Bro, I forecast it from RM 500-550 psf, purposely put it higher since this is branded developer ...

But, rental wise, I couldn't see the location can make it ... thought it located one of the best commercialize area in Puchong center, but RM 2.8 psf rental forecast is much much higher than Bukit Jalil and Sri Petaling ...

IMHO, Puchong is great homes for appreciation but not rental value, for rental value, Subang Jaya and Sunway is still ahead of Puchong area ... Students population played a great part to dominate the rental game for investors ... All branded somemore, Taylor's, Sunway, Monash, Metro and Inti .. and co ...

Ex.
Sunway Suriamas, which was sold btw RM 170-250k by HR United before 2005 .... VPed at July/August 2008, rental enters at RM 1,200 onwards and subsales started at RM 220k, progressively hitted RM 1,800 and RM 280k by 12 months later. Quality so-so, but best thing HR United did was the floor plan of 4 rooms and all 2 x 2 porcelain tiles ...

Now, it was RM 400k++ and rental fetch from RM 1.8k onwards ( local ), ave RM 2 to RM 2.3k, foreigners like China/Korean easily RM 2.3 to RM 2.6k and Pak Hitam easily above RM 2.5k

Sunway Ridzuan, one of the hottest place for Pak Hitam, China Dolls, mix people and of course, some families who opt for good location of itself ... was completed since more than 10 years ago ( I think 13 years ), it was the only apartment fetch very good rental, but sub sales prices lower than market bank value. Prolly thanks to their worst management, who runaway with the monthly maintenance fee ( pool never maintain, OMFG and 3/4 lifts were out of service ) and possibly facing issue of no strata issue to date.
Hence, say, a RM 130-150k studio, can fetch a rental of minimum RM 1.3k and above ... My fren rent his studio to an Iranian for RM 1.65k

Skypod? Perhaps a good price of it's location for own stay, but rental, hmm, in Puchong area, really needs to take longer time to match the RM 2.8 psf rental value ...

My honest 1 cent value ...

Like our bros here mentioned, this place might be good for own stay but definitely not for rental. For a reason, Puchong still does not able to reach the rental value with return matching Sunway or BJ. For this price, I think Setia Walk could be a better bet than this one but despite selling $550/sqft, Setia Walk is having tough times to sell remaining of their units so I can see that the response for this one will be limited.

I passby the project side almost everyday, and found that the land is a bit lower than the ldp, not sure the reason. Just know that the place is heavily jammed all the way out to ldp and how the residence going to tolerate with this kind of traffic.

Heard that area has very unpleasant 'smell'....

I winded down my car window when i drove pass that area about few months back and the smell is really teruk...not sure how's the situation now.. can't imagine living in a high rise with such shitty-smell, have to shut the balcony sliding door and all windows at all times...gosshh...

A bit lower than LDP, which part are you referring to ? If you are referring to the actual site currently under construction, that's the LG parking lot lar. Hehe. The original land is not that low, seems IOI shaved off a big chunk of the soil there.

But that does not mean it is fixed. If it survived the next Nov/Dec raining season, then it's considered fixed.

Binary college students lar is not the same as IMU college students. If the rental too expensive, they better rent the Sutramas apartment.

Setiawalk trigon got problem moving their units, so I don't think it will be an easy sales for this skypod. But we need not worry for IOI, if they can't sell so fast, they will keep. Then inflation catches up, the price will look more reasonable then. smile.gif

I know they dug deeper for the basement but even it seems that the land is even lower than LDP and this was agreed by the Business Park staffs there. I might got it wrong but let's see it later.

Any intention to going in for this one?

Not going for this one. Not very optimistic about the rental play in this area. Not that optimistic with Trigon either.

Let's fight to block the pigeons holes from coming to Puchong. LOL.

Trigon rooms are like closets. Isnt it that the 1700 sqft show units going for 1.1m in the middle floors? It doesnt look and feel like a 1700Sqft space at all.

The show units was put together in a mismatch of furniture, maybe from the previous show units. It didnt portray any luxury feeling at all imho. Ok i understand that the ID doesnt comes with the place but it either gives you a good or bad impression on the whole project. This is probably one of the worse show units I have come across. I also noticed they are still giving those old standard wall switches for this price range. Amazing if they can sell these.

