Like our bros here mentioned, this place might be good for own stay but definitely not for rental. For a reason, Puchong still does not able to reach the rental value with return matching Sunway or BJ. For this price, I think Setia Walk could be a better bet than this one but despite selling $550/sqft, Setia Walk is having tough times to sell remaining of their units so I can see that the response for this one will be limited.
I passby the project side almost everyday, and found that the land is a bit lower than the ldp, not sure the reason. Just know that the place is heavily jammed all the way out to ldp and how the residence going to tolerate with this kind of traffic. |

Heard that area has very unpleasant 'smell'....
http://forum.lowyat.net/topic/2142045?hl=puchong%20smell I winded down my car window when i drove pass that area about few months back and the smell is really teruk...not sure how's the situation now.. can't imagine living in a high rise with such shitty-smell, have to shut the balcony sliding door and all windows at all times...gosshh... |

Trigon rooms are like closets. Isnt it that the 1700 sqft show units going for 1.1m in the middle floors? It doesnt look and feel like a 1700Sqft space at all.
The show units was put together in a mismatch of furniture, maybe from the previous show units. It didnt portray any luxury feeling at all imho. Ok i understand that the ID doesnt comes with the place but it either gives you a good or bad impression on the whole project. This is probably one of the worse show units I have come across. I also noticed they are still giving those old standard wall switches for this price range. Amazing if they can sell these. This is definitely not a place for own stay and if for investment, who are you going to rent it to for 5k a month just to pay your installments? IMO , Buying for investment .
Say the cheaper 1248 sf selling about rm549 k ( based on rm440 per sf ) Say The cheaper 1033 sf selling about rm495 k ( based on rm480 per sf ) Say the cheaper 881 sf selling about rm445 k ( based on rm505 per sf ) Say the cheaper 634 sf selling about rm383 k ( based on rm646 per sf ) Imagine How much you going to sell or rent to gain profit upon completion ? Exp for 1248 sf size, if this size able to hit rm500 per sf. Then the selling will be RM 624k for " service apartment " ...hehe. Gain much in terms of profit return ? Future buyer might avoid...just my Op. |

For Tower 2, the 881sf, there are 2 types. Type C & C2. Limited units of type C. Type C2 (4 units per floor) is corner unit while type C (2 units per floor) is intermediate.

Location is convenient, but it comes with the air and noise pollution (LDP, LRT & Persiaran Puchong Jaya Selatan).... Like the saying can't have the best of both...

Wow... IOI is really too much la.. after seeing the demand for Tower 1, go and increase the price even before opening to public....
They are really testing the market response... Won't be surprise that even after booking, when signing SPA later, they will also increase the price if the demand is strong... |

Maybe it is because of the view towards PJ/ Sunway...
Personally, I feel that Tower 2 is better. Anyway, it's all up to individual... In Tower 2, only have Type C & D while Tower 1 have the bigger built-up like Type A & B. Maintenance is 30sen psf. So bigger built-up, have to pay more... |

if RM430 or 440 for bigger unit, is good for own stay and even for investment, they may still be some room.
But for RM500 PSF, i personally don't think it's gonna be selling fast. |

Now lowest price is RM383,800 for 632sf and its located on 3rd floor, which means that lowest psf is around 600psf.....fuuyoh, gila gila punya price....here really can get high rental meh?

Wah... 'hao sui' war begins? I think no point arguing something not built yet... For this kind of property, better concern about the developer give us a quality product rather then fighting each other now...

LRT to this development is arguably "walkable" (500m crossing the main road, walk the whole stretch of IOI mall??). If you are buying this based on the LRT and the Commercial itself, I think SW is a better bet, heard frm setia there will be a pedestrian bridge being built to cross the LDP highway...so LRT is really opposite, so do Tesco!

