IOI City Mall is expected to dominate the Southern Hemisphere of Klang Valley. Please take note of what you see today is only Phase 1. Once Phase 2 is completed in 3 years time, it will rival 1 Utama, Mid Valley Megamall and Sunway Pyramid.

Alamanda Putrajaya is doing well mainly because of first mover advantage, well maintained by Suria KLCC and positioned as a mall catering to the market segment for public sector employees.

Wow so many Malls in Cyberjaya, I think very soon more than 50% will end up like Cap Square or Southgate

As for what OSK did, unfortunately the Sales Brochure do not form part of the SPA Annexure yet but with some hope and in due time, it will form a binding agreement as to what the Developer promises to build. When the time comes, Developer like OSK and even Tropicana will be in breach of the Agreement.

Indeed...Although they might be legally right, but if it happened once, who will trust them again?

Lets see if their profit margin is more important than their reputation. Personally, I think we should fight to get the brochure and master plans to be bound by SPA, else, those greed developers will still continue to do whatever they want, as well as fight for build-then-sell (Although this might be hard in Malaysia).....

if OSK is confident they will proceed to build the shopping mall
if they have no experience, lack of confidence, scare, fear, then forever change plan lor...

if OSK honours the request of revert to original plan or money back i guess it will be a disaster to OSK since buyers also demanding SPA price + appreciation ...in %

If only a handful buyers heard this from SA, possibly could not be convincing enough. But if big percentage of buyers are getting the same message reg the initial master plan, cannot be all these buyers get the message wrongly. A strong case of misleading or intentional misrepresentation.

Staff have been misled as well. This type of direction comes from the management. Management has f**ked everyone up, their own staff and of course, us buyers.

I always think Skypark is a better investment from the start. Both have its uniqueness but Skypark has better reputation n location wise, it s better. Pangea location is too packed with all other development

Of the whole list, I see only D'Pulze, Sky Park and The Place maybe having the upperhand when completed before Pangaea Shopping Mall or whatever they want to call it now (Pissed)! But they all look like Empire Subang, Hartamas Shopping Centre, Tropicana City Mall etc. etc. all catering to the condo residents above and surrounding office workers. This is very safe and boring concept. Just look at all the retail outlets I've mentioned. One time there and you won't go back unless it's necessary. Not sure of Centruz Mall construction period, but will just be the same.

What Cyberjaya needs and there is a big vacuum now, is a high end premium Shopping Mall like Pavilion or Garden to stand out among the rest to survive and compete with all the retail outlets and malls that have been completed or are coming up. Roponggi is a very interesting concept to be launched in Cyberjaya and is just a few door steps from Pangaea and is running similar lifestyle mall. And if OSKP decide to shrink their balls and play it boringly safe, they are fighting with all the malls and retails named above for the same segment of target market. But if they remain its game with the 500k sf Gallery mall and a good portion allocated to upmarket fashion, home furnishing, designer products, fine dining, unique entertainment experiences, people from all over will flock into Pangaea. Not forgetting to mention Pangaea home buyers are all paying premium price from RM >600-800/sf premium price compared to other projects that's selling RM <500/sf. Obviously, premium owners can afford premium lifestyle.

What I see now is many developers are playing it safe and boring and building replicas of Empire, Tropicana, Hartamas malls everywhere. OSKP, if you are seeing this, you got the wrong guy doing your brand positioning. Either that, you just wanna sell sell sell and profit with no conscience!

From what I remember misleading by OSK SA may be considered legal action. Also, too much talk here won't help the situation. Need to spread more news to those unaware buyers and meanwhile when is the next meeting with OSK?

Well, it's a game for time racing.
If you guys act faster than OSK, you can bargain well else continue sitting down there to be F.

Speed is everything here.

I went to the Gem few days ago. They have showrooms for MV phase 3 inside. Like a makeshift sales office but done up nicely. I do like their layout.

I asked the SA what the mall would have. No more badminton court. A college will be setup there. Some restaurants and IT shops. But all unconfirmed news, according to SA. Mall is opening year end. Hmmm, looks like can't confirm on the tenants yet?

Agree.The original master plan is printed on brochures, so not SA to blame. However, what annoys me is how the SA have been twisting their stories now, eg changing master plan is to add value, the mall was only an exhibition center, the street mall was the 'mall'. Total crap. Any osk SA reading this, stop twisting your stories. You think we buyers are 3 year old kids?