This is definitely not a place for own stay and if for investment, who are you going to rent it to for 5k a month just to pay your installments?

At this price you can get a nice landed property in Puchong

Looks like we have to accept the facts that Puchong no longer has land for landed or huge condo but instead pigeon hole which we are trying to fight biggrin.gif

Anyway comparison with Trigon, it's somewhat academic now since we don't know if the skypod pricing now is firmed. If it is like some of the poster mentioned 430 psf for 12xx sf, I would say it will throw Trigon out of competition immediately.

Smallest size always have higher pricing. But RM 605 / per sq ft is deem very high side.

DIBS is good, which should include into the price. But any indicative of the discount??

I am eagerly to see the response this 19 and 20 May. To judge how market response to this. Guess this is not monkey game since downpayment is 6%... not low ... Buyers must be a serious buyers ...

Actually developers can give any name to their projects without much valid reason. brows.gif But anyway in this case it's called POD because of the design of each tower, a somewhat elongated, two-valved seed vessel, as that of the pea or bean.

for me, anything above 450psft is out from my consideration... no subsale price to support 600psft in puchong.. it is already buying at ceiling price..

to me, if i buy at 600psft, i m just "helping" to push up prices for other development as they are taking reference on what i bought, but i have no reference to push my own purchase to higher level..

Herm.. IMHO, I am taking subsale price as "market price" as I believe (I believe la) this is the price that general public willing pay for..
For new launches, as we know buyers are lure into it due to attractive packages. But when comes to subsale, is there genuine demand for it? we cant really know.. hmm.gif

The pricing is quite funny ...

1,248 per sq feet is only at RM 440 per sq feet with 3 car parks .... just 200+ sq feet lesser, a unit of 1,033 sq feet is selling at RM 480 psf but only 2 car parks...

It differ by RM 55k to upgrade from 1,033 sq feet to 1,248 sq feet unit .... an extra car park and bigger by 215 sq feet ... seems bigger units will selll faster ...

IMO , Buying for investment .

Say the cheaper 1248 sf selling about rm549 k ( based on rm440 per sf )
Say The cheaper 1033 sf selling about rm495 k ( based on rm480 per sf )
Say the cheaper 881 sf selling about rm445 k ( based on rm505 per sf )
Say the cheaper 634 sf selling about rm383 k ( based on rm646 per sf )

Imagine How much you going to sell or rent to gain profit upon completion ? Exp for 1248 sf size, if this size able to hit rm500 per sf. Then the selling will be RM 624k for " service apartment " ...hehe. Gain much in terms of profit return ? Future buyer might avoid...just my Op.

I think BBB mode will still ON, 634sqft and 881sqft to go off 1st due to absolute pricing..

No, you still pay residential rate for utils, loan up to 90% (if you are eligible).

Maintenance is 0.3, yube, it's on the high side.

But still has to monitor the IOI sales, if response no good, say take up rate 30%-40%, that does not reflex the actual rate. SW Solace and The Zest will hv some pressure selling if developer price new condo anything lower than RM500/sf. wink.gif

unfortunately, RR has no 1200sf... 40% are 1500sft, 35% 1300sqft, 25% 11++sqft

not a direct comparison IMHO, it all comes down to what is the intention when you buy..

RR being 2km away from main road, no LRT nearby, bigger units, rentalbility might not be easy.. It is more for ownstayer, for those who want to enjoy green and privacy.. when developer place the price and bigger layout, it is not that "investor friendly".. IMHO, they are expecting buyer to pay premium for being "closer to nature".. smaller layout seems to be a good steal but dont think general public stand a chance as they only hav 41 of such small units... absolute pricing is higher between 480k to 700k.. bigger units need some time to digest..

Skypod on the otherhand is obviously design for affordability with lower absolute pricing starting from 400k below and majority are smaller units..
Selling point most likely are easy access to mainroad, immediate nearby amenities and walking distance to LRT.. (RR about 2km away from LRT)..
Rental play seems to be in the mind of most investors.. price point pretty on par or lower than SW expected subsale price..
IOI make it easy to sell.. for me, a good bargain will be its 1200++sqft unit..

