I'm a buyer of Solstice and I'm also very concerned that OSK has stripped off or down the hotel, shopping mall and greenery streetmall. So I called the OSK HQ and spoke to Mr Lim Kian Hock who is the Sales & Marketing Manager (kianhock.lim@oskp.com.my). He explained that Phase 4 will be Kepler instead of the hotel towers. The hotel towers with some residences will be launched in Phase 5 together with the mall, just that it won't be a shopping mall but a street mall. My concerns are:-

1) The shopping mall will be stripped down to just a street mall.
2) More residences are launched which will compete with Solstice & Eclipse.
3) Will the nice greenery and landscaping we see on the initial masterplan be compromised or stripped away?

OSK is facing an impending bad publicity stint which will affect their reputation for hyping up their sales pitch with false representation that deviate very far from their promises. And they are doing very little as of now to explain to existing buyers about those major critical changes they are making to the masterplan.

I have told Mr Lim that at the very least they should organise a conference to address these issues to existing buyers. And he will conveyed to the management. I have a feeling they will take their own sweet time to organise this.

We need to put more pressure to OSK HQ. Another name you can refer your greviances to is Mr Chee Kok Keong who is the AGM of Sales and Marketing.

Yea sure. But I would urge those feeling uneasy about the change of masterplan to write in to Mr Lim at kianhock.lim@oskp.com.my and highlight your concerns. So they can set up a meeting with existing buyers and communicate properly these changes.

I understand the lament here in this forum about how a reputable developer become so greedy trying to maximise their profits by building more apartments making the whole plan looked so dense and competitive to existing investors. But really you all need to write in to developer to add more pressure to answer our concerns. Otherwise, what's the point of complaining here? Have you all write in to demand an answer?

The more emails from individual buyers sent to them, the more pressure for them to address this. The buyers group formation is a good idea but before this is concrete, you all can act as an individual to write in to OSKP Sales & Marketing Manager, Mr Lim Kian Hock at kianhock.lim@oskp.com.my. Another name you can reach is his Assistant General Manager, Mr Chee Kok Keong.

If you need help on the letter or email content, I may draft a standard one. They should be worried if our angst become public and consumer tribunal, media or lawyers are involved.

I have also written in to Lim Kian Hock and cc to Chee Kok Keong (AGM). Waiting for their reply. I felt severly compromised beacuse what attracted me to Pangea is the futuristic facades design of the hotel and shopping mall and the greenery on the patio. Those are the main selling points and they are taking it off and replacing with a very common looking Kepler apartment. Also increasing competitions to Solstice and Eclipse making the returns less attractive. If the initial master plan does not include the hotels, shopping mall and patio mall but the Kepler, I wouldn't have bought Solstice and would rather invest others. Felt so cheated.

The group “Pangea Cyberjaya – Change of Master Plan” is created with an objective of gathering buyers of Paragon, Solstice and Eclipse to raise awareness and highlight the critical changes made to the initial master plan by OSK, the developer without informing all the buyers who had based their purchasing decision on the initial master plan that would feature 2 visionary hotel blocks, futuristic shopping mall and greenery patio retail outlets in Phase 4 and 5.

Now OSK had launched Kepler in Phase 4 that comprises 2 blocks of seemingly ordinary suites that totally strip away Pangea unique selling points we buyers based our purchasing decision on.

Kepler will also increase in units of 1, 2 and 2 +1 bedrooms units, which will be in direct competition for investors of Solstice and Eclipse on top of the many new properties under construction or newly launched in Cyberjaya.

This change of Pangea Master Plan is a misrepresentation on OSK part during their sales pitch and we buyers fell for it, investing our hard earned money into a concept that will not be fulfilled, the end product that will not be delivered, but instead facing more competitions with the introduction of 2 more blocks of suites and losing the attraction and appeal of what was sold to us, giving us a highly dense residential area that should not have commanded a premium price.

And OSK has yet to address this major critical change to their customers of earlier phase in Pangea. The lack of actions is a deafening silence.

For buyers of Paragon, Solstice and Eclipse, you are urged to join this group so we can start to meet to discuss our next course of action.

Once we gathered significant home buyers, then we only have bargaining power to request OSK to organize meeting with us, else, with smaller number of peoples turn out, they will just ignore us for sure.....

True. This will set the precedent. Let's see if reputation is of any value to them.

I think once we gather enough buyers, we will be able to discuss what would be our next course of actions. A single buyer can't do this alone as pointed out by earlier buyer.

Exactly! The introduction of another 2 blocks of Kepler suites will increase the risk of Solstice and Eclipse buyers.

The shopping mall is no more, eliminating the pulling factor of expats/students/residents considering to stay there for convenience but instead choose to stay elsewhere.

No more the iconic futuristic design of the hotel blocks and shopping mall which is the main reason that draw me to invest in Pangea!

OSK has alot of explaining to do.

Buyers of Pangea are meeting this Saturday at Shaftsbury Cyberjaya at 1:30pm before proceeding to Pangea Showroom to meet with OSK reps at 3pm. Please do join us.

All Pangea (Paragon, Solstice, Eclipse) Buyers, there is a meeting tomorrow 1:30pm at Shaftsbury Square with other buyers to exchange opinions. At 3pm, there will be a meeting with the developer OSKP at the Showroom. You are encouraged to attend to raise your concerns and also get to see the preliminary design of the new master plan.

As developer, I don't think they will take risk of going to build things that are not adviced by consultants.

Though, I sympathise with buyers but we have to know one fact: in all perspectives and masterplans, there are always "Disclaimer" so legally they did nothing wrong. There might be elements in Misrepresentation by some of the past SA, though.

Of the whole list, I see only D'Pulze, Sky Park and The Place maybe having the upperhand when completed before Pangaea Shopping Mall or whatever they want to call it now (Pissed)! But they all look like Empire Subang, Hartamas Shopping Centre, Tropicana City Mall etc. etc. all catering to the condo residents above and surrounding office workers. This is very safe and boring concept. Just look at all the retail outlets I've mentioned. One time there and you won't go back unless it's necessary. Not sure of Centruz Mall construction period, but will just be the same.

What Cyberjaya needs and there is a big vacuum now, is a high end premium Shopping Mall like Pavilion or Garden to stand out among the rest to survive and compete with all the retail outlets and malls that have been completed or are coming up. Roponggi is a very interesting concept to be launched in Cyberjaya and is just a few door steps from Pangaea and is running similar lifestyle mall. And if OSKP decide to shrink their balls and play it boringly safe, they are fighting with all the malls and retails named above for the same segment of target market. But if they remain its game with the 500k sf Gallery mall and a good portion allocated to upmarket fashion, home furnishing, designer products, fine dining, unique entertainment experiences, people from all over will flock into Pangaea. Not forgetting to mention Pangaea home buyers are all paying premium price from RM >600-800/sf premium price compared to other projects that's selling RM <500/sf. Obviously, premium owners can afford premium lifestyle.

What I see now is many developers are playing it safe and boring and building replicas of Empire, Tropicana, Hartamas malls everywhere. OSKP, if you are seeing this, you got the wrong guy doing your brand positioning. Either that, you just wanna sell sell sell and profit with no conscience!
