i book on 30th Apr~ i reach there 9am, and found that can book already~ :-)
luckly i go early, because i leave sharp 10am, and saw many cars drive in, if not i think no chance to buy the endlot unit also~

same, this is my 1st house too~ when i book, also think of heavy commitment, but i like the extra land, so dun care so much, just book 1st~ luckly bayuemas let me apply loan 1st, before i pay deposit and sign S&P.

not yet pay my balance, just get the S&P last 2 days, yesterday go submit document to kwsp to withdraw 2nd account money~ I&P giving 2 mths for us to settle the balance~
i use banker's panel lawyer wor~

how bout you? done all the procedure? have to wait for 2 years~~ so long long time arhhh~ ><

yup, below 30, but after the house complete, almost 30 also~ haha~ my loan agreement not yet settle, the legal fee and stamp duty very expensive~ :-(

not only last row, but 2nd row also~ because it facing south. chinese like the house facing south.
also if buy corner or end lot, front must face south and the side must face east, then evening wont get hot sunshine. that's why gt 2 unit of endlot selling price need to top up 2k.

i use bank panel lawyer~

you can try calculate yourself:

loan amount = RM 200,000

a) Legal Fee:
First RM 150,000 = 1.0% (minimum fees of RM 300)
Next RM 850,000 = 0.7%
Next RM 2,000,000 = 0.6%
Next RM 2,000,000 = 0.5%
Next RM 2,500,000 = 0.4%
Excess RM 7,500,000 = Negotiable (not exceeding 0.4%)

Example:
RM 150,000 = 1.0% x RM 150,000 = RM 1,500
RM 50,000 = 0.7% x RM 50,000 = RM 350
Legal Fee = RM 1,850

b) Stamping of Original Loan Agreement
= RM 1,000 (RM 200,000 x 0.5%)

c) Disbursement fees: Title search + Bankruptcy search + Affirmation and etc
~= RM 300 – RM 500

d) Others: Miscellaneous + Transportation
~= RM 150 – RM 300

that 200k is sample only~ i loan more than 90% (included MRTA & lawyer fees)~
my legal fees is 6k plus plus oh~ they charge extra on disbursement fees, Miscellaneous + Transportation
shld be 5k ++, hopefully i can get +- RM5500.

u bought endlot or intermediate?

parkland gt discount 10k for pre-lauching, but last 2 years (my colleague bought there, WCT bear the interest during contrustion, so my colleague save alot~), gamuda botanic new phase akasia, gt special discount, forgot how many % (chinese also can get it). my friend bought botanic akasia last year~
but not sure both of them gt free lawyer fees or not~

bayuemas quite cheap compare to wct and botanic lor~ akasia last year selling price 350k++ for intermediate (20*70), discount also for limited unit (my friend get it, because gt ppl's loan not approved and he know the sales person there also (that time just left few units~)
i gt survey at wct, botanic, bandar puteri~ suddenly found the bayuemas, then direct book after do some survey~

yeah,i went there 1 week before i book dzaman. then also go to Phase 2, completed, facing main road 1, i also open the gate and go inside, "mengintai-intai" from the main door and window to see the inside. hahaha~

she said that although the build up same like Dzaman, but the house still look damn small~

lagenda is 2nd phase, rite? before i book Dzaman, i know that they gt subsale for 2nd phase houses, the agent tell me the intermediate wanna sell 360k~ im almost fainted! after 2 years, increase 100k~ sure cannot get 90% for loan, so give up and book dzaman~
the phase 2 houses damn nice lar~ i like it so much~
never mind, at least u now on the boat liao, safe already~ maybe end of the year, the selling price will increase 100k again ler, who know~~

Luckily you didn't buy at bkt 2 lo..I got 4 houses to view on the same day when bayuemas launch. Until my sis told me bayuemas got launch as she is getting to invest, so I just when to hav a look then decided to book since can't get 2nd hand house also.

At botanic, 20x70 house selling for 350k and is a 4 years house new but nobody staying. Come to think of it not worth it la..somemore got hair line crack.

A lot of ppl are talking about bayuemas houses since the last launch.

Achoo, maybe Dzaman sold out already, so they lauching new phase very fast (i guess only lar~). they take almost 1 year only can finish the warisan's unit ~ because when i go ask around april, the sales person said just sold out on march, then tell me will have lauching on 30 april~
hopefully their quality wont become worst~

*** anyone know is that same contractor for lagenda, warisan and Dzaman?
(Dzaman contrator is seriemas development sdn bhd)

dunno they will lauch warisan or dzaman or other new phase, because in master plan, they will still have land for warisan at the back; also the dzaman, still gt 4 rows at the back there (if not wrong~). if same phase, 2nd lauching, mayb house design will same, but dunno the inner design and spec how ler~ hope wont make me jealous ler~ wahahahahaha~

dunno ler, coz i found it in S&P, if u search kota seriemas, u can find the page, that kota seriemas develop by seriemas development s/b.
