt agree more. To tell you the truth, I myself didnt know where Alam Impian was last year. Until I found out from lyn, that i determined to find. After finding, I knew this place has got potential, more over being undervalued (based on my opinion). I am

Pentas 2, 70 percent of the buyer is chinese. Not sure about pentas 1 and 2. The fact that most ai buyer are staying nearby otherwise its very difficult to discover this area. Unless ur season investor or like all the taikor over here...

Days ago, I spoken to my friends in the industry. They shared the same view that:-
1. All gated & guarded development is categorized as LANDED STRATA rather than the conventional LANDED TITLE 2. The LANDED STRATA concept is exactly like STRATA TITLE of condominium/apartment/residential low rise / highrise, etc 3. LANDED STRATA is governance under HDA schedule H not conventional schedule G So....if the unit is LANDED STRATA, you can not extend your unit and your property may not appreciate much as it is STRATA concept. Even though pentas is under schedule g but I'm fine as long as they gate it later after vp. Everywhere now ppl is pushing for gng since crime rate so high.

I have got BLR-2.5% with 3 years lock in period from Rahman Hidung Besar early of thr year. Recently bought another house also got 2.5 but with lock in from Arpin and Cina India Melayu Bangga. if no lock in the best i got was 2.45

Good to knw that inp is changing to a more stylish tiles but I tot type of tiles and design are all spec in during the tender. Though this is good for us as a buyer, this may not be fair for the sub con unless they try to cut corner using lower specs tiles. Anyway thumbs up for inp! |

Appreciate Definitely not Garbage - It is industrial fumes and the smell is really pungentI have been there twice between 11.00am and 12pm and both times i got the smell I suspect that its coming from the factory that is just behind the low cost apartments at the roundabout as I have seen smoke coming out from the factory. If you are driving towards the roundabout, you can see it on the left ..definitely cant miss it I used my ODO meter to measure the distance of the roundabout to Pentas and its about 1.4KM ...Probably thats why we cant get the smell ...Its a blessing |

By the way anybody got updates on the lake near at pentas 2? I heard if cannot get approval, they will convert to playground... |

For those who bought pentas 2 facing lake will be cursing if there is no lake but still got afternoon sun
... Eventhough there is a lake, if the community gated the pentas area then there will be no direct access to the lake. I remember there is also small lake in presint 1, not sure nukilan, ukiran, or what. The lake just very normal. Not really that nice like big lake beside inp sales office. If that kind of lake better convert to playground unless inp willing to invest more to beautify it like put in some lotus, more flowers plant around the lake. |

I think the price will become stagnant now at around 250 to 300 psf. Cannot go any further if there is no convinient store, food store there. Maybe still not enough resident to support to hav these store there. Eventhough the house quality is good. Cannot be selling point anymore. The inp sales also tidak ape altitude. They know the house will be sold eventually just the matter of times.
No choice need to hold longer. Hopefully the bank interest stay low for longer time. I think Pentas 3 is last series of pentas, right? Next launch going to be smaller unit i heard 22x80? ... |

As Malaysian, we still lucky to have our own CAR (not depend on public transportation)

Developer didnt increase the price because they are aware of the market condition as well as the demand currently.
The property market doesnt really rely on price increase from Developers. Unfortunately, many people only realize about new launches. In fact, many subsles offer good value if compare with new launches. This is the kind of mentality in the past that encourage people to buy new share...."Sure go up one" kind of mentality. Now, many new share price is traded at lower than offered price. It is time for INP to start inject commercial. The problem with them is that they have a big piece of land, but dont know what to do. Keep building big houses. That good, but, you just cant build big houses all over teh 1000 acres unless this is the intention. SEtia Alam, started off with smaller and cheaper houses, thus creating a pull factor for many who cant afford other more established area. Of course, now, the price catches up. Seriously, i still of the opinion that building a worship place and religious school right at the entrance doesnt help. Not only that it is not strategic as far as the master plan is concern, but, not the best area for those places as school and worship place given a choice, perhaps it is better at quieter place and definitely not at the junction in which plenty of traffic movement. |

You were lucky to go in at 2009 becoz since then the landed price increased dramatically. In fact, those price increases take plan over many neighbourhood during that period of time.
2004-2005, at early stage, you were right that within the 1-2 years, the appreciation is very minimal...it was like +/-20% in general, which is very common even before that for landed property (comparing launching and VP subsale price). |

Is it about the fencing? I think we cannot do anything till VP and fence it at our own cost if INP didnt fence for us. INP wont said it will be fence coz it is illegally to fence the area as long as majlis perbandaran shah alam still maintenaining the facilities like road, Water pipe, cut grass etc ... If the area is fence and it si consider gng and all mainteniance cost should be bear by resident which is huge cost. But nowaday alot of resident area still fence up but maintained by majlis perbandaran, i think that is not legal ... correct me if i am wrong .... Now maybe just hope for inp still said no it is not fence but still do the fencing for us ....

