I hv oredi paid 35% on pentas 2 ............better call them....

Further to above photos on Pentas 2 .......slight changes to the porch tiles next to glass doors after inspection by I&P officials.....i only presumed as contractors won't change unless instructed to by paymaster......to me the change of previous plain tiles to quality new design tiles is the way forward.....cheers to the I&P team...

No la....not jap.....but local ler .......i guessed d contractor made d mistake of putting the wrong tiles at d front.....that particular tiles is now located at the backyard where it rightly belong.

Added on August 14, 2012, 11:28 amthat area is called...........Bukit Kemuning.......pass by there many time when visiting NSK hypermart but did not detect any smell.....maybe its d timing??

Boss.....u can visit the pentas 3 showhouse now before they lock it up......

direction: from the site entrance........drive straight up.....toward the end.....on yr left is pentas 3 showhouse (not fully ready yet)....corner n intermediate.....not meant for public viewing.....but for I&P official to check.....so....pandai pandai....go see 1st b4 they lock it

Not sure.....cos of the bad road.....did not attempt to drive further......however if u r willing to walk in the sun n dust.....am sure u can reach yr destination......bring along yr brochure....got small time map on d last page.....maybe can figure out the area.....

don't really know.....but i believed d colour is d 1st round undercoat paint.....and oso presume the follow-up paint colour shd be black (hopefully)....like pentas 1 when d 1st round paint was red.....then turn to current black.......

If you are facing Pentas 1 "showhouse" unit.........walk left all d way until u reach a T junction.....can see the corner and intermediate Pentas 2 "showhouse" units.....

Do go to this link and educate ourselves further on the guidelines requirements on Guarded Neighbourhood from the gomen...go to the relevant titled....

Anyway...imo....let's wait until VP like what Lionking said....then we talk about security

To me.... i wont use the word illegal or legal for any properties with permanent guardhouse not under strata titled....it is "quietly accepted" by all as long as there are no complaints from owners....for the above puchong hartamas case....there was a complain and this complainant knows the correct process to submit his complain effectively.

Why do the above occur ?

1) the complainant may be a subsale buyer and did not sign the agreement of security form (original purchasers....am sure wud hv signed)

2) Not willing to pay for security and thus...find faults....like guardhouse dangerous to road users

3) resident association committees may have harass the complainant for not contributing by making it difficult for him to enter his taman....like...not giving him access card/car sticker...ie....making his and his family lives miserable...




How do we solve this situation in Pentas 1,2 & 3 or any other new housing projects not strata titled ......where many are investors.....meaning there will be subsales.....hence....new owners who did not sign the security form.....

Lets wait for VP then we discuss in-depth....

Unless u r buying the house cash ....then u pay MOT last........however if on bank loan....u pay your MOT upfront....if not...how yr bank pay I&P the progress payment when the title deed is not in yr name...and charged to yr bank ....deed oso will be kept by bank......

I believed you hit the culprit right on target....this factory(meru oil palm mill or KIlang minyak sawit meru s/b) has got a exceptionally high chimney where at certain time of the day smoke/fumes come out....nightime...cant verify as yet to be around there at night......the choking smell depends on the wind direction since the chimney is very high up.....i believed it shd also reach Kota Kemuning easily.....if wind direction is towards there....

Those of you who travel to KLIA/LCCT along the elite highway before reaching the ramp toward the toll nearest to KLIA will also smell the same as here.....around 7.00pm - 8.00pm......there is another palm oil mill nearby .......same choking smell !!

Will submit complaint besok morning....
