End lot is 422k and corner 512k if not mistaken..first day launch all sold out only left with intermediate. Manage to booked for 388k on the first day.

i've seen the map. actually i don't understand why that side is called jln pandamaran. it sort of confuse ppl with the real pandamaran. saw it during last weekend's expo in MV. But sadly all the sales ppl in I&P booth are talking to each other, not doing anything just let customers walk around and see themselves. no taking down customers' contacts, give out brochure nothing! disappointed with them. Sort of lost confidence with I&P

The area is still new though, so don't know how it'll turn out. But the price is cheaper than bukit tinggi 3, and the location is slightly better , straight exit to kesas.

Ya the end lot which have their own roof design if compare with the intermediate..but why in their master plan your house is 22x75...just curious.

Don't think anyone put for sale. But yeah it's very windy, so far so good. Some defects on the house though, but nothing major. Overall still OK.
Trees in the area still small, haha, but the best is the road la, I love it. Dzaman I went and saw the sales office, fully sold out. Temurun I think got few units left, but Legasi also fully sold out. The full plan for bayuemas not many terrace houses, a lot more semi-D and bungalows. But the project scheduled until 2025, so no hurry la I guess |

What I know sept till dec they will have few more launch fr the developer..no means for dzaman i know someone selling 2 end lot house but definitely already mark up at least 150k.

any potential appreciation? i am surprise Warisan is only 300kand Dzaman is selling 388k.... that is 80k different by one phase.... and 2 have warisan has bigger built up actually.... what strategy is this? I went to sales office yesterday. Dzaman and Legasi fully sold out. Left Temurun only, starting price is around 1.3mil.
SKVE not sure when coming, not sure price oso, but straight from Klang to Cyber using only 1 highway, hopefully cheaper. |

Bro, I've google it for the news. Phase I don't know which will be launch, but according to the master plan there is still 4 more rows of houses behide warisan & dzaman before the land reaches to parklands.
And for the increase in price, evthing has gone up tremendously, yet the tarik. Even you go to bandar puteri price is so damn crazy. Try going to alam impian, huge land are in developing and recent intermediate not less then 700k. But in bayuemas, they are targeting semid & bungalows acc to their plan and for terrace is just to test market for the initial launch. Nowadays for landed, min 400k in klang area. Don't buy now mati la next time..btw just pass by bayuemas today, for dzaman no sign of development yet but the semi d all done fencing to start. |

Yes I book dzaman first row. I&P gives SPA and stamp duty 50% others I don't think so. I got few laywer friends so I don't need to worry I think I know a seller for end lot facing south (good fengsui) for 590k.. |

The end lot facing south is extra 6-8k..but if wait for the next phase to be launch the price will definitely higher and slower waiting time to be completed. Normally wen the house is matured enough the demand is there.. Yes first row wit good number..even house num 8 that time is available wit no add cost. I wen around 12pm that day first day launch. |

Normally I go through the Klang-Banting road. Which is the klang-banting exit from kesas. You can't go in after the Shell as the road is blocked. You'll have to go all the way till after the Petronas, take a left at the traffic light. Then you'll head through a small kampung area, till eventually you reach bayu emas.

Yes from Klang. Nearby actually. Klang is getting a bit too expensive, but just because advertise for 620k doesn't mean can sell for 620k. I suspect he bought for 510k, then now hoping to sell for around 590k or 600k. Not sure though. |

i'm now staying at klang jaya. parkland a lot more expensive than bayuemas but the location is further down to banting compare to bayuemas, so i wont consider it.
puteri din consider for now as i heard a lot of bad news due to it's close proximity to sentosa. bestari, is it the next to parkland by ksl? they start the project already? i might be interested if the selling price is a lot cheaper than parkland and bayuemas considering the location and it's the first project of ksl in klang valley. pls update me or pm me the news for this bestari if u have. thanks |

the older phase got guards already. it's quite OK la. At least they do rounding at nights.
Even you're fully gated and guarded, it won't help. I asked the guard before, but he said he didn't know. I guess it's the residents association who set it up. |

I am hijacking this tread to offer termibait's termite prevention program if any of the owners intend to do termite prevention before renovation or during house under construction before the develper lay the tiles. i got a quotation total is near to 6k as well.... but offcourse i loan more...90% compare to ur 200k. u mean they charge u 1k extra? so in ur loan amount case 5k is a reasonable figure? |

I think warisan is 22x75 if not mistaken...but I love their window panel down floor..