RR - ownstay with nice greenary.. I dont see good yield in rental, subsale maybe (maybe) workable since its low dense and unique "close to forest", but current higher pricing makes it hard to digest..
Skypod - more investment friendly with easy access and immediate near amenities. ownstay wise very subjective..

I did faced this situation. Fortunately, i noticed right after 1st progressive interest failed by the developer.
You may not believe, it is one of the top 3 developer having project in puchong area brows.gif
BTW, it is due to human mistake that my name not included in the DIBS list.
Therefore, that's our own responsibility to manage our account no matter who are the developer.

Yesterday the price was like 500psf to 600 psffor skypod today turun harga liao?

I do think rimba residences is better ! I like jungle view! Is it seriously 430psf?? I think reasonable le, just a little bit worry on developer capability ..

It's my understanding that all dibs will expire, at some point in time, developers are not water fish, it's impossible for developers to continue to pay bank interest to the disbursed bank loan for delayed projects.

For this case, likely the developer anticipates that it can finished the development in about 2 1/2 year ( since it has started about 10-20 % already ). Nevertheless the developer will stop payment of interest for disbursed bank loan after sept 2014, whether the project is completed by then.

No discount but there is interest free financing for 6 months or something, ie 10k for booking, 5%-10k at S&P, remaining 5% installment over 6 months.

Distance aside, connectivity is very important too to to walk. SW have sheltered bridge so you can get down from the station and walk to your doorstep regardless of the weather. +1 advantage here.

please read the previous posting..
looking at Zefer and Duet pricing (without LRT and deep inside), the public are still able to tolerate >500k pricing..
whats more this is IOI and skypod is at the heart of puchong with plenty immediate amenities and LRT..
those <500k should be easily sold off and bigger units are good bargain..

IOI damn lousy, different SA gives different info one. But I like to believe the SA I spoke to is more correct lar, S&P in 14 days for Tower 2 only. Tower 1 is closed, nothing can be said about it now.

For Tower 2, the 881sf, there are 2 types. Type C & C2. Limited units of type C. Type C2 (4 units per floor) is corner unit while type C (2 units per floor) is intermediate.
Basically more type D than type C and C2 combined

Location is convenient, but it comes with the air and noise pollution (LDP, LRT & Persiaran Puchong Jaya Selatan).... Like the saying can't have the best of both...
Rental demand... Not sure as it could be competing with SW...

They are really testing the market response...
Won't be surprise that even after booking, when signing SPA later, they will also increase the price if the demand is strong...

Maybe it is because of the view towards PJ/ Sunway...
Personally, I feel that Tower 2 is better. Anyway, it's all up to individual...
In Tower 2, only have Type C & D while Tower 1 have the bigger built-up like Type A & B.
Maintenance is 30sen psf. So bigger built-up, have to pay more...

I think the initial cheaper price is a marketing gimmicks to pull the crowd. When they see the interest is there, straight they upped the price and probably from 10 interested can get a waterfish to buy at 600/sqft. Unfortunately can't really see Puchong condos standard can reach at this price level and the below 500/sqft is only sold to the "so-called" vip or their own relatives and contractors while the end buyers are subsidizing their pocket this weekend.

if you want to rent out can u rent out 3k to family

yes.. there is a limit ceiling price in order to be "investor friendly" and if IOI decided to futher increase the price, it is harder to digest left no appreciation room for investor and rental might not able to breakeven..

agree sierra 16 is out of their mind, the only ones worth looking at is their townhouse which is quite spacious.. psft wise still between 200 - 300psft nod.gif

Ya rental market is no good in Malaysia, unlike the western fella, generally local tenant won't rent for long term, if rental close to repayment (or matching the repayment), tenant will try his best to buy for his own. cool.gif

Now lowest price is RM383,800 for 632sf and its located on 3rd floor, which means that lowest psf is around 600psf.....fuuyoh, gila gila punya price....here really can get high rental meh?

the price may climb higher than the condo 3-5 yrs down the road
include the maintenance at RM370+ siking is RM400 already, that is fixed cost per month
the repayment is enuff to buy for another 100k budget house

for high rental
i think maybe can rent to blackie at premium

if one study closely , the price is not cheap at all, it is market price le with 20-30% premium

Still have tomorrow. I guess by tomorrow all the 881 sf for lower floor will be gone, leaving the higher floors for the Saturday crowd, plus almost all the untouched 634 sf. Not much choice for the public.

