Not investing yet. It is in my watch list.

I checked the Master Plan, seems a lot of potential if it is handled by other aggresive developers, such as SP Setia, things may have picking up fast. INP, very lay back type of developer, we need to have longer neck to see the growth.

Both INP and SP Setia owned by PNB, but we can see so much different.

Some1 has brought up a valid point. The lake is good only if it is walkable without the fence. Now the purchasers are fighting for fenced and guarded. So if with fench then not nice already, it is likf a lake that belongs to others and not part of your compound.

btw, what is the expected subsale price for pentas after vp where there are still unsold units for pentas2 and 3?

Developer does not increase the price since day 1, so investors may needs to wait till developer to clear all unsold units in Pentas3, Pentas 2 first. Even then need to prey hard next Pentas 4 price will be higher, if Pentas 4 still the same psf then investors need to hold very long time.

My last visit I asked the same question they said It wont be so soon as the commercial needs enough residential units to support, which is true. If pointing a gun on my head, given a choice of Pentas and shoplot in AI, I will choose Pentas. Residential can survive without commercial, shophse biz cannot survive without enough residential. Again, it's chicken and eggs question.

Not invest yet. Just follow the rules by majority. Whatever props not sold within a month need to think twice.
Pentas 2 already launched a year, Pentas 3 already 1/2 year. Both still hv 30-40unsold units, so am wait and see for the timing. It's in my watch list.

my source : Alam Impian master planning was proposed in 2003, there was no such thing of setting up fence, same goes to Bdr Kinrara in 1992. What I&P do is construct the guard house and fence AFTER the VP only, according to my source, it is not easy to get it approved if a new gated concept is proposed to the local authority.
I am very sure a guard post and fence will be constructed, but dun expect a modern guard post like the G+G Taman.

i hope INP could be more aggresive, little has been done for the last 10 years since 2003 as u mentioned.
Commerical, amenities need to come in by now to spur the sales, and stimulate the immigrant from other part of Shah Alam/ Subang.

To be exact it is 37 units left, not 21.
Those come with pin is issued Lot detail. The potential purchasers then submit the lot details to bank to apply loan.

They do not pay any deposits, with lot details they are requested to apply for loan first. Once the loan approved, only pay deposit and sign S&P. So as long as deposit not paid, not considered booked/sales.

Not really, maybe u can check with the developer if u have any doubt.

Last visit 2 weeks ago, i tested the Sales i want a unit in pentas 2 which is "pinned", they said if i am serious, they will call the potential purchaser who is applying loan, if their application not successful, they will remove the pin and let me book.

As i said, those with pins are not paying deposit nor signing S&P.
those signed s&P will be labeled as "SOLD"

Because i suspect the "sticker game" by developer. I have visited INP sales office 3 times for the last 2 months, and the pin is forever there. Each time i go i took the picture of the sales chart & compare, and the pin is still there for the same units, not convert to SOLD.

As i mentioned earlier, i am already an AI investor. Naza TTDI land is too small compared to INP land size, AI cannot be success without INP success. I wish INP Pentas series could sell fast and be a success and be a benchmark township of others.

AI cannot be success without INP putting more efforts in promoting it. Pls be open minded to different comments, this is what forum for.

Plenty is a subjective word, dont be so sensitive. A half glass of water, u can call it half full or half empty, depending on how u want to call and interpet it, there is no right or wrong!!