Luckily you didn't buy at bkt 2 lo..I got 4 houses to view on the same day when bayuemas launch. Until my sis told me bayuemas got launch as she is getting to invest, so I just when to hav a look then decided to book since can't get 2nd hand house also. At botanic, 20x70 house selling for 350k and is a 4 years house new but nobody staying. Come to think of it not worth it la..somemore got hair line crack. A lot of ppl are talking about bayuemas houses since the last launch. |

For those buying house, try Maybank in Bukit Tinggi for loan, when I bought my house 2 years ago they offer free interest during construction for bayuemas regret I didn't take.

just found out parkland aka bukit tinggi 3 launch it's semi d (fernia) at 900k++. then kota bayuemas still consider a cheaper choice
location: kota bayumeas slightly better than parkland developer: both are reputable developer land: parkland almost finish it's land, kota bayuemas just starting population: parkland mostly chinese, kota bayuemas so far i guess equal amenities: parkland better (got chinese school as it's biggest advantage) what else? |

For sept launch according from media release. But this is fr this FB account which I think is one of their sales people which operates it. It is said to be an event but don't know what event their refering to..

When to the bayuemas for the event and saw dzaman 2 and warisan 2 billboard to be launch soon. According to one of the bankers there, that it will be launch after raya. Expected price is RM 430k +.
So guys who wants to buy be prepared. |

How about termites control later on? Do developer will give us a cert saying that the house is been certified by any pest control?

They courier me the LHDN letter&also the charges.letter dated 4.7,i rcvd 5.7 so tomorrow (6.7) will pay(don't want to keep la till due..just pay) Wind1234, I call to ask how to make payment..then i also ask if there any penalty incurred...hisham said betwee me&hisham don't hv but don't know between me & loan's lawyer..if they late process,i&p will charge lorr..aiyaaa, so terrible la,call loan's lawyer they said if they get the doc late,the process also will take time..make me pening!so just let them do their work,we push kaw2 la:0 |

intermidiate..facing field..last minute got this one..actually i already plan to buy the house during lagenda and warisan..but dun hv enough money that time..selling only 200k++ if im not mistaken..better grab dzaman before double storey reach half million...

Hi everyone,
i am looking for house too, now looking at Temurun, recently went there to survery, 1st day of Ghost Month @ 730pm, i located a camera on my car roof top to record the route, need to sent to my master to audit & advice, but, damn, i capture some unusual object after check back the photo in the same night, after find out from many experience people, confirm there are 2 lady spirit @ 1st floor.... but, i will visit to the house after the ghost month again, this month is not a suitable month to hang around in empty house.... please refer to the photo, you can see it very clearly, a long hair in white shirt...1st floor left and right windows... my master told me is very normal during the ghost month, and is empty house somemore... just ask me to avoid only, hope no hard feeling, just to share only... btw, this unit the SA offer 1.5mil without discount lah... anyhow, i will be back to this area after this special month, cheers, ![]() This post has been edited by honda6831: Aug 3 2011, 11:30 AM |

I did see a lady on upper floor behind bigger window panel exactly in middle... need to zoom in a lot only clear... not sure is only my imagination

