I visited the show village, and most units left are duplex type.
Anyway, the sales exec told me that the utilities rate would be on commercial rate, and cannot be converted. Is it true? |

QUOTE(Rainbowlily @ May 25 2014, 10:07 PM) It's very depends whether developer did pay a premium to apply residential rate or not and subject to approval. If not, all service apartment fall under commercial title will be commercial rate. Correct me if I am wrong. The one I'm asking is a sales exec under OSK property. She said that it's under Schedule H, but utilities on commercial rate, and not convertible. If the SA tell you under residential, then you just get a proof from them with approval. I encounter lot agents which provide wrong information until I ask for proof with approval then they only said no idea. |

QUOTE(Malaysian_driver @ Sep 24 2014, 02:12 AM) If you visit www.pangaea.com.my you will see that the previously planned Hotel/Office Suites are now marked as Residential Suites... AND the previously planned mall is now marked as "future retail development". Looks like the masterplan has changed quite a lot. Pangaea might just become a cluster of residential apartments. wa.. even the Gallery mall they are going to scrap it? |

QUOTE(freetransgressor @ Sep 24 2014, 10:43 AM) I'm a buyer of Solstice and I'm also very concerned that OSK has stripped off or down the hotel, shopping mall and greenery streetmall. So I called the OSK HQ and spoke to Mr Lim Kian Hock who is the Sales & Marketing Manager (kianhock.lim@oskp.com.my). He explained that Phase 4 will be Kepler instead of the hotel towers. The hotel towers with some residences will be launched in Phase 5 together with the mall, just that it won't be a shopping mall but a street mall. My concerns are:- after they built Kepler, still got land for the hotel towers?1) The shopping mall will be stripped down to just a street mall. 2) More residences are launched which will compete with Solstice & Eclipse. 3) Will the nice greenery and landscaping we see on the initial masterplan be compromised or stripped away? by "street mall", do they mean the central park? from 5 star hotel and mall, to high density residential and street mall. |

QUOTE(khng07 @ Sep 26 2014, 05:05 PM) Hi Freetransgressor, how big is the remaining land to include the hotel, retails, offices and the central park?I have wrote an email to Mr.Chee this is his answer:- I noted on your concern. We are in midst of exploring the best option in terms of development composition in particularly for phase 5. All components within the mixed development will be maintained for phase 5 including hotel, lifestyle retail, office and communal park........ They still not understanding that what we concern are the changing of the master plan will affect the traffic of that property and the living environment also be very difference..... |

QUOTE(fishkoi @ Sep 28 2014, 06:27 PM) Went to their Sales Gallery today. The salesgirl told me the same story that OSK still "try" to maintain its original planned components. The "said Hotel" will relocate to the current Salas Gallery area. I told her that I bought the Duplex because of the Concept and the View. One thing for sure that they will not build the 'blue dome' or Gallery in future. I would think that the Gallery is much more important than the hotels. We should gather as schedule and show our unity so as to make it clear that the buyers still have something to say. One would be more keen to stay in Pangaea if there's a shopping mall conveniently available few steps away. Hotel doesn't attract people to stay nearby. Further, the most exquisite architecture/facade in the overall masterplan are the hotel/office tower and the Gallery. Without both, doesn't it look normal like other blocks of condos? QUOTE(wisdomtot @ Sep 28 2014, 10:40 PM) There is no more "shopping mall". Now street mall is being touted as the 'mall'. Kepler taking over the hotel site. Hotel 'likely' (no black & white) taking over shopping mall site. The only thing confirmed is Kepler. Kepler and Eclipse likely sharing one access road, despite Eclipse being sold at premium price. Actually street mall has already been part of the planning since 2012, on top of the Gallery. They called it Patio. I think it's part of the central landscape. So more like they are removing the shopping mall entirely. |
