Even if I'm investor I will also pay. Security is not something that we shud take for granted given the current circumstances...

I'm in opinion that local council shud amend the law making it compulsory for everybody to pay for security juz like when we pay cukai pintu. If one fail to pay, fine them..

Otherwise nobody will care especially in here in our country.

I am fine with lack of commercial as long as I cld find them within 5km and reachable within 10mins by car....this is conditional if the  rest devp is quiet, low dense, serene and lushed landscape.

Exactly, signing the form itself already a consent given by  purchaser having it guarded and in fact inp can go ahead build guard post. Why do they need to get again 80 % approval?

Afterall we as purchaser dun have list of all other purchaser, how do we  reach all of them.
inp will be in the best position to do so.

we dunno all the purchaser, only handful here in this thread... INP has full list.
Else can we come out with a template letter and each of us send a copy to inp management. Let see what they say??

Not sure whether there is fence and guard ... I think cannot fence the area as long the road, rubbish collection etc still done by gov. Maybe nowaday authority just close one eye to give cf due to current unsafe enviroment ...

Just do the fencing nicely. The local authority may not have the ntention to tear it down unless somebody complains. Our kampung, so do it our kampung style to protect the kampung folks. Ada berani?

Acc to the guideline, for guarded neighboorhood, pondok can be there and should not be a permananent structure and with some size limit, but fencing not allowed.

Canting etc could have submitted application to the authority before sep 2010. Even TTDI AI is completed after Sep 2010, but likely that application was submitted to authority before that date as a whole development, so probabaly thats why they can bypass that

After Sep 2010, I cannot recall any NEW G&G that is individual titled. Anyone here know?
Eg, Eco glades launched recently is strata titled landed with G&G

Easy answer is that they don't follow rules. Guarded and fenced with individual title, translates to less maintenance fees. Plus huge signage is great marketing pull for buyers.

I think we need to do an engagement session with inp between buyer n seller but how to do it.

This is where sometime I failed to understand our gohmen o authority miserably. What is sooo wrong allowing developer to put fence o guard post. Though masterplan was approved way back it doesn't mean that one cannot change or amend.
Masterplan will and is always subject to changes. You are talking about min 10year planning not one or two year. Furthermore bear in mind, pentas is at precint 2 not the old precint 1. By right they have to resubmit again to authority. Can't they incorporate the g&g during the submission. MBSA has nothing to lose and in fact more to gain. It is not as if that we cordon off whole area n make it difficult to come in collect rubbish o whatever.
So sad that the topic of g&g or g&f has repeatedly discussed yet i dun see light at the end of tunnel... Sorry juz a bit fruzzz..hehehe

+1, also they are cheating, they put second year dibs but didnt put full sentence second dibs from first drawn down. Alot of people like me think it is second year after snp sign.