Dear all,
was with one of the bungalow contractor just now to look at the Temurun again.... went inside and survey, ....overall quite suit my requirement... b4 i left, just have few more words with the contractor... and i finally decided to give up... few point he said, -confirmed no gated & loose guarded, i have walkaround and visit some of the semiD owner, they mentioned, once the resident more than 30 or 50, they will form a committee & build fence and employ full time guard, but since they are building the hall between semiD & bungalow, i dont think so the guard works for this resident area -right infront of the temurun show bungalow, they are building a multipurpose hall & a kindergarden, so you can imagine the public crowd in & out that area -whatever you see in the temurun bungalow, is not the final spec, due to rush hour, they have to install whatever they have, when confirm to buy, they will install with the better quality stuff ....above point, i decided to give up.... just to share my pov... cheers, |

bro...my views..recently the 1st row of the terrace houses there got problem redy...the houses become tilt...reason...the earth settlement...now the front part of the houses are higher den back....please go and view...the original row which was buit very much earlier....got big issues on earthworks....carefull before invest....im not just saying this as im one of the owner of the house there....the developer is still negotiating with all the house owners....this is houses that we can see from the langat road whn stop for traffic light....just for information

Sebelum construction around 6-8 years back.. area ini memang paya besar... Ini betul betul paya dekat sungai kat belakang.. tanah sure lembik... pilling pakai bakau pun tak guna.. tanah bawah air banyak lagi .. sure gerak.. lebih lebih lagi area ini akan dibanjiri air dari laut setiap tahun entah bulan apa tak ingat.. tapi sure setiap tahun mesti banjir sekali punya..... patut stay away from this place... mesti ada problem nanti...

If you want to avoid, avoid bukit tinggi 1 & 2, botanic, ambang botanic, bayuemas, parklands, puteri and etc..
Most of the houses in southern of klang are fr paya bakau land. End of the day don't buy any house. |

I am Klang resident from 2003 and stay nearby bayuemas and just about 100m from the river..yes, certain time the water will rise but never reach into my house..only the drain line will be full with water..this only happen once or a few times a year..this area will not be affected by normal water tide..which happen everyday due to earth revolution... Bayuemas land is palm estate not swamp area and a little bit far from the river compare to parklands... from the previous post i see that the tilt house is just infront main road..which 40-footer container lorry passing by everyday..i can feel the earth rumbling whenever they pass by..maybe this is the couse of the tilting problem..just my opinion..feel free to give yours... any one know about the buildup for D'Zaman? The internal will be bigger than warisan or will be smaller? been to one of the new house there which facing the main road and this already got CF. The owner selling for 400k but the internal buildup very small. |

that house should be the old lagenda unit. The old Lagenda intermediate is just 1600+ sqf built up, if you take a walk at the back lane, you'll see that most of the intermediate house owners have begun renovating their house to increase built up area. Dzaman and Warisan have bigger builtup...about 2000sqf (more or less). Lagenda Corner and End lots have a built up of about 2000 sqf as well. So yes, Lagenda is small builtup, but DZaman and Warisan have bigger builtup. But be warned....may take a while to be completed and for the CF to be ready. So if you looking for bigger house, either buy intermediate and renovate (about 20-30k for single storey extension....40-60k for double storey) or buy end lot/corner lot at Lagenda....or wait for Dzaman and Warisan. |

Lagenda still don't have TM land line (as checked with TM last friday), not sure when the facility will be availabe. have to termiate the line after 3 months wating to have the service for streamyx n fixed line. Saturday November 12, 2011 KPJ to buy four plots of land for RM24mil By LIZ LEE lizlee@thestar.com.my PETALING JAYA: KPJ Healthcare Bhd is to acquire four plots of land in Klang for RM23.76mil to build a specialist hospital. In its announcement, KPJ said that it expected the development costs for the total area of 1.84 hectares to be within the range of RM110mil to RM120mil while the hospital construction is estimated at RM80mil. The funds for all developments will be internally generated. KPJ added that the hospital is expected to be completed in two years after the acquisition goes through by its wholly-owned subsidiary Kumpulan Perubatan (Johor) Sdn Bhd. “The acquisition is in line with KPJ Group's objective to expand its network of hospitals to locations where private healthcare is in demand, enlarge the customer base and further establish himself as a key service provider in Malaysia”. Added on January 10, 2012, 7:20 pmhey, i search through internet and can't get any info regarding the 14 january launch. i actually feel so fed up with i&p sales team, i am staying in klang but always can't spot their advertisement other than in the bayuemas side itself. they actually put up advertisement on news paper but nvr state when it's launch and as achoo said, the banner only put around bayuemas site.... so only those bypass that area will know about the launching, those in klang new and old town will nvr find out. I agree that it's a really funny promo
however, i think the price is really affordable compare to other development nearby |

Beside dzaman/ behide shop storey they hav put up the construction banner. Thats to build dzaman 2 which located behide dzaman or another new development coming up. Yes that area is gated which based fr their masterplan.

