Hi Jason39,

Thanks for the info. Good to hear about that. So you relative and parents also buy there ar?? Huat la u.

Yup is true that you need to attached the OL when sign the S&P. Even with you loan approve within 3 days. But to sign S&P within 14 days. After - off selangor holidays and sat and sun. I think is around 8-9 working days. =(

But what i see in the loan give out is all with MRTA. I yet to get any reply on this.. 7k for MRTA is quite a big amount.

Are you considering to change lawyers for loan fees?
Thanks for the reply.

MRTA is not tranferable ler, not suitable if your unit target for investment , you all can call 0192628795 for further info.

I don't have the sales data so I can only guess. I think the reasons are :-

1. Location, location & location.

2. The 12xx sf with 3 carpark is considered value for money for most people. It definitely out performed SW's trigon in many people opinion.

3. IOI has it's own fans. In the worst case, it will still retain its value. Can't be seriously wrong.

my guess

prices = around 500k
package = DIBS

developer = IOI

i guess prime attraction is the location of this project. Other than that is the 3 car parks they offerr for 1248 sq ft which nowadays seldom see developer giving more thn 2 car parks.

Btw, i notice their panel banks kind of offer very good loan rate at BLR-2.45/2.50....is this rate offer elsewhere at other projects?

I just called by lawyer. RM400 charged also. I checked with my relative other lawyer firm also charged the same amount. It is the same. Still waiting for my loan approval.

This project is worth to buy it . Duet residence also closed to RM600 with the inconvenience location. But for us is for own stay with my relatives, so we don't border it. As long as it is easily accessibility to other highways n low density n closed to many shops there.
