guys whats the price of pentas 2 end lot unit? i can see there are some still available?

hi guys. i went to sales gallery, almost 70% nukilan 3 sold & was told by SA all the end lots soldout on the launch day. i read the nukilan 3 brochure, the last page says "fencing : provided". does that mean nukilan 3 phase parameter will be fenced by i&p or does it say fencing of each house is provided. haha.. dan missed the end lot sales & i feel abit sad..

hi pentas buyers, i went thru the older thread n found out somebody said about MOT need to be paid ontop of 10% downpayment. is it true?

i havent buy yet. i only follow the thread coz plan to buy house in alam impian.does this mean if i wanna buy pentas 3 for an intermediate house, i need to prepare 80k (for the downpayment) + appx 10k (50% discounted MOT). thats hell lot of money! u guys r really rich buying pentas.. haihh

i was there for a while. looks like total of 64 units launch instead of 92. i saw 1 of the boards of list of the houses available are partially sealed on the prices' colums. probably the remaining units. no dibs offered if i am not wrong. really not a good bargain.. the whole row facing south is facing the future medium cost apartment.

i can see the remaining 28 units is the row to the north of newly launched pentas 4. im not sure inp will launch that row soon or they r going wait for the current launch to sell more. any idea the next 22x80 beside tenun launch date? i did ask the sa few weeks back, she mentioned starting price of the 22x80 units is 718k(ridiculous to me) After that the next launch will be the semi-d near the mosque

1. the area that suppose to build the medium cost apartment will become next phase of terrace house, smaller than pentas. launch date is unknown.
2. 3%+7% discount for bumi buyer. no DIBS is being offered.
3. free lawyer fee on S&P. 50% on MOT stamp duty.
4. next launch date 28/5 for phase 22x80. remaining 24 units of pentas 4 to be launched soon. probably together with official launch.
5. medium cost apartment will be build across the road infront of pentas phases.

i did ask 1 SA long time ago about converting 7% discount to pay less downpayment. he said I&P wont do such procedure. they offer 7% discount for bumi buyer on the original selling price. from there bumi buyer will still have to pay downpayment of 10% of the discounted selling price. last time a when i bought my old house from another developer they accept 7% discounted to pay less downpayment. depends on the dev probably

hi guys, living in the real world not in the matrix, i wonder why people here only talk about profit gain. please look at the reality side as well. how many people out there willing to pay such a premium price for a link house. >1mil for an intermediate house? i feel it is more like living in a dream only. how sure you are there are buyers out there have the money to
dump? alam impian is not the best area to
live in. factories around, tolls, no amenities & still new. how hood malaysia economy? look around alam impian. there are surplus of empty houses & they are unsold for so long. probably sellers are waiting for their price. but this is a chain effect. this will even contribute to next launch by developer jacking price even higher. in the end, alam impian will become ghost town.. i dunno. just trying to exhaust an opinion..

it is sign for the country to again see some who at the top of the cycle now going down. i hope we will become US. im not being mean, but people now are really greedy in owning props. not giving a single chance to those who are at the bottom of life cycle. the cycle of buy & selling has really impact the house price these recent years. yes, price increase to >1.0mil for intermediate link houses. but who r inthe game? same old chap. the buyers of the new increase price props are the same group of people.

they are only helping the country to have more expensive house than ever. please see around also. dont always think about your profit. look around how people been living. they r strugling to have a house. while people while people who flipping enjoying the money to buy more & more props..stop the greed chain. you maybe rich, but someday you will also have you next generation. dont blame them if they are poor in terms of not be able to buy a house coz it is too expensive

pentas 3 key will be ready by feb 2014 according to SA. anyway i'm planning to remove the utility room's wall. can have a wider kitchen

i'm required to do medical test for the house insurance. is running on treadmill is a normal part of the medical check?

for your info, im not overweight at all. anybody else here who need to do type of medical test for your mrta? bcoz i feel it kinda overkill to do a stress test for a home loan. my last house when i bought didnt have to do this kind of test.
