pentas BU is close to a smd already pentas psf and is priced competitively at RM250

lets pluck from the sky RM300 psf for smd 3500x300 = 1.05mil ...... hmmmm

Yoki, we already told you the indicative price which shall be at least from RM1.3 and above...you can put in assumption or price simulation you like but you are not going to get a new semi-D there at the price you simulated. Secondly, calculating price based on psf can be very misleading especially when you are comparing a link house vs a semi-D.

Semi-D typically is equipped with slightly high spec materials, got a garden strip (land), slightly more exclusiveness (in term of neighbourhood), etc. Your comparison may make more sense if comparing semi-D with corner or end lot unit.

just trying my luck to spice up ttdi thread....by putting some hypothetical scenarios...btw, based on my limited understanding
an endlot pentas 2 with 10-15ft, with 3400 land size + 3k++ bu is asking for RM950k there about

smile.gif True....we actually explore to many kind of radiation in our normal life....tv, mobile phone, light, x ray, ...and many more electrical appliances.

The HTC in Alam impian is actually quite a distance away...the way you guys are talking about it sounded like it is just 10m away.....

check out USJ heights, some of those house is really close.

Radiation issue aside in which everyone has their own belief or perception....but the real issue is (if the HTC is too close), it would means, less valuable or less desirable for your unit in the future (if you have choice, you wont choose that unit right?), also, the view might not be good (unless you like towers) ......

Cant help it but this is general perception......

well HTC is still perceived as a threat to house buyers. I guess even with thorough scientific research about the matter wont convince buyers. it's like fengshui. i dont believe a jack about fengshui but must admit some do make sense. The rest are complete bull to me especially about house numbers. But this is market perception we are talking about. I wouldn't wanna lose buyers who believe in fengshui.

Not only USJ Heights, the recent launching of 3 storey house worth 1.5mil above at SPK Damansara, that is so near to the HTC! If u pass by the toll please look to your right side and you will see the houses just next to HTC, but is still all sold. I guess land is scarce and people do not mind to much about it as long it is prime areas. smile.gif

guys, any recommendation which bank can give a better valuation on spira? tried applying loan with Alliance Bank and the officer told me the valuation he could get for 24x75 intermediate is only RM550k after checking with 6 valuers! What the....! nonetheless he will still help me to check with other valuers. HL valuation is RM600k.
will check with UOB, CIMB and OCBC perhaps. just wondering any of you got a good valuation before? please recommend. cheers.

Try HLB, OCBC or PBB i think they giving quite good in evaluation price (previous experience)

Try CIMB... I recently checked the valuation of my house (24x70 corner) for refinancing purpose with my CIMB banker and he told me that my house is valued RM 1 mil now.....

I don't think you will have problem getting up to 700k for the house with CIMB...
