I was there last weekend.

Yep most of the smaller units, 450sq, 650 sq ft is sold out.

Still have the duplex 900+ sq ft and 3-bedroom 900+ sq ft but unfortunately, there is no showroom for the 3-bedroom unit.

To me, makes no sense to buy Studio Units in Cyberjaya. Vicinity of KLCC yes.

The 450 sq ft, also not cheap, RM300K++ and the 650 sq ft at RM500K++

For RM500K++, I can get a 1,000 st condo in Kajang or even an older DSL.

I suppose most ppl buy for Investment but there is so many other bigger condos in Cyberjaya.

As for the duplex, its not practical as

1) The small bedroom downstairs is more like a Library / Reading Room. Doubt any child will want to sleep there growing up in an Aquarium, all Glass Doors

2) U cannot change the Lights or Curtains by yourself due to the High / Double Volume Ceiling.

These units are good for weekend stay and not for everyday living.

Sad day that MY Properties are heading the Showbox way even in a place like Cyberjaya.

What I heard is that some NGOs are trying to get the KPKT to make the Sales Brochures part of the SPA documents so that Purchasers can be able to sue the Developer for any promises made and not delivered.

But that is still some time away from being a reality. Until then, small housebuyers like us don't stand a chance.

Of course, FB helps but be warned guys, choose your words carefully to avoid being sued back in return

Developer got many Lawyers acting for them - Kita Tidak Ada

In fact when I visited the Sales Galery during the recent Moon Cake Festival, the SA did mention about the Shopping Mall as the USP

I think u guys should ask for more than an explaination. You guys should ask for monetary compensation as the changes to the Master Plan has affected the future capital and rental values of your various units.

OSK is not the only developer doing that. Tropicana also doing that, for their Project in Kajang, buyers were told that Phase 1 will be the only link-house project, all others is Semi-D, Cluster Houses, Bungalows, etc

Going to launch Phase 2 with bigger and better Link-Houses in less than 12-mths (10-mths from Official Launch)

Is there actually a Shopping Mall in Cyberjaya? The Atria u mentioned is in Damansara Jaya right?

Only know Alamanda is the only shopping Mall in vicinity of Putrajaya / Cyberjaya and of course IOI is opening soon.

As developer, I don't think they will take risk of going to build things that are not adviced by consultants.

Though, I sympathise with buyers but we have to know one fact: in all perspectives and masterplans, there are always "Disclaimer" so legally they did nothing wrong. There might be elements in Misrepresentation by some of the past SA, though.

Wow so many Malls in Cyberjaya, I think very soon more than 50% will end up like Cap Square or Southgate

As for what OSK did, unfortunately the Sales Brochure do not form part of the SPA Annexure yet but with some hope and in due time, it will form a binding agreement as to what the Developer promises to build. When the time comes, Developer like OSK and even Tropicana will be in breach of the Agreement.