The price list for Tower 2 that was put up looks the same as what I saw on Wed. So, maybe they only increase for Tower 1 and not Tower 2... tongue.gif

I really dunno why IOI put up such price. Starting to lose faith in IOI especially after bandat puteri issue. Anyway, add a bit more of that price, you can

LRT to this development is arguably "walkable" (500m crossing the main road, walk the whole stretch of IOI mall??). If you are buying this based on the LRT and the Commercial itself, I think SW is a better bet, heard frm setia there will be a pedestrian bridge being built to cross the LDP highway...so LRT is really opposite, so do Tesco!

These so called foreign student are not actually here to study. According to my friend who is staying in one of the apartment in Puchong here, said that the 3 units beside his apartment are all rented out to Africans. They came as students but actually operating a restaurant business....
So, competing with Malaysian. Like that sooner, we cannot cari makan lo...

MMU used to be very well known for its quality education and quality of graduates who are very sought after.. Former President and Lecturers were from UM... now the quality lecturers leap to UTAR, and UTAR now is top choice for those who dont want to go thru F6 and government U..

A close friend who is a lecturer teaching IT for more than 10 years in MMU said the latest batch are majority foreigners. In his class, foreigners out number the locals and they seems dont like to study, skip class and fail exam (my fren is force by management to pass them althought they dont deserve it)..

This is the current Uni condition in Bolehland.. doh.gif

In this particular context of Skypod, there is a Binary college there. And there is also a Sutramas apartment not too far away. So I don't see how the Skypod can escape from it, unless all the owners team up. But if the rental demand is low without these foreigners, the owners will be desperate and they will not cooperate .....

Frankly if I want to rent a condo in Puchong, if budget is not constraint, SW is definitely the 1st choice.
I really dun understand,, Skypod design is totally out! (I dun think SW apt is nice either but we must know that it was designed way back in 2007). Look at the condo design in recent years, there are easily more than 80 futuristic condos' design as reference, modern design is proven very sellable!!
I would rather wait for Sime Darby "if" they launch service apt in Tesco land.
P/s : if someone consider buying Skypod, choose the LDP view (high floor > 15th), the night view is astonishing!! nod.gif

When did you get the news lar ? Is it a new news or an old news ? The last I heard, which was yesterday, they canceled all those internal and privilege bookings, ie they have to call the buyers up one by one to inform them that Tower 1 is delayed. Even the internal staff bookings are canceled.

Getting the bigger units is one thing. Have to also consider the monthly maintenance @ 0.30psf. So for a 1200FS, this will work out to RM360/month. This is just the maintenance alone; not including the bank loan repayment, etc...

i wonder who will buy the type D (634sf) as if u top up another 60k-70k u would get the type C (881sf) and type C, disregard the size difference, is considered double of type D (2 bedrooms, 2 baths, 2 car parks)... for investment/own stay (small family), i would say type C is the most ideal type...

Yeah I was told almost the same thing. Maybe I should not use the word "cancel". Yes the bookings still "stick" but the price is subjected to change. If you are booked into something which the price is subjected to change, that will be kind of open ended lar ....

Okay, okay ..... it's better than no booking. Anyway I did not manage to make myself into the list but I tend to think 440 psf for 1248 sf and maintenace at Rm 0.3, it is almost the max I could tolerate. Anything more expensive chances is that I am not interested anymore ....

