My decision was a no brainer.

Stay in KL, I can buy a nice house in PJ and a little sports car but I would be burdened by the loans practically until I retire.

Come to Singapore and work for 10 years, I can go back to PJ, pay cash for that house and car, and then continue working with no loan commitments and total financial freedom.

House ok...car...make sure its insured ler...friend of mine lost his GTR in KL...locked and had guards watching it...paid rm 150k modify 150k and only got back 150k from the insurer...

my cousin's company lost a fleet of 13 X5s all stolen on their maiden convoy trip down to kl as a holiday-business trip... brand few week old...

at JB, once u leave the causeway (driving), then there is 1 money changer there, 24 hours, their rate not bad. dun look at the board, its not their exact rate, you need to ask them, the rate is relatively good compare to those in SG.

Assumed current BRR, potential rental rate in PJ, exchange rate of 2.4 and the price of a PJ house 10 years later. Is it better to take 80% loan to buy a house now or pay a higher price in cash 10 years later?

For SG flat, 20 years ago it cost 5 figures, 10 years ago was a few 100k less than current price. I am not sure how general Young SG's saving can keep up the housing cost 10 years later. By then one 3 room flat may close to 500k.


I prefer Saving just enough for the downpayment. Wait for next economy cycle to head down again then grab whatever housing I can afford. The monthly installment normally less than your rental for the same type of unit unless you take 10 years loan. With current ruling, you can't buy hdb while holding overseas properties. Really not sure how they can enforce such rule.

It's a figurative statement that I could earn in 10 years in Sg, what would essentially take me a lifetime to payoff in KL.

But to answer your question, the key is rental. If you can rent it out, then out makes sense to take a loan and buy now. But if for whatever reason, you are unwilling to rent out or don't think you will be able to rent out continuously over the entire loan period or don't want to risk being screwed by a bad tenant ie. the rental income will not be forthcoming - then the interest burden will usually be significantly more than the capital gain. Secondly, highly liquid investments like stocks also pay a dividend return as well provide capital gains. Lastly, the value of having the cash freedom to take advantage of (or in fact defend yourself against) unexpected events is grossly underrated.

Hi All,

I jz got my pass approved n followed by a msg >> As you'll need to go for medical check in Singapore, please arrive a few days before work commencement to allow medical clearance.
Does dis mean i hvta find a clinic to do da medical chck up? Arent they suppose to advice me whr to go to for da medical chck up? I tot co wil pay for it? unsure.gif
Anotha Q, watz da differences btween workin permit, Spass, Epass? Different privileges? unsure.gif

work permit is just a normal working permit. not much benefits, if u wanna apply a Singapore phone line, u need to pay deposit $200. if u wanna buy an iPhone plan, need to pay $800 deposit. S pass and E pass got not much difference. u can sign up phone line like any Singaporean and PR. but E pass u can apply for dependent pass, S pass can't.

I suppose in a way yes.
POSB does not offer their Go! debit card for not epass holder.
Citibank requires 3.5k monthly, which would mean mostly an epass.
But I noticed ppl saying standard chartered has the lowest requirement, not sure how low. laugh.gif laugh.gif

For Citibank, written thr >> minimum annual income of S$30,000 << but dis is for PR or Sporean oni laaaaaa...
