the 383k house had launched at april, now they are selling newer phase which is DZaman2.

@wywy2020
i went at 530PM that Saturday and my number is 46, how come you saw only 25 sold.

Initially was not thought of buying, but I was quite impressed by the design and it's spacious. I was there at 2 then tinkering around and eventually decided at 5 smile.gif. Probably for own stay, any suggestions?

The fourth row facing south all booked when I picking mine. The second row which also face south left about 6-7 units. Basically there're 4 rows in this launch, 2 north and 2 south.
I thought larger space better? Wywy2020, you bought one as well?

Hi, as you know, dzaman2 is 24x70 whereas warisan2 will be 22x70. See which you like and go pick one if both prices are affordable to you, warisan2 not knowing price tho. Bubble just affect those buying for investment/own stay and the price is exceeded their monthly affordability. Hope this help.

Wow, sorry to hear that, 8 years++. I did heard the 'big' name about talam in this forum. This I m not sure, I m consider a newbies in buying property as well, and sometime you need some luck when you selling your property? Isn't it? What's your house in saujana putra?

I m one of them. Have heard from one of the banker that only 20+ sold while others still under 'booked' and not signed. Welcome to pick one and we will be neighbor smile.gif.

That's correct. You will get free SPA legal fee, do not pay anything for SPA. While on the MOT, you only need to the balance after deducted RM3850. Not that 'rm3850 was deducted from the total legal fee and stamp duty'. That was what i've told when i take my offer letter.

I have confirmed SPA legal is free and 3850 rebate in MOT. The lawyer told me MOT will cost 9k+, i still have to pay 6K+ after the rebate @@ doh.gif

I'm still awaiting for loan agreement, have signed letter offer for a week tho. Whereas the balance of first 10% still pending. My loan legal fee takes me 6k+, @@. Wallet flat lo. How about you? I heard from developer that some unit they have request for 2nd 10%. Anyone here have released 2nd 10%?

The 2 rows which are affected are closer to parkland. According to one of the owner there, he is saying the tilting at the back is purposely make ease for water flow. The symptom of sinking house is the wall cracking and become uneven, this is what i saw from one of the house there.

Hi kgb1245, the legal agreement is it loan agreement? Have you settle the balance of first 10%. What I heard from banker was developer is going to give 90 days grace period for purchaser to settle loan. My lawyer fee also around that. How much discount you get? Your house at first row?