I just booked dzaman 2 , i am confused is the Dzaman one the same size 24 x 70 and was for 388 888 only ? ( RM 231 psf) coz Dzaman 2 is for 433 888 ( RM 258 psf( . and Warisan 1 was for 350 K with 22 x 70 ( RM 227 psf ) and Dwarisan 2 phase A8B has not launch the size is 22 * 70 also ? is it going to be cheaper on per sf then Dzaman 2? I talk to few people and this is what we come out with , i am not sure how true it is . They have launch dzaman 2 because - its a bigger house . if they had launched warisan . most of them would not buy and wait for dzaman 2 because it more value fo rmoney . any warisan 2 could not be selling . I when to sales office yesterday coz my friend wanted to book , only about 25-30 houses left . which is a good new |

Already check with saleman on the I&P. The price warisan 2 might be RM400K. Warisan 2 is 22X70 & for Dzaman 2 is 24X70. So you guys which one u might to buy?

Dzaman 2 still got have more than 10 lot. Warisan 2 or Dzaman 3 will not launch if the Dzaman 2 not yet sold out. That's why they did limited design.
The warisan 2 price i have check is of non-bumi price. So the price may going up again. |

Hi guys i am new here..hi to all..
i booked DZaman 2 phase A7B..waiting for loan approval.. what i hear I&P is DIBS developer..as what advised by a Mortgagee who handle in Bayuemas, buyer will start pay the loan once they get the key.. when i read through the tread, noticed few mentioned need to start payment b4 they even get the key? can any1 explain on this? i also went to Bayuemas housing project last Sunday,4/3/2012 and i do feel the project progress are slow. Can the developer finish by April 2013 for DZaman A7A? is there any LED? By the way WARISAN really looks nice..best wishes for the key owner of WARISAN.. meanwhile another info is Mr.Sham said WARISAN 2 launch cancelled as they want to come up with Dzaman 3...this info freshly from Mr.Sham to us.. |

hmm..wonder why different ppl telling different things..since u r owner and said started paying it should be true we have to pay for progressive interest..
The guy in Bayuemas office also can't provide us a proper info.. Any info on the completion period for your Dzaman? anyway hopefully my loan will go through. In 2012, Bank Negara have tighten up the rules. |

Actually developer office side we never get proper explanation. only there is 1 guy who called us on the loan as he is in charge in DZaman 2.
So far satisfy with his service and commitment. From his info, S&P and stamp duty - developer MOT - rebate RM3850 Loan Legal fee - owner besides this we don't have other info. As this is 1 hs for me, some of the things we are still blur2 abit.. |

what happen to warisan 2?

Nowadays, you need to pay first before completion for the interest by bank or you can opt for paying the monthly amount straight.
Currently for dzaman, bank just advise on the 20% payment. 10% from your downpayment when you purchase and another 10% by bank and u pay the interest. Dzaman sure can finish build in time. If not they will compensate. Dzaman 2 will be faster to be build as the progress of dzaman last time, were waiting for the pilling machine from the semi-ds. Those days house build up period is 1 year if not mistaken. For any queries, you can always consult your lawyers.. FOC mah..just phone call and ask they will advise. Anyone notice the 1st and 2nd phase houses is lower degree at the back of the house? Or the structure of soil is just like that? A lot of new housing area for the first few phases will definitely faced sinking problem if I'm not mistaken. This includes well known or big project developer. The 2 rows which are affected are closer to parkland. According to one of the owner there, he is saying the tilting at the back is purposely make ease for water flow. The symptom of sinking house is the wall cracking and become uneven, this is what i saw from one of the house there. |

What I heard from banker was developer is going to give 90 days grace period for purchaser to settle loan. My lawyer fee also around that. How much discount you get?
