Hi guys i am new here..hi to all..

i booked DZaman 2 phase A7B..waiting for loan approval..
what i hear I&P is DIBS developer..as what advised by a Mortgagee who handle in Bayuemas, buyer will start pay the loan once they get the key..
when i read through the tread, noticed few mentioned need to start payment b4 they even get the key? can any1 explain on this?

i also went to Bayuemas housing project last Sunday,4/3/2012 and i do feel the project progress are slow. Can the developer finish by April 2013 for DZaman A7A? is there any LED?

By the way WARISAN really looks nice..best wishes for the key owner of WARISAN..

meanwhile another info is Mr.Sham said WARISAN 2 launch cancelled as they want to come up with Dzaman 3...this info freshly from Mr.Sham to us..

hmm..wonder why different ppl telling different things..since u r owner and said started paying it should be true we have to pay for progressive interest..
The guy in Bayuemas office also can't provide us a proper info..
Any info on the completion period for your Dzaman?

anyway hopefully my loan will go through. In 2012, Bank Negara have tighten up the rules.

hmm..progressive pay is normal for all new developement. (correct me if i am wrong). only thing is for this Bayuemas i heard we only start pay once get the key. worried on their completion period also since i see Dzaman phase like behind the schedule.

actually some of the loans never go through..so the developer open for others.
another 1 thing is 4th row for u n me may be different..since urs n my judgment may differ.

Actually developer office side we never get proper explanation. only there is 1 guy who called us on the loan as he is in charge in DZaman 2.
So far satisfy with his service and commitment.

From his info,
S&P and stamp duty - developer
MOT - rebate RM3850
Loan Legal fee - owner

besides this we don't have other info. As this is 1 hs for me, some of the things we are still blur2 abit.. rolleyes.gif

bro put me in pending list as my loan approval still not finalized..but i strongly want to take this hs by hook or crook..hehe.

anyway Sirqueza the sinking is on Dzaman 1 is it? what kind of compensation? i hope Dzaman 2 wont have this problem

guys can i know more details housing insurance on MRTA/MLTA and also we personally insured?

the person incharge for loan application suggest me to take MLTA and incorporate it in housing loan. for 9 yrs coverage on MLTA will be RM35k it seems. After 9yrs i can get back the money and after that is depends on me to proceed take insurance or not.

u guys advise kindly needed here..thanks.

bro on the 36 CI, it is up to you want it or not. i am going for MLTA also but insured for TPD/Death only..So far OCBC approved and since i am outstation, not yet meet the agent to take the LO and go through it..

if i take CI it will be more cost..for 9yrs coverage i include in loan..after 9th years i'll need to pay as normal..

I took MRTA. 1) I prefer put the monthly premium in bank or invest which generate higher return. 2) You will get back certain amount of cash if you manage to settle the loan early. 3) I prefer MRTA to take care of the housing loan and other life insurance products with lower premium,instead of combine the housing loan with life insurance, i.e. MLTA.

guys,

on the MOT payment, when we should pay it? once we get the key or once our loan have been agreed?

for MOT we pay (total MOT - RM3850) right?

anyone have idea how much total MOT will be?

My lawyer ask me prepare cheque pay for MOT together with the booking fees 10K

i not yet deal with the lawyer as my loan just have been approved y'day by 2 banks. next week will get the LO frm the banks.
anyway on the lawyer side, in the I&P booking offer letter stated their lawyer's name. we have to deal with them right?

bro the developer lawyer said for loan agreement legal fees will be around RM64++.00..
urs are charged the same? we can either opt for include in loan or pay separately right?

S&P signed..Loan Agreement signed..MOT settle... RM10k settled..now eagerly waiting for house completion..

MOT RM4228. i signed S&P and gave the banker cheque (for deposits and MOT) today morning.
Some how u need to pay the MOT so why want to make 2-3 meetings with the lawyer. just settle it 1 time meeting..(just a point of my view)

Actually Warisan 2 land just exactly behind Warisan 1. Like how Dzaman 1 and Dzaman 2. Reason for Warisan 2 cancellation unknown. Even to ask Mr.Sham also pointless. Sorry to say he know nothing or don't give a damn to know.

Yes they are going to launch Phase A11 24' X 70'. This land near to Temurun Banglo housing there after pass Warisan 1. U guys can see the location map/model in Bayuemas Sales Office. if not mistaken expected launch May/June 2012 with pricing to touch RM500k. (info from Mr.Sham verbally when i went to their office)

How you know Dzaman1 using porcelain tiles when you don't know the difference between ceramic tiles & porcelain tiles?
Info from the site ppl there? U should have ask them the different as they will know better also.