Ya you kenot hv both, for me if buy condo, must select the highest possible for enjoying the great view (forest greenery, golf, sea, lake, city night view etc), buying low floor is no different with landed property (except having condo facility). Night view is always a choice among youngsters, remember if you want to sell in the future, most likely prospect buyer group within age 25-35.

just came back from sales office. got few aunties and uncles were selecting unit. by looking at the chart, i would say almost 70% gone for 881. 634 still a lot. tower 1 actually got 881sf. but not many. i think around 40.

as of 1.30pm, most corner units facing the pool already taken up only left few upper floors for the city facing. studio units still plenty. noticed that the shops are directly behind the business park, no view from LDP and looks prety cramp. on other road side towards the stalls/furnuture shops there's a perodua sales/garage looking and roadside stalls...

given the same price for SW 845sqft and Skypod 881sqft, there is a difference...

SW 845sqft 1+1 room which the smaller room is not full size bedroom, likely as store, study room or room for small child..
Skypod 881sqft 2 full size bedroom, can fit in more tenant

another difference is SW 845sqft only 1 carpark, skypod 881sqft 2 carpark...

weight your priority and target market, both have very different characteristic..

I also will go for Setia Walk Soalce subsale..more happening with TGV, 170 retail shop and entertainment mall.
Skypod at small parcel land only 5 acre VS Setia Walk 20.8 acre

Just back from Gallery after lunch... there is some crowd but not huge..
met up an old friend who is now working with IOI.. according to her, the Tower 1 wont be released that soon.. how soon also they dont know.. but for sure price will increase..

Price abit scary (personally).. but i still think the buying mode is still on..

like most of the ppl suggested, 881sqft seems to be the most attractive one in Tower 2...

Since already visited today, wont be going again tmr...

very good point.. Unless if SW owner selling at that price (some very gangho aiming at 550psft) and unless really want to buy skypod the top few floor, SW is a better choice... nod.gif

seconded. i personally prefer SkyPod's 881sf over SW's 845sf, but bullets out already icon_question.gif and >RM500 psf is quite expensive, but i think it still has the room to grow as the area is considered as the golden area in puchong.

Based on my experience with IOI, I rather pay 20% extra and go for SP Setia. IOI product is a piece of crap and their ppl are very irresponsible. I lodge my complaint to IOI and requested for defect rectification work since January this year, but they never start their work until recently.

My current unit is having a lot of problems... leaking, wall structure, cracking tiles, missing stopcock, plumping issue etc...

It's always something which i have in mind: Walking distance doesn't mean anything without proper connectivity. Connectivity as in you can walk from Point A to Point B in sun or rain without any problem. SW has an advantage over Skypod in this. My2c.

SW may build a covered pedestrian bridge to the under con LRT opposite. Can Skypod do that? The distance shud be 150m across which I think it highly possible. What you guys think?

150m? From Google Earth, I measured the distance from the entrance of Persiaran Puchong Jaya Selatan to ST06 is >400m. So if from Skypod it's definitely >500m.

if IOI sorok their tower 1 for sales on tomorrow, it is still unknown whether is a good move or not, as yesterday and today in stock market...u guy and see what is happening in europe and world stock market now, the trend is...nobody know what gonna happen soon or in the near future....cash is king !

for sub-sale, whoever pocket is not deep enough, better let go at the current peak price.... if not, anything happen, it will replay back what is happening in 1997, where all the house , condo down 15-25% market value becoz of some owner do not have deep pocket / holding power...

don't always think it is up up and up....even stock market will have adjustment and bound back... hmm.gif overheated now ...

I am really amused by you guys' persistence. Anyway I think LYN forumers are only a small fraction of the property onlookers. Seriously you guys should consider going to IOI PFCC to stage a demonstration or something. A lot lot more direct and effective. Coincide with tomorrow's event better. LOL.

Compare the facilities, for Skypod, I am quite sure the design, setup and quality of the common facilities are a class better than Solace. It is up for yr own judgement, whether worth paying extra for the different.