These so called foreign student are not actually here to study. According to my friend who is staying in one of the apartment in Puchong here, said that the 3 units beside his apartment are all rented out to Africans. They came as students but actually operating a restaurant business....
So, competing with Malaysian. Like that sooner, we cannot cari makan lo... |

Getting the bigger units is one thing. Have to also consider the monthly maintenance @ 0.30psf. So for a 1200FS, this will work out to RM360/month. This is just the maintenance alone; not including the bank loan repayment, etc...

i wonder who will buy the type D (634sf) as if u top up another 60k-70k u would get the type C (881sf) and type C, disregard the size difference, is considered double of type D (2 bedrooms, 2 baths, 2 car parks)... for investment/own stay (small family), i would say type C is the most ideal type...

just came back from sales office. got few aunties and uncles were selecting unit. by looking at the chart, i would say almost 70% gone for 881. 634 still a lot. tower 1 actually got 881sf. but not many. i think around 40.

as of 1.30pm, most corner units facing the pool already taken up only left few upper floors for the city facing. studio units still plenty. noticed that the shops are directly behind the business park, no view from LDP and looks prety cramp. on other road side towards the stalls/furnuture shops there's a perodua sales/garage looking and roadside stalls...

Just back from Gallery after lunch... there is some crowd but not huge..
met up an old friend who is now working with IOI.. according to her, the Tower 1 wont be released that soon.. how soon also they dont know.. but for sure price will increase.. Price abit scary (personally).. but i still think the buying mode is still on.. like most of the ppl suggested, 881sqft seems to be the most attractive one in Tower 2... Based on my experience with IOI, I rather pay 20% extra and go for SP Setia. IOI product is a piece of crap and their ppl are very irresponsible. I lodge my complaint to IOI and requested for defect rectification work since January this year, but they never start their work until recently.
My current unit is having a lot of problems... leaking, wall structure, cracking tiles, missing stopcock, plumping issue etc... |

From Google Earth, I measured the distance from the entrance of Persiaran Puchong Jaya Selatan to ST06 is >400m. So if from Skypod it's definitely >500m. |

if IOI sorok their tower 1 for sales on tomorrow, it is still unknown whether is a good move or not, as yesterday and today in stock market...u guy and see what is happening in europe and world stock market now, the trend is...nobody know what gonna happen soon or in the near future....cash is king !
for sub-sale, whoever pocket is not deep enough, better let go at the current peak price.... if not, anything happen, it will replay back what is happening in 1997, where all the house , condo down 15-25% market value becoz of some owner do not have deep pocket / holding power... don't always think it is up up and up....even stock market will have adjustment and bound back... I am really amused by you guys' persistence. Anyway I think LYN forumers are only a small fraction of the property onlookers. Seriously you guys should consider going to IOI PFCC to stage a demonstration or something. A lot lot more direct and effective. Coincide with tomorrow's event better. LOL.

i went there this morning at 1030 am....there is a Q, but not as good as we think based on the Q.... like most of them are come and hope to view only , not buying, becoz, if all want to buy, the Q will be different, and the gesture n the way they Q will be different ( like what I saw in HK mongkok, people seriously Q for buying ipad , u can see from their eye, how eager are they ) as of today, i see many of them sitting very relax, n the Q very loose...in between the Q oso many gab in between, if they very eager, no gab in between the Q la...based on common sense...haha... ( i study psychology during my U time

i came back around 1pm. fyi, 881sf already 90% sold out yesterday and a lot of ppl dint know they hold tower1. that's why a lot of buyer so dissappointed. since reached already, most of the ppl just went inside see see look look.

all 800+sf units sold. only a handful of 600+sf units sold. dunno whether to congrats or console ioi base on the sales. overall i think still okay lah. location already undisputed. question is whether can flip or breakeven from rentals or not. by the way, heard that apparently this can switch name prior to SPA. entitlement, anyone? and pls share what pricing by tomorrow. heard ioi is planning to adjust tmrw. but how to adjust? the saleable one already sold, the non saleable one still want to adjust??!! unless adjust cheaper?! kekeke. |

I think the view of this project is preety awful unless if you taking high floors as lower and medium will facing IOI Business Park building and it's roof? From the model you can see unblock view but the fact is other way round.

If you are above 6th floor, should be clear of their roof. But for those are particular about FS, maybe should consult your FS sifu regarding the effect of the roof spires...