Guys...dont waste time, accept and move on.
There wont be fence no matter what you do. Temasya until now use oil drum nia. Don't buy if dont like. The work to get it gated has to be done before building. Now house all up dee....too much hassle to get it done. Simple question...who wanna pay for fence? who wanna overlook the progress of building the fence? who decide what fence to use? payment who handle? if you are contractor you want such job? If I&P didn't do it from start, its over. Now only hope are those syndicate guarding team. Beware!! M2c. |

By the way, pentas come with plaster ceiling rite coz when I look up the ceiling look like plaster ceiling.. Can save some money for renovation.

I believe, the gated and guarded issue has been repeatedly voiced up in this forum from version 1 & version 2.
I wish to make a fact to be known for all here:- 1. To be LEGALLY gated and guarded, you are required to construct the development as STRATA development. 2. Legally, the development are NOT ALLOW to put up gated before VP / CCC 3. Legally, even you have 80% or even 100% owner signed off to agree to put gate BEFORE VP, the developer STILL NOT able to construct before VP. As, it is against the approval of building plan and against the By-law 4. Since fencing is something not possible before vp, I suggest we lobby inp to build at least a proper giard house. Still I cannot understand why naza ttdi can do that, bear in mind they have same individual title like inp.
As some one mentioned earlier inp has budget to build one, we shud focus on guard house first. Othewise it using contena as guard house is soooo damn ugly |

Some municipal they allow fencing and guarded but the guard got no right to stop people from coming in and out. By right gomen shud support the initiative of having guarded and gated scheme bearing in mind this is effort by us the resident themself to prevent crime instead of coming out rules to restrict and govern it.
Again, if today our crime rate is as low as singapore or australia, do you think we need all this s**t like fence or guardhouse? Not at all. We can even have open concept like those houses in australia. Imagine having a house that cost a bomb and you can only build a temporary structure juz to ensure gomen or local authority can remove if deemed not suitable. How ugly is that... |

Acc to the guideline, for guarded neighboorhood, pondok can be there and should not be a permananent structure and with some size limit, but fencing not allowed.Canting etc could have submitted application to the authority before sep 2010. Easy answer is that they don't follow rules. Guarded and fenced with individual title, translates to less maintenance fees. Plus huge signage is great marketing pull for buyers.

i happen to notice that pentas 1 uses tiles for the divider wall and facade wall at the car porch .Pentas 2 is only painted wall without tiles!!

If my memory serve me right, Golden Hope owned the land bank in Alam Impian, their sales office is initially located in Wisma Cosplant Subang, later GH acquired by I&P and the company changed to Alam Impian Sdn Bhd. I was there during their 1st launch in Subang in 2006.
my source : Alam Impian master planning was proposed in 2003, there was no such thing of setting up fence, same goes to Bdr Kinrara in 1992. TTDI acquited the land in 2008 and manage to design the fenced concept in the master plan, TMS M Residence, Kinrara Residence and USJ Heights etc are all the same, those are much later and mange to get it approved. What I&P do is construct the guard house and fence AFTER the VP only, according to my source, it is not easy to get it approved if a new gated concept is proposed to the local authority. I am very sure a guard post and fence will be constructed, but dun expect a modern guard post like the G+G Taman. |

This is where sometime I failed to understand our gohmen o authority miserably. What is sooo wrong allowing developer to put fence o guard post. Though masterplan was approved way back it doesn't mean that one cannot change or amend.
Masterplan will and is always subject to changes. You are talking about min 10year planning not one or two year. Furthermore bear in mind, pentas is at precint 2 not the old precint 1. By right they have to resubmit again to authority. Can't they incorporate the g&g during the submission. MBSA has nothing to lose and in fact more to gain. It is not as if that we cordon off whole area n make it difficult to come in collect rubbish o whatever. So sad that the topic of g&g or g&f has repeatedly discussed yet i dun see light at the end of tunnel... Sorry juz a bit fruzzz..hehehe |

Marketing and promotion is something Inp lack. Really lacking I must admit. Their sales staff dun earn commision. Why wud one bother whether sell. You cannot count on good product alone... Too bad..
Nonetheless I still stand at my believe that ai is a gem waiting for its full potential to unleash. I look at it from a" glass of half full'" perpective.. |

I am sure it will all be sold by next year end.Even when I&P staff a bit goyang kaki. huhu. some cannot yet sign s&p coz new bnm rules. i got mine because of that too but pentas 1

The pin one could be either could not get loan, applying many banks and begging banks for approving their loan, probably it takes time. The other possibility is the loan aledi approved, but they are dragging it to save some interest, inp will have to ask them to remove pin, as long as inp didnt force them, they will just booked and enjoy interest free until inp give them ultimatum. Inp staff also maybe didnt bother to chase them also. Imagine, if progressive interest is now 300k, that is around 1500 per month and 50 per day. U drag one day u earn 50 and can have a good meal. Think they will drag as long as they can. Hehe .. I am just guessing onli ...