Look likes Skypod is getting both positive and negative reviews from the forumers.
In my opinion, Setia Walk is pretty congested project. So dense.
Investment point of view, definitely good. Cause you just wanna buy then sell. Can earn for sure.
Renting it out is out of picture, because of the 'happening' pubs, mall, etc..you'd probably wanna rent it higher.
If for own stay, might as well get landed in Taman Wawasan. Selling from 500k (or maybe lower)

Skypod, risk of being a foreign accommodation place, due to Binary.
Again on the investment point of view, you either wanna rent or sell it out.
And most of the foreigner who can study here are rich enough to buy it from you.
Your target market wouldnt be family people. You could aim at students, singles, or basically young people.
With the retail at bottom floors, I bet starbucks, coffee bean, those chill and relax cafes will open to cater these students.

i went there this morning at 1030 am....there is a Q, but not as good as we think based on the Q.... like most of them are come and hope to view only , not buying, becoz, if all want to buy, the Q will be different, and the gesture n the way they Q will be different ( like what I saw in HK mongkok, people seriously Q for buying ipad , u can see from their eye, how eager are they ) as of today, i see many of them sitting very relax, n the Q very loose...in between the Q oso many gab in between, if they very eager, no gab in between the Q la...based on common sense...haha... ( i study psychology during my U time rclxms.gif )

haha...i guess, only those 881 sqft are booked, those studio n big unit, still many available ...haha brows.gif

I think they porpose make people queue, they only let few people in their gallery, which i think they can let few more people in and make the queue shorter or even no need to queue at all. When i was there around 11am the queue around 20 to 30 people ... Better go sp setia launch on the other side , free food, free balloon, free sand draw, no queue ....

yaya, big unit not people buy, due to high maintenance cost, every month need pay RM400...

the 1033sqft oso not worth as the master bedroom too small, and the design of layout not good, can not put the bed on both wall, 1 sided of wall is facing toilet, another is facing the room door, so , where to put the bed ? fengshui wise, this layout is not good at all....

I doubt those cafe will open in Skypod. They are in SW. Especially w IOI management, don't bet on commercial. It is the residential part that money can be make.

i came back around 1pm. fyi, 881sf already 90% sold out yesterday and a lot of ppl dint know they hold tower1. that's why a lot of buyer so dissappointed. since reached already, most of the ppl just went inside see see look look.

Do you know that the biggest unit pricing is already history many many ***INTERNET*** days ago already ? smile.gif The 10xx sf and 12xx sf are not for sale now. It's not relevant for now. And the adjusted/revised pricing in LYN release yesterday or so is bogus !

sales update as at end of today

type C/C2 881 sf
as can be seen below there is still 1 more unit type C2 left located on 13th fl n right below the break tank. type C hampalang sapu BERSIH dy.

type D 634 sf (no balcony) / 743 sf (with balcony)
it is also interesting to note that many of the type D units that were snapped up comprise of those 743 sf with a relatively spacious balcony (b/u 109 sf). 10/24 of such units, mostly pool view were booked today. this phenomenon further pushes down the earlier reported low take up rate of type D 634 sf without balcony. i see these type D 743 sf units as the nearest head to head competitor to SW's type D 845 sf where the major difference is the additional study room (hence +1) in the latter. [type D 743 sf r priced from rm569 psf to rm655 psf]. not skypod's type C 881 sf as some have suggested.

I was there on Thursday and the salesperson told me that Tower 1 will only be launched in Nov or after, and the indicative price for 1033sf is above 500K, probably starting from 530K. I didn't ask about the 1248sf though. Not too interested after seeing the model of the building. It does not look appealing to me at all @@

looking at the photos, does that mean both tower's city view is actually can't look down onto the streets but rather looking to the roofs of the retail below?

I think booking is 10k. But SPA probably much later in which case you will need to settle the rest of downpayment.

The retail below is just 2-3 floors. Not that huge. BUT lower city view units WILL be blocked by IOI business park (Binary College). The building model has conveniently omitted the big building. Hehe.

Funny that the panel banks offer not the same rates and packages.

Whoaaa, seems like IOI can work it to their advantage. If they build slow slow, Nov'14 only 50% progress, they save on DIBS, hehe.

I think the view of this project is preety awful unless if you taking high floors as lower and medium will facing IOI Business Park building and it's roof? From the model you can see unblock view but the fact is other way round.

If you are above 6th floor, should be clear of their roof. But for those are particular about FS, maybe should consult your FS sifu regarding the effect of the roof spires...
