buyers must have some power to resist if the hike is not reasonable do not buy lor, market sentiments are getting no good by day plus

landed at tempua i think sub 600k can get la

it is still a condo and everymonth need to pay 300+ for maintenance one

i think ioi learnt their lesson for thier pricing mistake in hijauan, in 16 sierra, puchong folk are quite sensitive crowd IMO.

say u buy the at 600k 1200x500psf u want to exit at how much?

if you want to rent out can u rent out 3k to family

where 3k repayment can get good size landed in puchong

QUOTE(jinike @ May 17 2012, 03:16 PM)
RM0.3 / sq ft excluding sinking fund ? huh...then how much sinking fund ? if like that, who want buy the big unit... imagine, puchong area, most people are family or working adult, and not rich people or expat market...

then if buy 1248sqft = RM2400++ monthly instalment, + RM374 maintenance + RM0.0x sinking fund....can we rent out for RM3000/M ah ? I don't think so lo...
for paying RM3000/m, i think still can get some 20x70 freehold landed in puteri....  hmm.gif

so, this skypod, either u buy the smallest unit, or don't buy at all...  rclxms.gif

i think, consider SW subsale better...anyone agree with me  thumbup.gif

that's why, why the hype
many landed in puchong is RM600k, althought abit old
the price may climb higher than the condo 3-5 yrs down the road
include the maintenance at RM370+ siking is RM400 already, that is fixed cost per month
the repayment is enuff to buy for another 100k budget house

for high rental
i think maybe can rent to blackie at premium

if one study closely , the price is not cheap at all, it is market price le with 20-30% premium
have said enuff for this thread
good luck for cheongster, it maybe just slightly late now, 2010 maybe can............

Frankly if I want to rent a condo in Puchong, if budget is not constraint, SW is definitely the 1st choice.
I really dun understand,, Skypod design is totally out! (I dun think SW apt is nice either but we must know that it was designed way back in 2007). Look at the condo design in recent years, there are easily more than 80 futuristic condos' design as reference, modern design is proven very sellable!!
I would rather wait for Sime Darby "if" they launch service apt in Tesco land.
P/s : if someone consider buying Skypod, choose the LDP view (high floor > 15th), the night view is astonishing!!  nod.gif

QUOTE(aquest @ Jun 7 2012, 01:28 PM)
u have under-estimated the unexpected high demand for trigon. at record breaking prices along the golden mile n after just 14 months the leftover is now < 30%, mostly comprising of units > 1700 sf.