But then...FYI, INP does offer DIBS for Pentas 2 on the second year. Pentas 2 will be entering the 2nd year of construction in Sept 2012, thus in order to entitle for the DIBS, they need to sign the SNP by Sept 2012. Or else, no DIBS, any sales entered after this month will be no DIBS till completion. So there is more reason for customer to expedite than dragging it. As i said I have been monitoring the sales since July, before Ramadan month, the pins are still there forever. |

Just to inform that Pentas 1 finished on the day of launching itself. I was frustrated that time but someone tak lepas loan, so i picked it up. I think Pentas 2 price increased already including pentas 3. More over those units are near rm1 million or above.and pentas 1, 2 and 3 launches are not too far from each other. Just comparing those new launches with many units and above rm 1 million, i think Pentas units are doing pretty good. How is citra doing?

Right product, right price, right place (location) but do not hv the right packaging, it won't achieve maximum result.I am so used to I&P culture already, fr 2003 when they launched a series of link houses (Simfoni, Harmoni, MV, Melodi, Hening and BK9 Warna) which have the similar elements with AI now, everything was right except the marketing aspect which was a total failure, the sales were pretty slow, however when the moment those houses were completed, all being snapped up. The price of those houses that I mentioned has appreciated bout 150% averagely (after 3-5 yrs). I always say buying I&P project is like buying land, must keep and wait, kenot be too excited. it is too early to judge the performance of AI. Stay tuned... I think one mistake inp made is they didn't increase price for pentas 3. Although Pentas 3 is more expensive, price psf is almost same as pentas 2. They send the wrong msg to the market.
Also they launch at the wrong timing when bank negara is tightening the credit.. Too bad. |

Yup, agree with jucl. From the buyers of Pentas that I chit chatted with, all of them bought for own stay. I didnt meet any investors that were thinking of flipping. But i havent met all of them so cannot conclude for everybody. I think any property that is saleable doesnt need any promoter in any forum. Only time will tell, I guess.

When InP starts announcing hypermarkets retailers in InP, they will become hot again. Vast of commercial land suitable for AEON or maybe Giant. Tesco another possibility.

Bukit Tinggi is not really close to AI la. Still got distance. I think jusco IOI and jusco sunway is nearer to each other. Tesco are very agreesive nowaday. They will opened tesco extra in Bukit Puchong 2 which got no mall nearby, but population here alot. It is down to population, if they feel there is enuf population to support their hypermart, they will opened i believe. It will take some time for AI to gain enuf population to support hypermart ...
I think AI is good in term of location but it is still new. No commercial activity. Probably it is not good choice for those who think of flipping upon VP. But for those who plan for long term investment, i believe it surely is a safe bet against inflation. |

When I bought AI, i never thought of flipping as soon as VP. I have always thought it as long term. Same as
cyberjaya and jalan ampang. Other places like setia alam, puchong etc are more suitable for shorter term investment.imho. But short term for me is 5years. It is senseless despite reading few posts about G&G is merely impossible to be implemented. Based on the sales figure of P2 and P3, comparing to other new launch residential projects, it is clear indicated buyers or investors take consideration seriously into G&G.

I'm interested to buy a pentas 3 end lot house. The land size is 2975sqft with a built up of 3468sqft. The no of the house is 138. But the main problem is it is facing a junction. Do you think i should look for another pentas instead of this one? The price is rm 1.03M by the way. Many thanks |

Depending on how fast u wanna move in.
Pentas 1 shd be ready very soon. Pentas 2 u will not enjoy the free interest bornt by developer anymore. Pentas 3 still can get DIBS but then bigger BU means higher price tag, even psf is the same as P2. |

Hi all, just found out that alam impian website become alam sari. I have not click on that site for long time. Seem like i&p has mess up their website. Hard to believe.
Rgd t junction unit, beside 25% discount, U can wait till pentas 3 appreciate 25% and this unit still available, then can buy. Either way will do. |

In terms of design its really matter of preference but I like best both pentas 1 &2. Pentas 1 car porch tiles is nice n elegant, dark grey compare to pentas 2 lighter color. In term of facade pentas 2 look more contemporary minimalist.
Though pentas 2 comes with free plaster ceilling you still need to renovate if you want to install down light Design came with only with single plain piece. |

i am lucky to see one intermediate unit available at pentas 2 today. the salesperson advised me to book the unit rightaway. may i know if i have to pay interest for the entire year till completion by sept 2013? what will happened to my dibs? and how much is it goin to be?

[/quote] Are u 1st time buy house? And 1st time deal with this? Example: house price 800k. house complete 50%, your down payment 10% 80k. so bank paid 40% or 320k.
